SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

I, AGRIPINO TALAGON GALLETO JR. married to FELY

GAHATON GALLETO, of legal age, Filipino, with residence and postal
address at Tastasan, Buenavista, Guimaras, by these presents, hereby
name, constitute and appoint LIZA H. TUANDO, of legal age, Filipino, with
residence and postal address at Brgy. Bitas, Tigbauan, Iloilo, to be my true
and lawful Attorney-in-Fact for me and in my name, place and stead, to do
and perform the following acts and things to wit:

1. To manage and administer all my property, real or personal, that may

be found in the Philippines, including but not limited to the following
described properties:

“A parcel of land with Cadastral No. 27-A- 77-B,

bounded in the North by lot no. 27-A-77-R; to the West by lot
no. 27-A-77-E; to the East by lot nos. 27-A-77-A and to the
South by lot no. 27-A-7-C specifically located at Brgy. Cabano,
San Lorenzo, Guimaras.
Containing an area of EIGHTEEN THOUSAND NINE
HUNDRED SEVENTY TWO (18,972) SQUARE METERS, more or
less..”

2. To process for and in behalf of me compliance of all requirements

prescribed by the Department of Agrarian Reform (DAR) and/or the
Land Bank of the Philippines for the titling of my land claim over the
parcel of land specifically described above;

3. To ask, demand, sue for, recover, collect, and receipt for any and all
sums of money, debts, accounts, legacies, bequest, interests, dividends,
demands, and other things of value of whatsoever nature or kind as may
hereafter become due, owing, payable or belonging to me, and to have,
use and take any and all lawful ways and means for the recovery thereof
by suit, attachment, or otherwise, and to compromise, settle and agree
for the same;

4. To deposit money in any bank or banks and to withdraw the same by

cheque, receipt, draft, or otherwise; to draw, make, endorse, assign,
transfer, accept and pay drafts, bills of exchange, promissory notes,
letters of credit, guarantees, and all other writings, contracts and
agreements; to borrow or lend money, with or without security, upon
such terms and conditions as he/she, may said attorney, may approve;
and to transact any and all business, operations, and affairs with any
and all banking institutions in the Philippines as may be deemed
necessary, proper, and convenient;

5. To make sign, seal, execute, and deliver contracts, documents,
agreements and other writings of whatsoever nature, kind, and
description, with any and all third persons, concerns and entities, upon
such terms and conditions acceptable to my said attorney;

6. To prosecute and defend any and all suits, actions, and other
proceedings in the courts, tribunals, departments, and offices of the
Government of the Philippines, and to terminate, compromise, settle,
and adjust the same and the subject matter thereof; and

7. In the event of said suits actions, and other proceedings in the courts,
are filed my said attorney in fact is authorized to appear during pre-trial,
to consider the following:

7.1. The Simplification of the issues;

7.2. To enter into compromise agreement and to sign and execute and
deliver the same;
7.3. The necessity or desirability of amendment to the pleadings;
7.4. The possibility of obtaining stipulations or admissions of facts and
of documents to avoid unnecessary proof;
7.5. The limitation of the number of witnesses;
7.6. The advisability of a preliminary reference of the issues to a
commissioner;
7.7. The propriety of rendering judgment on the pleadings, or summary
judgment or of dismissing the actions should a valid ground
therefore be found to exist;
7.8. The advisability or necessity of suspending the proceedings; and
7.9. Such other matters as may aid in the prompt disposition of the
action;

8. To delegate in whole or in part any or all of the powers and authorities

herein conferred by means of an instrument in writing, in favor of any
third person or persons whom my said attorney may select.

HEREBY GIVING AND GRANTING unto my said attorney-in-fact

full power and authority to do and perform any and every act whatsoever
requisite or necessary or proper to be done in and about the premises, as
fully to all intents and purposes as we might or could do if personally present
and acting in person, with full power of substitution or evocation; and

HEREBY GIVING AND GRANTING unto my said attorney-in-fact

full power and authority to do and perform any and every act and thing
whatsoever requisite or necessary to be done in and about the premises, as
fully to all intents and purposes as I might or could do if personally present
and acting in person, with full power of substitution and revocation; and
HEREBY RATIFYING all that my said attorney-in-fact or her
substitutes shall lawfully do or cause to be done under and by virtue of these
presents.
