RENT DEED

This ‘Rent Deed’ is made and executed at ______ on this ____ day of _____, _______ between

______________________, a company under the Companies Act, 1956 through its director ____________
s/o _______________ R/o A-8, Bhagwan Dass Nagar, New Delhi as the ‘Tenant’, which shall include its
legal heirs, assigns, successors, administrators, executors etc.

AND

______________________, a company under the Companies Act, 1956 through its director ____________
s/o _______________ R/o A-8, Bhagwan Dass Nagar, New Delhi as the ‘Tenant’, which shall include its
legal heirs, assigns, successors, administrators, executors etc.

The Tenant has taken on rent the entire Second Floor, half Third Floor and the entire terrace area alongwith
the structure constructed thereon, of the property situated at B-5 and 6, Bhagwan Das Nagar, Delhi from
the Landlord on a monthly rent of Rs. 2200.00 (Rs. Twenty Two Hundred Only).

(1) The rent above shall be taken either by the Landlord himself or through any other person acting on
behalf/instructions of the Landlord.

(2) That the Landlord shall have every right to inspect the tenanted premises at all reasonable hours
with prior notice to the Tenant.

(3) That the period of Tenancy shall be 11 months from the date of execution of this rent deed.

(4) That the Landlord shall bear the electricity/maintenance charges etc. and the same shall be
reimbursed by Tenant. The electricity connection is in the name of the Landlord.

(5) That apart from maintenance/electricity charges all other charges including house tax etc. shall be
borne by the Landlord herein and the same shall be reimbursed by Tenant.

(6) That the Tenant shall be at liberty to make necessary changes in the said tenanted premises as per
the needs suited to them with prior intimation/permission from the Landlord.

(7) That the Tenant is entitled to sublet or part with the possession of the whole or any part of the said
tenanted premises to anyone else any manner whatsoever.

(8) That the Tenant shall keep the tenanted premises in good condition, white-washing, distemper,
painting etc. day-to-day repairs, wear & tear, fuses etc. shall also be carried out by the Tenant with
his own expenses/funds/costs etc. without any claim of the same from the Landlord.

(9) That the tenancy month shall start from the 9th day of July, 2006 according to the English Calendar
Month.

(10) That the Tenant shall not contravene any laws, bye-laws, rules and regulations made
thereunder of the local bodies and in case of any violations, deviations or misuse of the said tenanted
premises the tenant shall be liable for the same.

(11) That the Tenant shall pay the above agreed monthly rent to the Landlord with effect from
the effective date and onwards regularly and in case of non-payment of monthly rent the Landlord
shall be fully entitled to realize the arrears of rent as per law at the costs, risks and responsibilities
of the Tenant.

(12) That in case of any dispute regarding this rent deed, the courts in Delhi shall have the
jurisdiction.
