RENT-AGREEMENT

This Rent Agreement is made in Delhi on 6TH DAY OF MAY 2019 between,
I,REEMA CHAWLA W/O SH. DINESH CHAWLA R/O D-14/71-72, GROUND FLOOR SECTOR 3, ROHINI, DELHI
110085 (mean and included his heirs, executor, administrators and assigns ) of the First Party/LANDLORD.
AND
NIKHIL VIG S/O SH. NEERAJ VIG R/O B-3/396, SECTOR 6, ROHINI, DELHI 110085 called requires of admits, mean
and include its successors and assigns of the Second Party/ TENANT.

And whereas on the request of the tenant/second party, the owner/first party has agreed to let-out the , D-
14/111, GROUND FLOOR, SECTOR 3, ROHINI, DELHI 110085 , RESIDENCE purpose only, on the following terms
and conditions given mutually agreed between the parties:-

1. That the per month rent is Rs. 8,500/-( EIGHT THOUSAND AND FIVE HUNDRED ONLY) payable in advance on
1ST of each month according to the tenancy period commences W.E.F. to 06-05-2019 UPTO 11 MONTHS.

2. That the Second party has deposited Rs. 10,000/-( TEN THOUSAND ONLY) paid in advance, as refundable
security, of the rented premises which is refundable without interest at the time of vacating the said
premises after deduction of the charges on account of unpaid bills of the Electricity, Water maintenance
charges, mis-use and other dues for the period of tenancy, and also on account of damages to the
property/fixtures, if any.

3. Tenant shall use the property for RESIDENCE purpose only and shall not to use or deal with the premises in
any manner contrary to any condition imposed by any local authority.

4. That the electric and water charges of the said demised premises shall be paid and borne by the second
party(TENANT) as per consumption.

5. That in case of default or nonpayment of rent for two consecutive months, the Tenancy will automatically
stand terminated and the tenant shall be under obligation to vacate the premises and handover vacant
possession immediately to the landlord / landlady / First earthy.

6. That the tenant shall not Sub-let the said rented premises.

7. That the tenant shall use the said premises for RESIDENCE and the tenant shall be fully responsible for
Govt. Taxes and shall not perform any illegal activates and if the tenant found to do so in the case the tenant
be fully responsible for the same and the first party shall bear no concern and responsibility.

8. That the Tenant shall not make any alteration in the said premises without the written consent of the Land
lord. / First party.
9. That any other charges due of the said property to the concern authority will be afforded by landlord/lady/
first party.
10. That all the terms shall be follows able under the provision to the Delhi Control Act, and the rules and Bye
Laws framed the render and amended from time to time.
11. That if the second party want to vacant the said property before the expiry of tenancy period then he will
serve 1 Month notice to first party and the First Party shall also serve 1 Month notice to the second party in
case of vacating the said premises after the expiry of tenancy period, without appearing in court of Law.
12. That at the time of expiry of Tenancy period the tenant/Second party shall vacate the said premises at the
spot under all circumstances without any hesitation and without appearing in Law Court.
13. That the First Party have rights to inspect the rented premises during any responsible hours.
14. That the minor repair shall be repaired by the tenant/second party like, leakage, tapes, fuses of bulbs, tubes
failure of electricity at his/her own cost. Property sanitation, cleanness of the above said premises will be
look after by the Tenant/second party.
15. That the terms of the tenancy have been read over to the parties to this Rent Agreement in vernacular and
the parties after having understood the same, state that the same are trope to their knowledge .
16. That if second party create any kind problem which harm the first party, first party has right to vacant the
said premises on immediate basis.
17. That if second want to transfer her landline connection or gas connection, first party have no objection on it.
18. That all the terms and conditions as stipulated in this rent agreement shall be correct and governed under
the Delhi Rent Control Act,1958 (Act no. 57) of 1988, and also will be covered and governed under the
Negotiable Instrument Act 1981, (No. XXVI)

IN WITNESSES WHERE OF the Tenant and Land Lord have put their hand and sign over this Agreement in there
respective presence individually on this date, place above mentioned .
