DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT made and entered into in Angeles City,

Philippines, by and between:

ENRIQUE BOGNOT of legal age, single and with residence at

Barangay Salapungan, Angeles City, hereafter referred to as the
SELLER/ VENDOR;

- AND -

BEVERLY JOYCE BUSTOS, of legal age, single and with residence at

Masantol, Pampanga, hereinafter referred to as the
BUYER/VENDEE;

WITNESSETH: THAT

WHEREAS, SELLER/VENDOR is the absolute and registered

owner of a lot identified as lot C-5 located at Sapalibutad, Angeles City
with an area of Three Hundred (300) square meters, covered by TCT
No. 045-2013004323 , issued by the Registry of Deeds, Angeles City
more or less, and more particularly described as follows:;

TRANSFER CERTIFICATE OF TITLE NO. 045-2013004323

A parcel of land (Lot C-5 of the subdivision plan Psd-03-197306,

being a portion of Lot C, Psd-03-075103, LRC. Rec. No.), situated in
the Barangay Sapalibutad, City of Angeles, Island of Luzon. Bounded
on the NW., along line 1-2 by Lot C-10 the NE.,along line 2-3 by lot C-
4; on the SE., along lines 3-4 by Lot C9 and on the SW., along line 4-1
by lot C-6 all of the of the subdivision plan; Beginning at a pt. marked
“1”on plan, being . 27 degrees 52’W., 143.54m. from BLLM No. 5,
Angeles Cad.; thence N. 31 deg. 09’E., 15.00m to pt. 2; thence S. 58
deg. 51’E. 20.00 m. to pt.3; thence N. 31 deg. 09’W., 15m. to pt. 4;
thence N. 58 ‘W., 20.00M. to the point of beginning; containing an
area of THREE HUNDRED (300) SQUARE METER MORE OR LESS.

WHEREAS, the BUYER/VENDEE has offered to buy and the

SELLER has agreed to sell the above mentioned property for the
amount of (One Million One Hundred Twenty- Five Thousand
Pesos) (P 1,125,000.00) Philippine Currency.
 NOW THEREFORE, for and in consideration of (One Million
One Hundred Twenty- Five Thousand Pesos) (P 1,125,000.00))
Philippine Currency, hand paid by the vendee to the vendor, the
SELLER DO HEREBY SELL, TRANSFER, and CONVEY by way of
Absolute Sale unto the said BUYER, his heirs and assigns, the certain
parcel of land together with all the improvements found thereon, free
from all liens and encumbrances of whatever nature including real
estate taxes as of the date of this sale.
