RENT DEED

This rent deed is made at JAMMU today, this 6 th day of November 2018
by ____________________________________________________________________
(hereinafter called the Land Lord/1 st party which the expression shall include
the heirs, successors and representatives of the 1st party).

And

______________________________________________________________________
(hereinafter called the Tenant/2nd party which the expression shall include
the heirs, successors and representatives of the 2nd party).

WHEREAS the landlord is an owner of a shops measuring 12’’ x 16”


situated at _________________________________.

Whereas the tenant has approached the landlord and requested to give the
aforesaid shop on rent basis for the purpose of business and the request of
the tenant has been accepted by the landlord.

Now therefore, this rent deed witnessed as under:

1. That the aforesaid shop is already under the tenancy of tenant and this
rent agreement is being executed only for the purpose to reduce the terms
and conditions of the tenancy into writings and to avoid any future
differences and disagreements and the tenancy shall remain enforce for a
period of eleven months, commencing from the date of execution of this
rent agreement. However, further extension can be given with mutual
consent of the parties and the 1st party shall extend her full co-operation
with the 2nd party in executing rent agreement.

2. That it is also agreed between the parties to this agreement that after the
expiry of the period of eleven months, the rent agreement would
automatically be extended on same terms and conditions as has been
reduced into writing into this agreement and also the rent of the above
said shop would be enhanced by 10% after every 5 years.

3. That the monthly rent of aforesaid shop shall be Rs. 1000.00 (Rupees One
Thousand only) and the tenant shall pay the rent to the landlord on or
before 10th of every month.

4. That the tenant has undertaken to pay the rent on or before 10 th day of
each calendar month by cash or cheque. That in case of any default in the
payment of rent within stipulated time or dishonor of cheque given by the
landlord; the rent deed shall stands cancelled leading to immediate
eviction of tenant from the premises.

5. That the tenant shall use the above said premises for running the
business under the name and style of M/s Cosmic Looks.

6. That the tenant shall not use aforesaid shop for any trade prohibited
under law.

7. That the tenant shall pay the electricity charges, water charges & other
local taxes.
8. That after the expiry of the period of rent, tenant shall handover the
vacant possession of aforesaid shop to the landlord.

9. That for the purpose of termination of rent deed; one month notice shall be
served upon the party for the said purpose.

10. That the rent deed shall be governed by the provisions of tenant and
landlord as envisaged under law.

hands today, the date month and year first above written in presence of the
witnesses hereunder:
