DEED OF ABSOLUTE SALE OF A PORTION OF REAL PROPERTY

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE OF A PORTION OF REAL PROPERTY made


and entered into by and between:

SPOUSES CRISOSTOMO IBARRA and MARIA CLARA IBARRA, Filipinos, of


legal age, and residents of Tagbilaran City, Bohol, Philippines, and hereinafter referred
to as the “VENDORS”;

-and-

Pia Alba de los Santos, likewise a Filipino, of legal age, married to Santiago de
los Santos, and a resident of Poblacion, Panglao, Bohol, Philippines, and hereinafter
referred to as “VENDEE”;

WITNESSETH:

WHEREAS, the VENDORS are the absolute owners of certain parcel of land
more particularly described as follows:

“A parcel of land (Lot No. 2965, CAD 705-D, Case No. 4) situated in the
Barangay of Doljo, Municipality of Panglao, Province of Bohol, Island of Panglao.
Bounded on the S., along line 1-2 by Municipality Road 10.0 meters wide; on the W.,
along line 2-3 by Lot 2964; on the N., along line 3-4 by Lot 2966; and on the E., along
line 4-1 by Lot 2957: all of CAD No. 705-D. Containing an area of NINE HUNDRED
TWENTY TWO (922) square meters, and registered under Original Certificate of Title
No. 12345 issued by the Register of Deeds of the Province of Bohol in the name of
Crisostomo Ibarra, married to Maria Clara Ibarra.”

“A parcel of land (Lot No. 2966, CAD 705-D, Case No. 4) situated in the
Barangay of Doljo, Municipality of Panglao, Province of Bohol, Island of Panglao.
Bounded on the S., along line 1-2 by Lot 2965; on the SW., and N., along line 2-3-4-5 by
Lot 2964; on the N., along line 5-6 by Lot 2970; and on the E., along line 4-1 by Lot
2958: all of CAD No. 705-D. Containing an area of EIGHT HUNDRED THIRTY FOUR
(834) square meters, and registered under Original Certificate of Title No. 23456 issued
by the Register of Deeds of the Province of Bohol in the name of Crisostomo Ibarra,
married to Maria Clara Ibarra.”

WHEREAS, the VENDORS have caused the consolidation and subdivision of the above-
described properties, so evidenced by an approved CONSOLIDATION SUBDIVISION PLAN,
Pcs- 07-003480, hereto attached and made an integral part hereof as Annex “A”;

WHEREAS, one of the subdivision lots of the Consolidation Subdivision Plan, Pcs- 07-
003480 is more particularly described as follows:

“A parcel of land Lot No. 1 of the Consolidation Subdivision Plan, Pcs- 07-
003480, being a portion of the consolidation of Lot 2965 and 2966, both of CAD 705-D,
Case No. 4, situated in the Barangay of Doljo, Municipality of Panglao, Province of
Bohol, Island of Panglao. Bounded on the SE., points 5 to 6 by Lot 2 of the

consolidation-subdivision plan; on the SW., points 6 to 1 by Barangay Road; on SW.,


and NW., points 1 to 5 by Lot 2964, CAD 705-D. Containing an area of EIGHT
HUNDRED EIGHTY (880) square meters more or less.”

NOW THEREFORE, for and in consideration of the sum of THIRTY FIVE


THOUSAND TWO HUNDRED PESOS (P35,200.00) Philippine Currency, paid by the
VENDEE and receipt whereof in full is hereby acknowledged by the VENDORS, said
VENDORS to hereby SELL, TRANSFER, AND CONVEY absolutely and irrevocably
unto said VENDEE, her successors and assigns, the above-described LOT NO. 1 of the
Consolidation-Subdivision Plan, Pcs- 07-003480, with an area of 880 square meters,
free from all liens and encumbrances whatsoever;

That the VENDORS do hereby covenant and agree with the VENDEE, that they
are the legal and absolute owners of the above-described LOT NO. 1 of the
Consolidation-Subdivision Plan, Pcs- 07-003480 herein sold and conveyed; that the
same is free from all liens and encumbrances whatsoever; that they shall forever defend
the rights of the VENDEE, her heirs and assigns, against any and all persons
whomsoever may lawfully claim the same; and that the VENDORS have notified in
writing all the adjoining lot owners of this sale and none signified any intention to pre-
empt this sale or redeem the same as provided for by law; and that there is no existing
improvement thereon as of the time of this sale.

IN WITNESS WHEREOF, the parties have hereunto affixed their hands this 1 st
day of April, 2019 at Tagbilaran City, Bohol, Philippines.

This acknowledgment relates to a DEED OF ABSOLUTE SALE OF A PORTION


OF REAL PROPERTY consisting of three (3) pages including the page on which this
acknowledgment is written and signed by the parties thereto and their witnesses, on
each and every page hereof.
