1) Take a bulb tester with just wires to test out the electric sockets.
2) Carry any working blub(CFL/LED etc) to test the blub sockets
3) Solid spoon (not too small, but heavy solid one) or metal medium strong object/rod (small)
4) Carry an old bucket, basic cleaning stuff(dry cloth, broom, etc) so that you can catch all the water
and not dirty your home and do any cleaning if required
5) Carry a bouncy ball (solid one, glow in the dark kind sold in fancy shops) - bounce the ball on the
tiles to check if any hollow sounds show up.

Check tile colours

Check that rubber washer is fitted for all doors , otherwise main door will rattle when anyone closes or
opens theirs.

-> Living room

is the main door lock working -
from inside, outside - if you lock from outside, can someone open from inside. - vice versa
Is there auto lock ? can it be disabled?
Main door free from cracks - check the top area of door for paint - mostly forgotten or neglected.

-> Patio door

Check the door can be moved side ways both sides
Can be locked and opened from inside and outside.
No scratches/marks on the door.(ask CRM to remove then in front of your eyes if they claim it to be
just dirt)
Safety mechanism for small kids to not get hands crushed. (may not be there mostly)

-> Kitchen
Tap is fitted.
drinking water and normal water lines are separated out - 2 different lines.
->Electrical
if possible try to short a wire and check MCB from each room.
this is risky, can do it only if you know it absolutely
Least : turn off and on each MCB and find out which one controls which room - mark it down
Take a tester and check that all plug points are working fine
Main MCB : Ensure that if main MCB is turned off, every room in home is cut off.
BESCOM meter location and details : ask CRM to show the bescom meter
Check documentation that it is marked as domestic meter (not commercial) and all names, etc are
correct.
Hand over the BESCOM documentation.
(later turn off all the appliances at home and ensure meter is not running)

-> Bathrooms (both bathrooms)

Check flushes are working
sink taps are working - if there is a plug - fill up the sink full and then release.
do it multiple times.
all other taps are working - hot water may not working
Bathroom ceiling - check that all the ceiling ones are fitted properly and nothing is loose.
Turn all taps in the house all simultaneously and watch for air gaps, etc
Ask CRM to open up the ceiling (one tile ) and check for any leaks/unfinished work above the false
ceiling.
Check both bathrooms geyser plumbing is available.
Flush the toilet multiple times to ensure the flush does not get stuck (i had to call plumber as it was
stuck for 15 minutes wasting precious water)

grill is in good condition
no cracks anywhere
no rust anywhere
outlet is provided for washing machine.
tap is working fine.

-> Bedrooms
all windows open and close perfectly - no gaps - absolutely no gaps or else you will have water when it
rains.
mosquito nets are fitted

-> Common
take a small metal spoon or any small metal object, hit all floor tiles
initially randomly when CRM is there , then do it for each tile.
hear for solid sound - any hollow sound - it has to be redone.

Check 2 way switches are working fine.

Watch all room walls for paint work scratches, doors for scratches
ASK CRM to demonstrate or give in writing that TV sockets, phone sockets are working in all the
rooms

Emergency water off : there would be an emergency water for the whole house/individually for each
bathroom - find out where these are :
not that you will need them, but if needed should not panic.
Ask for numbers of all emergency/facility contact persons in the premises -
Electrician, plumber, security.

How the 750W DG backup power is distributed, what all sockets/switches/plugs are powered with this-
find out in writing and paractically from CRM.

Locate car parking - Ask CRM to physically show the car parking, find out how to enter and exit from
the car parking
ensure that car parking is labelled, marking lines are available.
Make sure you are happy with the car parking provided.
Bike/scooter parking - find out if separate parking is provided for 2 wheelers. (and how many 2 wheeler
parkings are provided)
Find out where the lightning conductor of the building is installed at.(show)
Find out the allocated place for the Satellite TV antenna at the top floor - make sure it is marked
/labelled with your flat number.
Ask CRM to physically show you the allocated place on the terrace.(terrace will have solar panels also
so you will need fixed place or you will run of of place soon for 100 flats)

Water:
Water in SDA that we get in bathrooms and kitchen is treated.

Terminology:
RO : Reverse Osmosis
WTP : Water Treatment Plant
STP : Sewage Treatment Plant

Kitchen :
Kitchen has 2 taps :
Sink tap
This has normal WTP water , approx 500 TDS only for cleaning.

Drinking water tap :

This gets RO water from the RO unit.
Do not buy a RO unit , even if you have one, discard it (sell it or gift it to friends) and use a normal UV
based or any other non-RO water unit.

Demerits of using an RO unit in SDA

1) Cost of the unit - ROs are very expensive.
2) Waste of water - we pay a lot for water and if we put an RO in place, half of it goes into the
drain and all of that is precious RO water.
Garbage Segregation
It is recommended to have 2 bins and 1 bag (as in picture below), but not mandatory as of now.

But, it is mandatory to segregate waste, house keeping will refuse to pick up waste that is not
segregated.

Common mistakes and guide

● Bin liners ​should not be​ used (black dustbin covers available in supermarkets)
● All sanitary waste, diapers etc must be wrapped and not left out open.
● Best to avoid pedal bins and use the normal buckets (below for images)
● Milk packets, curd packets (any company) should be cleaned, dried and dropped in the
collection point in -1 office.

Milk/curd sachet recycling

Please read below the new process for Milk/Curd sachet(packet) re-cycling.

Our aim in SDA is to achieve 100% collect back of milk sachets once in a week/fortnight. Any milk or
curd packet can put for recycling, this is not tied to a particular brand but it has to be rinsed and clean.
Hopefully all residents will participate in this initiative , you can involve kids also so they understand
the importance of recycling.
Together we can make this first society initiative across Bangalore a great success and become a
landmark for others. (Detailed "Why" is at the end of the email)

Procedure
1) If the packet is not fresh, shake the packet well first to make sure cream mixes with milk and its
easy to rinse later.
Shaking the milk while in packet does not spoil the milk.

2) After emptying the milk/curd into the pan, pour 50-100ml drinking water into the sachet through the
same hole, close the hole and rinse the sachet well.
This can be added back to the milk (for organic/raw milk since we have to boil anyway)

3) After rinsing the packet thoroughly, cut open the packet on 3 sides - it becomes a rectangle and fully
open.

4) Dry the cut open packet outside in the balcony to let it dry.

5) Once in a week/fortnight, the dried up, cut-open sachets can be dropped in the carton box kept in -1
office room (Sujith's office/Estate Office)
Please note : Office will be locked night time post 7 PM, so its best to drop during working days 9 AM
to 6 PM or on Saturdays in the morning.

DONTS:
1) Please do not put any other kind of plastic packets/sachets , multi layered tetrapacks / good life etc-
these can't be recycled and can only be incinerated.
2) Please, do not put uncleaned packets as this will cause huge stink as milk rots , reduce the value of
the whole lot and may even be rejected by vendor.

What happens next:

The milk company will collect the dried up sachets and will sell to a bulk garbage vendor.
The monetary benefits of the sale will be used for the management of the scheme, funding association
maintenance/social causes/community events.(this is still being discussed by SDA Adhoc Association
and not yet finalized)

Why:
Bangalore is reeling with plastic pollution and everyone is searching for ways to reduce and streamline
recycling to ensure plastic does not get burnt/dumped.
End of the day, plastic can only be down-cycled i.e changed from higher grade plastic to lower grade,
not re-cycled, but still its much better than incineration or polluting rivers/seas.
Anything that is worth enough(money) that a garbage vendor would buy paying us, means it will get
recycled - he wont dump it as he paid money for it.
We wont say this initiative is a giant leap, but a baby step only, still one step forward, want to extend
the same to other plastics but have to take one step at a time.
This is our initiative for our city and our society.
it is not just for Bangalore or society but the plastic gets into rivers, groundwater and comes back to us
- even the RO water we drink is already riddled with micro plastic - we cant see it but it is getting into
our bodies also.

First step:
Check if your wing has an MDU (Multi Dwelling Unit)
An MDU is slightly larger than a normal dish but can serve the entire wing (HD)
Tata sky is the only provider currently for MDU.

If you want to go with TataSky, call the tatasky helpline, ​do not ​tell them that you have MDU, just give
address , contact details and register a request.
The call center guys get very confused if you talk about MDU.

Tip:
Fiber cable for internet is very sensitive and once cut, has to be replaced entirely.
If you are going for fiber internet, get the DTH cable done first and then the fiber cable.
If you do DTH cable pulling after fiber, a high risk that fiber will get cut and you will have to pay for
entire cost of the cable from home till duct.
