Apartment Let-out: Requirements & Guidelines

1. For renting to Non-families (Bachelors, Company, others)


a. All individuals residing in any apartment need to be signatory to the rental lease
agreement.
b. If any signatory on the lease leaves, the existing agreement becomes null and
void, and a fresh lease agreement will need to be executed within 15 days, for a
continued stay at the premises
c. A maximum of one person per bedroom is permitted. Hence, a maximum of 5
occupants for 5BHK penthouse, 4 for 4BHK apartment/ penthouse, and 3 for
3BHK. Every occupant needs to be a signatory on the lease at all times
d. Conversion of the apt to a PG or a Guest house or Oyo Room is strictly
prohibited
e. A copy of the rental lease agreement must be shared with the property manager
before the tenants move in
2. Tenant Registration
a. Resident/s and their respective tenant must register in the Resident Register
maintained by the Management/ Property Manager. Registration process needs
to be completed prior to moving into the apartment
b. Every apartment owner or resident must give a written notice to the Property
Manager furnishing the names of the tenants and the family members. If the
apartment owner or resident fails to give such written notice, the Management
reserves the right to refuse entry to any person as it deems fit
c. Enrollment of Tenants on MyGate security application is mandatory
d. It shall be the responsibility of the owners to ensure that tenants are duly vetted,
and to carry out adequate background checks in order to prevent them from
carrying out any unlawful activity or activities of such nature that disturb the
peace of neighbors and the Embassy Pristine community at large in any form or
manner

3. Moving in/out
a. The charges for moving-in or moving-out will be INR 2500/-, to be paid in
advance in favor of “Embassy Pristine Apartment Owners Association”
b. Before moving-in/ out, the owner/tenant needs to submit a cheque of INR
20,000/- to the property manager, as a security deposit. Post the move, the
property manager will conduct an inspection of the Common Areas, and return
the amount/ cheque after deducting the cost for any damage caused during the
move-in/ out.
c. Moving-in/ out is permitted between 9 AM to 7 PM only. Committee reserves the
right to restrict moving in/out on certain days in the year. Please work with the
property manager to finalize your date of move

d. For moving-in/out, the owner needs to inform the property manager at least a
week in advance, so that appropriate arrangements can be made
e. Do note that moving in/out of the property requires a prior permission from the
Property Manager

4. Dos and Don’ts for Tenants and their Guests/ Visitors(All tenants are required to
sign & adhere to the following ‘Code of Conduct’ requirements)
a. During the period of their stay, tenants and their guests, just as owner residents
will be governed by the code of conduct and other guidelines stated in the
EPAOA bye-laws. In addition, they will abide by any additional guidelines &
policies rolled-out by Association and/ or respective Sub-Committees
b. Tenant and his/ her family, guests or invitees shall not make or permit any noise
or engage in or permit any other conduct that disturbs or offends other residents
or neighbors. Special consideration must be exercised before 8:00 AM and after
10:00 PM
c. Tenants are not permitted to sub-lease any space in the apartment, and/ or the
parking slots allocated to their respective owner
d. Apartment is meant for residential purposes only, and cannot be utilized for
carrying out any commercial activity
e. Consumption of alcoholic beverages and smoking by the Tenant or his guests is
prohibited in the Common areas
f. Tenants shall park in their assigned place only and shall not permit visitors to use
parking facilities. Display of the parking sticker on vehicles is mandatory.
g. While using amenities, the tenants and their guests will strictly abide by the
respective Dos and Don'ts of those amenities. In case of any violation, the
committee reserves the right to restrict tenant’s access to common amenities till
the matter is resolved in consulattion with the Property Manager/ Club Manager/
Association, so as to protect the interest of other residents in the community
h. Clicking of inappropriate pictures while using common amenities is prohibited
i. No alteration/ damage shall be caused by the tenant or visitor to the common
areas, etc., or to areas outside his/ her unit or other units
j. Towels, rugs, clothing and other similar articles are not to be hung from windows,
railings or balconies
k. Tenants are required to follow the recycling and segregation of waste as per the
guidelines from the Eco Committee. Throwing of garbage or trash through doors
or windows of units into common areas into the compound and cleaning of rugs,
carpets etc., out of windows is strictly prohibited
l. No member or his tenant shall post any development or poster of any kind in or
upon the building, without prior written consent from the Management Committee
m. The Association will be indemnified/ not be held liable for any issue/
disagreement between the Owner and the tenant.
n. The tenant will follow the bye-laws w.r.t. the hanging of flower pots or any other
decorative items on the external façade. Residents will be responsible for any

damages caused by themselves and/ or their guests when using the facilities/
amenities. Any damages found prior to the usage of the facilities should be
reported immediately to the security personnel at the guardhouse or the Club
Manager at the Management office.
o. All guests should be accompanied by a resident host when using the facilities
and should ensure that all rules are observed by both. If any misuse is reported,
the Club Manager/ Association may need to intervene to take necessary action to
resolve the matter.

For all the apartments currently rented-out at Embassy Pristine, Property Manager will conduct
an audit, and assist the respective owners & tenants to comply with the guidelines stated above.

These guidelines are effective immediately and supersede any other guideline documents
released prior to this date. To protect Owners’ interests, the Committee reserves the right to
change let-out guidelines at any time.
