Housing in all main NZ markets now

Shri Ram Mandir to help Fiji community through
Ram-A-Thon
Shri Ram Mandir which started a charity
walk four years ago to help fund its

help the needy in the community.
They first helped out the Starship
Children’s Hospital with a collection
of little over $10,000, then they helped
Saint John’s Ambulance and collected
just over $16,000.
The next walkathon, which has been
named as Ram-A –Thon to reflect its
initiative from Shri Ram Mandir, will
be held on Sunday 3 February, 2019.
This will be to help people needing
urgent medical attention in Fiji. Funds
collected will go to FRIENDS OF FIJI
HEALTH, which organises volunteer
doctors to help out people in Fiji.

the Housing Minister for consideration

Discussion on the proposed rental
law reforms and heating standards
at Balmoral Hall, Balmoral, Auckland
on 9th December 2018. Invites were
sent to the Government, the Housing
Minister Phil Twyford, Labour Party,
National Party, ACT Party, tenant
advocacy groups, landlord associations
and the Event was publicised so that
all concerned could participate and
voice their views. No such open public
forum had been organised by either the
Government, any political party or any
media on this topic of great importance
to almost everyone.
The event was a well-attended event,
with over 70 people coming to hear
the panellists and give their views. The
Panel discussion was moderated by Paul
Davies, a real estate consultant and the
panellists were: Ms Angela Maynard,
Tenants’ Protection Association,
Auckland, Mr Mike Butler, Founder
STOP the war on tenancies, Ms Agnes
Lohini, National Party candidate for
Mangere, Auckland., Mr. Stephen Berry,
ACT Party candidate., Mr. Naveen Goel,
Lawyer and property investor.

reviewing the various submissions
made in response to the Discussion
Paper issued by the MBIE, carrying
out its own independent research has
formulated the recommendations for
consideration by the Hon’ble Minister
for Housing, based on the summary
of issues deliberated at the Panel
Discussion.
Summary of Issues:
1. The essential problem is the shortage
of housing supply in New Zealand and
urgent steps need to be taken for this.
2. Poor quality of housing stock
is a problem common to rental as
well as owner occupied houses and
predominantly pertains to older houses
(pre-1980s). Any regulations pertaining

to the quality of houses should, in all
fairness, apply to ALL houses, regardless
of whether they are for owner-
occupiers’ or tenants’ use.
3. There appears to be no real problem
with the rental market in New Zealand
as observed in the BRANZ New Zealand
Rental Sector Report 2017.
4. Anecdotal horror stories are there
from tenants as well as landlords. The
Tenancy Tribunal is already empowered
to resolve disputes and penalise the
guilty parties.
5. Average tenure of a tenancy is 2
years. Landlords generally have no
interest in terminating the tenancy of
a tenant who is abiding by the terms of
the tenancy agreement.
6. Removing the provisions for “no
cause” termination of tenancy will make
landlords feel totally insecure, they
would feel they have lost control over a
valuable asset owned by them and this,
coupled with other proposed changes
to rental law and the additional costs of
the heating and ventilation standards,
would either force them to increase rent
or exit the rental investment business.
7. Tenants feel that under fear of a “no
cause” termination, they are unable to
enforce their legal rights and hesitate
in taking landlords to the Tenancy
Tribunal to enforce these rights as the
landlord could later terminate their
tenancy.
8. Tenants with pets have a slightly
higher problem in
finding rental houses.
Some of the landlord’s

they were sure that their
property would not get
damaged.

Pilgrims seek salvation at Kumbh Mela 2019

For Customer’s Sake – Do Something

In the past two decades, retail has made
more shifts than it did in the previous
two centuries. With the global financial
crisis and the internet in early 2000s,
it created the perfect storm where
customers made changes in their buying
selection criteria, and businesses weren't
prepared for it, and most didn't even see
it coming.
Even as the shift happened, leading
retailers were ignoring the facts right
in front of them - the quieter sales
periods, the lower transactions, the
average spend per customer reducing,
the less than usual foot falls and most
importantly, the store tills weren't
ringing that much.
Who their customer is? What he
/ she is really buying from them?
How best to service them? How to
keep them loyal and engaged?
Today, the only answer seems to be give
them something so they buy NOW - a
bigger discount, a better payment plan,
a reduced interest rate, a privileged
membership package and so on.
This has been made even easier, or
confusing, depending on who you speak
to with the advent of new technology
and social media with tracking, tagging,
cookies and codes.
Whilst they do work, specific to a
strategy for lead-generation and
customer-relationship-management

marketing plans, it is not a solution.
These are tools to help you connect,
engage and possibly, persuade the
customer to open their purse strings.
But is this truly what the

too late to bother. Why? For the sake
of the customers who put their trust in
your brand and product and service.
And for the sake of the employees and
other stakeholders who have invested
more than just their time and energy
to help you survive in an ever-changing
business landscape.
And most importantly, NOT FOR more
profits, higher shareholder pay-outs and
fat pay checks to senior board members.
If that’s what you’re aiming for, you’ve
got it all wrong. Customers today are
smarter, sophisticated and sensible
shoppers and will quickly realise they’re
being duped and move on to something
that they see connects closely with
their own personal values of integrity,
community and trust.
The answer to all of this is the same as it
was 200 years ago - putting the customer
first.
Sadly, many retailers today are stuck
between paying high business rent and
wages and trying to compete in the
downward spiral of discounting, which
is leaving them strongly cash strapped,
out of pocket and nearly single digit
margins, if lucky.
Isn’t this the same for many franchise
operators we hear of in the news today?

bit more on the side, known or unknown

housing prices, and for the first time since
its infamous 2018 Valuation botch-up, QV
comments in its defense.

It seems that Auckland’s notoriously high
house prices may have finally reached
their peak, as they edge towards a price
decline for the first time in a decade. This
is all according to a report from Barfoot
& Thomson, the city’s biggest real estate
company which is accountable for more
than forty percent of Auckland’s housing
market, whose monthly data revealed a
clear fall between 2017 and 2018.
The agency revealed that "The median
sales price for 2018 was $836,792, down
0.8 per cent on that for 2017. This is the
first time in 10 years the median price has
fallen". But property experts have been
quick to point out that the flat market
was more than likely due to the holiday
period and is expected to “bounce back”

A new Year brings
new hopes on the horizon
I
understand, it is bit late to wish new year now but since this is our first
edition of the year, so I take this opportunity to wish all our readers,
advertisers, their friends and families a very happy new year 2019. I hope
you all had a great summer holiday break and spent good quality time with
friends and families. It is a human tendency to look forward to a new start in
new year and towards positive aspect in time to come. So please keep your
spirits high and positive and whatever you resolved on the new year day, keep
working hard towards it.
While in New Zealand, it is a great time of the year when people are in festive
mood and celebrate this period chilling out with families and friends and
enjoying the sun. it is a great time to explore the beautiful New Zealand
landscape also we see a large influx of tourist during this period, to this land
of white cloud. On the other hand, back home, in India there are lot of action
happening, as this is election year.
The events unfolded with the results of five states election, in which the ruling
BJP lost all the states giving a new lease of life to arch rival Congress party.
They captured all the three BJP ruled states while losing the other two. BJP
lost in terms of number of seats but in two states Rajasthan and MP, the vote
received by both parties were almost identical and the NOTA was the decider
in one of the states as negative voting took away BJP’s chance of any come
back. As expected, the confidence of Congress party is all time high in recent
years. Even so much so that despite Apex court’s ruling that everything was
done fairly, and all the due procedures & rules were followed in the Rafael
deal, the party seems in no mood to give it up easily and want to make it an
election plank. Congress did also get a beating in CBI chief ’s dismissal case
with Supreme Court, as apex court upheld the Government decision and did
not give clean chit to now retired, CBI director Alok Verma, as alleged by the
government of corruption charges.
The major opposition parties have now ganged up just to dethrone Narendra
Modi in the forthcoming election. They have no other basis or any other
agenda as what they intend to do for the common man and what are their
plans to take the country forward. Unfortunately, all the opposition parties
put together, are unable to read the people’s minds and their under current.
People are aware that the man called Modi, is an honest man who has been
working very hard for the nation, selflessly and tirelessly from last 4-1/2 years,
working 17-18 hours every day, without taking even a day’s break. He has no
personal ambitions or family to look up to, no vested interest or any favours to
anyone. He has very clean track record with no charges of corruption on him
personally. The amount of work done by him is done at such a fast pace that
the corrupt politicians see no future for them as long as he is, there. Hence,
they all have got together in a bid to throw him away.
At a time when the whole world is admiring and applauding Modi for his
honest and futuristic policies not only for India but for the world at large,
some petty politicians at home don’t want to see India growing its stature at
the world arena and getting stronger and self-sufficient. Its time now that the
people of India teach these corrupt & unscrupulous politicians a lesson, to
remember for a long time. The Indian News congratulates all the readers on
the occasion of the 70th Republic Day of India.

When one plans to stay fit and healthy, deciding upon the meal plan becomes
important so that one can follow through with the diet.
While one may be following a healthy meal routine, intermittent snacking too
becomes important in the long run.
Highly nutritious and rich in healthy fats, antioxidants, vitamins and minerals,
almonds can be a healthy option for some intermittent snacking.
Speaking about snacking in-between meals and almonds, nutritionist Ritika
Samaddar says, “A handful of almonds may have satiating properties that promote
a feeling of fullness, which may keep hunger at bay in between meals. They are also
an excellent source of vital nutrients like vitamin E, calcium, good fat, dietary fibres
and plant protein.”
To maintain dietary resolutions, planning what to eat, before venturing out, is also
important.
When venturing out of the house, one must ensure that they do not compromise on
meal plans. Whether at home, work or on the go, a handful (30 grams/23 almonds)
of almonds are a convenient snack that can be eaten anywhere, any time of the day
and through the year. Nutritionist Madhuri Ruia says, “Always keep some almonds
handy in a tiffin box so you’ll always have your perfect daily portion. Pair them with
fruits or include them in other snacks. This way you will always have something
healthy with you while on the go.”
Avoiding overindulgence in high-calorie food when at a get together is important
to maintain the diet. “Coming together as a family is what adds to festive
celebrations and gatherings. I make it a point to bring everyone in my family
together to celebrate important festivities. It helps us all connect and relive and
enjoy memories. And as we get together, we usually snack on our favourite masala
almonds. It’s a tradition that has been carrying on for a long time,” shares Dr. Madhu
Chopra, actor Priyanka Chopra’s mother.
“If you are throwing a party, a good snack will be tossing almonds in your favourite
herb. My favourite for this season is jaggery coated almonds. They make for a
healthy option and are a huge favourite with the guests too,” chef Manish Mehrotra
further adds.
Here are five reasons why one should snack on almonds:
• Almonds have a lot of nutrients. Experts
say that a handful of almonds supply
161 calories and 2.5 grams of digestible
carbohydrates. They are high in healthy
monosaturated fats, fibre, protein and
various important nutrients.
• Almonds have antioxidants. This can protect cells from oxidative damage, a major
contributor to aging and disease. A clinical trial with 60 male smokers found that
84 grams of almonds per day reduce oxidative stress biomarkers by 23 - 34 per cent
over a four-week period.
• Almonds are high in Vitamin E. Several studies have linked higher vitamin E intake
with lower rates of heart disease, cancer and Alzheimer's disease.
• Almonds can help control blood sugar. Their high magnesium content offers major
improvements for metabolic syndrome and type 2 diabetes.
• Almonds may lower cholesterol levels. Some studies have shown almonds to
effectively lower LDL lipoproteins in the blood. Eating almonds can lead to mild
reductions in LDL cholesterol in the body, reducing the risk of heart disease.
Almonds are a simple and tasty nut that contain many nutrients that contribute to
heart-health, such as mono-saturated (good) fat, vitamin E, dietary fibre, calcium
and phyto-chemicals. They are also rich in antioxidants, manganese, riboflavin, and
copper. Research has shown that regular consumption of these nutrient-rich nuts
not only help you manage weight but also contribute towards heart health.

The Maldives are the perfect place for

honeymoons and couples looking for
a luxury island vacation. This country
of 1,000 islands has everything a
person could want in a tropical island
— clear water, white sand beaches,
palm trees, warm sunny days, and lots
of great diving. It’s as close to heaven
as you can get. While the Maldives
have always been thought of as an
expensive, honeymoon /couple place
to visit, it’s actually an incredible
budget traveler destination. Yeah, the
resorts are expensive (even the ones on
the cheaper end) but the country has
opened up its tourism in recent years
and now allows locals to start their own

Zero stays true to its title

Shahrukh Khan one of the biggest
stars of Indian cinema, returned to the
silver screen after more than a year
with Zero. The film directed by Aanand
Rai released worldwide in December
last year, and proved to be a major
disappointment of 2018. Zero had
Shahrukh playing a vertically challenged
character for the first time in his career.
Kamal Hasan springs to mind as the
last mainstream actor to essay a similar
role, in the 1990 Hindi/ Tamil release
Appu Raja. Aanand Rai’s films are
known to connect with the audiences
on a script level. He portrays everyday
characters in relatable situations on the
big screen. Screenplay and dialogues of
his films are a major highlight. But this
was the first time that he was making
a big budget film with stars. Zero
though failed as a script. It was basically
trying to portray a love story of three
conventionally imperfect people. But
the film got confused whilst trying to
jettison between Meerut and America. It
starts off well with a superb Tigmanshu
Dhulia (playing Shahrukh’s father)
and Zeeshan Ali keeping proceedings
entertaining, but soon overreaches,
loses its simplicity and starts losing the
audiences’ interest. The track of Katrina
Kaif as an alcoholic superstar is bizarre
and Anushka Sharma is saddled with a
poorly written role. The film only gets
weirder and ends at a space centre with
Shahruukh literally going to the moon
to prove his love. Shahrukh portrays his
role with effortless charm, but even he
cannot help make any sense of the film.
That no one can romance like him, is on
display when he lights up the screen in
the only hummable track of the film –
Jab Tak Jahaan.
The past few years have been difficult
at the box office for Shahrukh Khan.
His last major hit was the 2013 Chennai
Express. Since then his turn as a
romantic lead was rejected in Dilwale
–a film that was unsure of whether it
wanted to be a comedy or a romance.
He has experimented with genres in
films like Fan, where he essayed a
double role to mixed results and the
box office disaster- Jab Harry Met Sejal.

Auckland Saree Speak Meet

The 5th of January 2019 was a special
day for 23 women in Auckland city,
Aotearoa. The day dawned a little
more beautiful, a little sunnier, a little
breezier, as if the heavens were smiling,
nay, giggling in anticipation of the
day’s unfolding of events. The quiet,
leafy suburb of Remuera too appeared
unaware of Sasi Indiran bustling about
in her restaurant Sahana to cater for
this exotic meet. At 2pm to the dot, the
ladies converged, draped in exotic sarees
from the diverse regions of the Indian
subcontinent, beautiful in their timeless
elegance and simplicity.

ladies, some of whom knew next to
nothing about each other, but were
united in their love for the simple yet
stunning stretch of material, the Saree.

by one Vini Tandon Keni of Goa, India.
Vini, a believer in the words of Robert
Ingersoll “We rise by lifting others”, had
a simple but empowering vision. When
asked her reasons for creating this
group, she merely said it was “mainly to
inspire herself to wear sarees regularly,
thereby setting an example for others
and to also be able to transcend barriers
of religion, politics, race, caste, creed”.
Every morning, this unassuming lady
makes a woman happy by putting her
photo on the cover of the Saree Speak
page and remarked that in doing so,
it takes so little on one’s part to make
another (woman) happy. The Saree
