DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

That this DEED OF ABSOLUTE SALE entered into by and between:

CERES HOMES, INC a corporation duly organized and existing under and by virtue of the Laws
of the Republic of the Philippines with office address at 2 nd Floor, PGMC Bldg. 76 Calbayog corner
Libertad Sts., Mandaluyong City, represents by its President,
MARIANO D. MARTINEZ, JR., hereinafter referred to as the “VENDOR”.

- in favor of –

SHULAMITE M. AGUSTIN, of legal age, Filipino, married to THONY MAR G. AGUSTIN and resident
of #037 Villareal St., Gulod Novaliches, Quezon City, hereinafter referred to as “VENDEE”.

WITNESSETH:

THAT for and in consideration of the sum of THIRTY SIX THOUSAND FIVE HUNDRED
PESOS (P36, 500.00). Philippines Currency, the entire receipt whereof is hereby acknowledged,
VENDOR hereby by these presents SELLS, CONVEYS,CEDES and TRANSFERS unto and in favor of the
VENDEE, his heirs, successors, and assigns, a house and lot on a parcel of land Block 185 Lot 21 with
a lot area of 35 sqm. In a manner absolute and irrevocable, free from all liens and encumbrances
whatsoever situated at DECA HOMES Subdivision, Bo. Loma de Gato, Marilao Bulacan, and which is
covered by Transfer Certificate of Title No. 414659 (M) (the “Subject Property”)

It is hereby understood, however, that the payment of the herein Subject Property was made
through a loan by the VENDEE from the Home Development Mutual Fund (Pag-Ibig-HDMF) with whom
the VENDOR has an undertaking to buy back the Subject Property in the event that VENDEE defaults in
his amortization payments to Pag-Ibig HDMF. In the event, therefore, of VENDEE’s default in Pag-Ibig
HDMF payments necessitating VENDOR’s buy-back of the Subject Property, reconveyance of the
Subject Property in favor of the VENDOR shall be a matter of due course and VENDEE hereby
authorizes reconveyance thereof and shall execute such documents or deeds that may be required or
necessary to effect the said reconveyance.
