specifications of buildings to be considered.

4. Plinth area rates are based on BPE guidelines and circulated by Dy.CE(C),
CMPDI HQ vide letter No.CE/F-53/2021 dt.8th October,1982.

5. Plinth area rates are with reference to Cost Index 100 base at Delhi as on
1.10.76.

ANNEXURE-I

NORMS FOR UNIT RATES FOR WORKSHOPS

(A) After reviewing the cost estimates details for different types of workshop, as furnished by
the members, the following norms were accepted.

i) Workshop upto 6 M clear height ………………………….. Rs.550/sqm.

ii) Workshop with clear height ……………………………. Rs.650/sqm.


ranging from 7 to 8 metres

iii) Workshop with clear height ……………………………. Rs.740/sqm.


9 m & above

a) These rates include light to medium duty electrically operated cranes normally
installed in such workshop.

b) These rates include the cost of normal machine foundations as well as light to
medium duty floors.

c) These unit rates correspond to cost index 100 at Delhi as on 1.10.1976 and may be
suitably escalated in different areas.

d) For workshops having very light machines requiring practically no machine


foundations and clear heights lying in between the above parameters, the cost rates
may be judiciously interpolated.

These rates are applicable for ordinary good soil

NOTE : These norms have been approved by BPE as per their letter No.1/44/78 – BPE(C)
dated 2.3.81

(B) Other Rates Norms For Workshop & Sheds


For workshop upto 3.0 m clear height. - Rs. 296/- sqm.
For workshop upto 4.5 m clear height - Rate 75% of Rs.550/sqm.
like E& M workshop
For dozer shed of 6 m clear height - Rate 80% of Rs.550/sqm.

Structural steel – 180 kg/sqm.
Concrete 1: 1 ½:3 (foundation & Flooring – 0.5 cum./sqm
Reinforcement - 60 kg./cum.
CGI Sheeting - 2 m2/sqm.
Rate - Rs.1100/sqm.
(2) Workshop with Crane capacity 15 t
Clear height – 9m
Crane bracket level – 6 m
Structural steel – 150 kg/sqm.
Concrete 1: 1 ½:3 – 0.3 cum/sqm.
Reinforcement - 60 kg/cum.
G.I. Sheeting – 2 m2/sqm.
Rate - 900/sqm.

N.B. : 1. Rates are based on cost index 100 at Delhi as on 1.10.76


2. Details and rates have been obtained from Ranchi in March’91

General Note : For foundation in B.C. soil strata, the rates may be increased by 10% as given
under (A), (B) & (C) above.

2. For industrial water distribution system, the length of the pipe depends on the
requirement.
3. For electrical installation & instruments, tools, a provision may be made on
L.S. basis i.e. 5% of the total provision.

LAND REQUIREMENT NORMS

(A) FOR SERVICE BUILDINGS


1. Take 4 times the plinth area of all the service buildings except the workshop and stores, as
open space.
2. Take the premises of the stores as land area.
3. Take the premises of the workshop as the land area.
4. Add item 1, 2 and 3, which will give the open space for service buildings.
5. Add the plinth area of all the service buildings, except stores and workshop to item No.4.
6. The land area vide item No.5 above will be the land requirement for service
buildings, except the area required for circulation, which may be taken as 25% of item
No.5 above.
7. Add item No.5 and 6 to give the total land area required for the service buildings.
(B) FOR MAGAZINE, ROADS & SIDING

UNIT COST OF CHP ELEMENTS

1. GROUND BUNKER:
Upto 2000 te. : Rs.450 per tonne
2001 to 5000 te. : Rs.350 per tonne
Above 5000 te. : Rs.300 per tonne
The ground bunker (surge bunker or storage ground bunker) includes the bunker proper,
escape tunnel, reclaim tunnel upto ground surface including the Pent House, and Steel
Structures above the bunker (tripper/shuttle conveyor gantry and portal frames) as well
as Portal foundations.
2. Conveyor Gantries :
2.1 Single conveyor gantry (upto 10m. high trestles).

Upto 1000 mm Belt width : Rs.2600 per RM


Above 1000 mm : Rs.2750 per RM
2.2 Double conveyor gantry (upto 10m. high trestles).
(Width of Gantry = 5.7 M)

12. Provisions for Poor Soil

If visual examination or preliminary data indicate poor soil conditions at site, extra
provisions for strengthening the foundations and making proper bunker slopes, etc. shall be
made.

1. These rates are based on cost index 100 at Delhi as on 1.10.76 and shall be updated as per
prevalent cost index at site at the time of project report preparation.
