LEASE AGREEMENT TO BE SIGNED FOR HIRING PRIVATE HOUSE

FOR THE USE AS RESIDENCE OF OFFICIALS / OFFICERS IN WAPDA

This indenture made _________________________between the water and power


development authority (hereinafter called the lessee) of the one part and Mr. AKRAM MASIH
(hereinafter Called the lessor) of other part.
Whereas the lessor has agreed with the lessee out to the lessee the dwelling house known as
House Khasara No.katta-7 paind khan Road killi sharezai Quetta,Balochistan.Consisting of 03 bed
rooms with 03 attach baths, Lounge,Kitchen,Drawing Room & Car Porch as shown in sketch(Detail
enclosed) On Ground Floor.
Now this Indenture witness that in pursuance of the said agreement and in consideration of
the rent hereby reserved and the conditions and to be observed by the lessee the lesser the loss or
both hereby demise unto the lessee the said house herein before mentioned to hold the same up to
the lessee for a period of (11) Eleven months commencing form the 211st August 2018.
And it is further mutually agreed and declared between the parties
as follows. That is to say:
1. That this lease shall commence from the 211st August 2018.
2. That the lease shall pay to the lesser though crossed Cheque the sum of Rs.18843/PM.
(Rupees Eighteen Thousand Eight Hundred Forty Three) as rent every month in advance, the
first of such payment to be made after the signing of the lease agreement and subsequently on
the 1st day of each succeeding calendar month during the continuance of the lease on the
production of bills. The difference of lesser’s demand and occupant’s will be paid by the
Occupant out of his own resources as per his undertaking.
3. That the lesser will pay all rates and taxes and assessments whatsoever payable, or hereinafter
to become payable in respect of the premises hereby demised. However, the charges of
Electricity, Water, Supply and Sui Gas would be paid directly by the occupant to the
concerned agency.
4. That the lesser shall not remove destroy any fittings or make any additions or alterations
within or without the buildings hereby demised, and shall be responsible for all damages due
to any act omission on the part of the lessee or his employee to whom the premise might have
been allotted by the lessee for occupation and use reasonable wear and tear excepted.
5. That the lease: shall not assign or sublet the premises hereby demised or any part aware”,
without the previous consent in writing of the lesser. The lessee shall, however, have full
right allot this house to any employees of WATER & POWER DEVELOPMENT
AUTHORITY.
6. This agreement will initially hold good for a period of eleven months subject to Termination
on one month's notice from either side. The agreement is however, Renewable for similar
period with mutual consent of the parties.
7. And the lesser, hereby covenants with the lessee that he (i.e. the lesser) will once in each year
carry out the customary repair and for such purpose the lessee shall permit the lesser his
agents and workmen to enter upon the said premises at all reasonable times to view, examine
and repair the same, besides any other petty repair that might be required from time to time. It
is hereby further agreed that in case the lesser fails to carry out necessary repair within one
month of the intimation given by the lessee to the lesser, shall be recoverable from the rent
bills.
8. And the lesser doth hereby further covenant with the lessee that the lessee paying the rent,
hereby reserved and performing the conditions and convents, herein contained and by him to
be performed and observed, shall and may peaceable and quietly hold and enjoy the
premises, hereby demised during the continuance of this lease without any interruption by the
lesser, or any person claiming through him.
9. The cost of stamps on this deed shall born by the occupant.
10. The term “lessee" shall also mean and include the term “the director Estate WAPDA” or
such other office as may be appointed by WAPDA as the substitute of the Director Estate
WAPDA.
