I.

General Notes

The work under this project shall include the furnishing of all materials, labor and
equipment, and the complete construction of all phases of the work shown on
the drawing specified herein.

The building line shall be laid out accurately within the lot and all other
measurement shall be carefully verified. No part of the building line shall be less
than two meters away from any boundary of the lot, unless dimension of the lot
will not allow.

II. Clearing, Grading, and Filling

The entire lot shall be cleared and graded to suit the building site which shall
occupy the highest portion of the lot.

Filling shall be done in 15 centimeters of materials thoroughly wetted and


damped.

III. Excavation

Excavation for footing and foundation shall be to grade as indicated on the


drawing or as necessary to secure a firm foundation.

IV. Masonry

All masonry shall be laid plumb, true line with level accurately spaced courses
and with each course breaking joints with the course below. But shall keep
plumb throughout, corners and reveals shall be plumb and true. Each course
shall be solidly bedded in mortar. Vertical points shall be buttered the entire
height. Reinforcing shall be place and masonry clock cores shall be filled with
grout as shown. Inspection hole shall be provided at the bottom course of all
grouted cells to insure completed filing of these cells.

V. Concrete & Reinforced Concrete

The contractor shall undertake all concrete and reinforced concrete work shown
in the plans specified in these specifications, such of footings, beams, columns,
floor slabs, roof beams, reinforced concrete canopy, lintel beams, concrete
pavement and others as called for in the proposed construction.

(a) CEMENT – Cement shall be Portland cement conforming to ASTM c-150-49,


type 1 federal specification SS-C-192B, Type 1.

(b) METAL REINFORCEMENT – Reinforcing bars shall be deformed mild steel bars
of Grade 33 psi or intermediate grade respectively conforming to ASTM A
305-53T and A15-52T. Use 16 mm diameter (GRADE 33) mild steel deformed
reinforcing steel bars for main structures, 12 mm ø for r.c. slab and 10 mm
diameter for hoops and other ancillary reinforcements.

VI. Plumbing Works

The work consists of furnishing all plant, labor, equipment’s, and materials, and
performing all operations in connection with the installation of all plumbing work
complete, and in strict accordance with applicable plans, schedule and
specifications.

VII. Electrical Works

All installations herein shall confer with the latest addition of the Philippine
Electrical Code, the National Building Code of the Philippines, and the rules and
regulations of local authorities concerned in the requirements of local power
utility.

All materials to be used shall be of brand-new type of approved for location


intended thereof.

The drawings indicate the general arrangement of electrical details of proposed


work, due to field conditions or other causes these shall be submitted to the
Architect for approval. The contractor shall examine drawings and shall be
responsible for proper wiring materials and equipment in each installation as
indicated without substantial alterations.

VIII. Substitutions

All Substitutions, be done in writing accompany by brochures, plans, sketches,


made, distributors and unit cost to accompany proposal. After proposal is
accepted, substitution will also be entertained as it will favor to proper execution
of the project.
