Dear Esteemed Members, of IOCL Officers Welfare Society
Greetings for the festival of harvesting on Makar Sankranti/ Uttarayan/ Bhogali Bihu/Pongal/Lodi.
Members may recall the communication dated 6th Dec 2018 wherein the preference of members
were sought for taking next step in light of reduction of FAR to half in the Land Pooling Policy
(LPP) on 7th Sep 2018 for activation of MPD-2021. The said communication is enclosed again
for ready reference.
Around 10% of the active member, who had participated in the land procurement process, has
shown their preference for exiting the society, while majority has opted to either continue with the
same size or reducing the size to half in line with reduction of FAR. Further we have also received
various constructive suggestions through emails and telephone calls also. The efforts of various
pressure group for restoration of FAR back to the original values, are also being actively
monitored. However Society has to move forward as per prevailing regulations while keeping the
scope to utilize the expected changes too, favorably in due course.
Based on the preferences, suggestions & opinions of members, all possible alternative has been
explored by the Governing Body and it has been decided to propose the following modalities in
the forthcoming General Body meeting.
A. Resizing of the Built Up Area of the flat as per the following
Built Up Area in Sq ft

Existing Proposed
1 BHK 400 300
2 BHK 1100 950
3 BHK 1400 1250
4 BHK 1700 1500
B. Members who have opted for 4 or 3 BHK, would be given option to choose 3 or 2 BHK
C. Both the above options would reduce the requirement of additional fund as well as land, even
with the revised regulations.
D. A part of such fund collected from members, could be utilized to refund the money paid by
those members, who would prefer to exit.

In the meantime, we are waiting for the further progress of DDA’s action on creation of single-
window portal for land pooling policy. All members, who wish to continue with Society are
requested to take call and keep the balance fund ready accordingly, so that it could be
deposited to Society on very short notice also, after decisions of General Body. The above
proposal of reduction of Size, flexibility to opt for lower size as well as refund to those
wishing to opt out, would be proposed in the general Body, which will called at opportune
time, as per the progress towards single window by DDA.
