SPECIFICATIONS

I. GENERAL TECHNICAL CONDITION

1.1 An actual examination of site shall be made prior to actual construction of the building.
1.2 There must be no discrepancies in the dimension and measurement on the plan.
1.3 All the necessary permits pertinent to the construction shall be secured and duly approved
prior to the start of construction.
1.4 All works on any phase of construction shall conform to the existing ordinances and laws
of the locality.
1.5 All works shall be done by competent workers under supervision of a competent Architect
or Engineer.

II. CONCRETE WORKS

2.1 The design loads shall conform to the provisions of the National Structural Code of the
Philippines, fifth edition 2001.
2.2 Concrete mix design shall conform to ACI 211 and ACI 301. The minimum 28 day cylinder
compressive strength shall be fc’ = 20.7 Mpa (3000 psi) for Foundations, Columns, Beams,
Footing Tie Beams, Suspended Slabs, Retaining Walls.
2.3 Cement for the concrete shall conform to the requirements of ASTM C150, latest edition.
2.4 All reinforcing bars shall be deformed conforming to ASTM A706.
2.5 Fine aggregates shall consist of natural porac sand and shall consist of hard, tough,
durable and uncoated particles.
2.6 Coarse aggregates shall consist of gravel, crushed gravel or rock or a combination of
gravel and crushed rock approved by the Structural Engineer.

III. MASONRY WORKS

3.1 Concrete Masonry Units shall be 2 or 3 core steam-cured modular blocks.. Surfaces of
units that are to be plastered shall be sufficiently rough to provide a suitable bond.
3.2 Portland cement shall be type 1 conforming to PNS 07.
3.3 Sand shall conform to PNS 18 type 1.
3.4 Water for mixing shall be potable.
3.5 Reinforcing steel bars shall be deformed structural grade.

IV. THERMAL AND MOISTURE PROTECTION

4.1 The elastomeric membrane waterproofing shall be a complete system for compatible
materials supplied by the best commercially available manufacturer to create a seamless
waterproofing membrane installed strictly in accordance with the manufacturers
specification. The membrane shall be applied on all areas of the project that require
waterproofing.
4.2 Apply elastomeric coating approximately 2 mils thick as first coat at 15 square meters per
liter container.
4.3 Waterproofed area shall be given a 24 hour flood test upon complete installation of the
waterproofing system. Allow system to cure 48 hours prior to flood test.

4.4 Caulking shall be provided on all open joints exposed to the weather as indicated or
specified and in all areas normally requiring sealing with caulking or sealant material to
provide watertight and weather tight construction.
4.5 Caulking and sealing compound shall be applied in accordance with the manufacturer’s
printed instructions using a gun with nozzle of proper size to fit the joints width.
4.6 Roofing sheet materials shall be zinc coated galvanized steel sheet to comply with ASTM
A653/A653M. Thickness shall be 0.5 mm unless otherwise indicated. Exposed finish shall
be siliconized-polyester coating, dry film thickness of not less than 0.005 mm for epoxy
primer and 0.02 mm for topcoat.

V. ELECTRICAL WORKS

5.1 Installation shall be in accordance with the rules and regulations of:
5.1.1 Philippine Electrical Code
5.1.2 Electrical Ordinance of the Locality
5.1.3 Local Electric Company
5.2 All wiring shall be embedded in PVC and conduit pipes.
5.2.1 Wire shall be of standard size.
5.2.2 Circuit Breaker – main and branches.
5.3 Types of conduits shall be as follows:
5.3.1 Rigid Steel Conduit (RSC) – for power service entrance and feeder raceway.
5.3.2 Polyvinyl Chloride (PVC) or PVC Flexible Pipe – for all power and lighting branch
circuit raceways embedded in concrete.

VI. PLUMBING WORKS

6.1 All Plumbing Works include herein shall be executed according to the provisions of:
6.1.1 Philippine Plumbing Code
6.1.2 National Building Code
6.1.3 Rules and Regulations of the Municipality
6.2 All PVC connection must properly connect with PVC Solvent Cement and Concrete Pipe
must properly connect with mortar. In all cases every fixture must be provided with
individual vent.
6.3 All water lines should be PVC pipes.

VII. PAINTING

7.1 Use Neutralizer before first coating is applied for concrete surfaces.
7.2 Use Flat Wall Enamel for ceiling.
7.3 Use Quick Drying Enamel for metal surfaces.
7.4 Three (3) coats for all surfaces unless otherwise noted by Architect.

VIII. MATERIALS TO BE USED

8.1 FORM LUMBER: Combination of coco and good lumber, use 3/8” or 3/4” ordinary plywood
for formwork.

8.2 DOORS: As indicated in the plans, panel doors for Main and Service, flush door for
bedrooms and bathroom.

8.3 WINDOWS: Sliding & casement Windows with 3/16 “thick clear glass panel.

8.4 CEMENT: Portland cement, 40 kgs. per bag (Eagle, Republic or equivalent).

8.5 SAND: White Sand and S1

8.6 GRAVEL: G1 and 3/4” Crushed Gravel

8.7 STEEL BAR: Use Intermediate Grade Deformed Bars (Grade 275 Mpa)

8.8 CONCRETE HOLLOW BLOCKS: Use 150mm thick for exterior walls and 100mm thick for
interior walls.

8.9 CONDUIT PIPE: Neltex or equivalent for PVC and Pusan or equivalent for RSC

8.10 WIRE: THHN and TW Stranded Wires (Philflex or approved equivalent)

8.11 SWITCHES/OUTLETS: 15A, 250V (Panasonic or approved equivalent)

8.12 CIRCUIT BREAKER: G.E. or approved equivalent

8.13 WATER/SEWER PIPES: Neltex or approved equivalent

8.14 PLUMBING FIXTURES: American Standard or approved equivalent

8.15 LOCKSETS/HARDWARE: Yale or approved equivalent

8.16 PAINT: Davies Paint or approved equivalent
