Mimosa + Leisure Estate by Filinvest Land Inc.

Filinvest Mimosa+ will be the redeveloped Mimosa Leisure Estate bringing in to realization the
property’s fullest potential while still preserving its rich history and pristine natural surroundings. It aims
to be the top-of-mind business and leisure destination that will aggressively support the country’s
economic growth in the North by evolving in to a green central zone that is home to various thriving
industries such as BPOs, hospitality, retail, real estate and gaming.

The Mimosa Leisure Estate is a sprawling 201-hectare property naturally blessed with a
backdrop of running mountains, abundant trees, shimmering lakes and well-maintained landscape. It is
widely known for its 150 -hectare golf course, a deluxe hotel, and residential villas. To this day, it
continues to be a thriving business and leisure destination that is incessantly patronized by both local
and foreign visitors. In 2016, Filinvest Development Corporation was awarded a long term 50 -year lease
to redevelop and manage the b property.

The Gotianun-led property developer started working on the Mimosa+ Leisure City back in 2016,
after the Filinvest Group was awarded the 50-year lease for its redevelopment and operation
management. Its master plan now includes an office campus called WorkPlus, a residential complex
called LodgePlus, hotel developments, an entertainment strip, and casino.

Quest houses 303 guest rooms and operates two luxury Grand Villas that each have three guest
rooms with its own pool.
Dorm Type Housing (Lodgeplus)

Filinvest Land Inc. is planning to develop an employee’s housing project, mainly for overseas
workers, to support the needs of tenants in its office buildings in the Filinvest Mimosa+ Leisure City in
Clark Freeport Zone.

Lodgeplus will be a low-density residential area for lease to the growing number of foreign
workers of office space tenants, particulary Chinese and Koreans working for online gaming firms.

LodgePlus commands lease rates of P5,000 for each bed space, P30,000 for an entire unit, and
P750,000 for an entire floor with 25 units.
WorkPlus

Workplus is the second of six mid-rise buildings inside the estate’s office complex called
Workplus. The first building was completed in 2017, and has a GLA of 8,409.55 sq.m. The building is now
fully leased out to a combination of BPOs and Chinese gaming firms.

New Clark City

New Clark City will feature mixed-use real estate developments for housing, a business
continuity center that would also house national government agencies, an agro-industrial park and an
international food market. The city will have wide pedestrian lanes, exclusive bicycle lanes, and an
integrated mass transit lane. Phase 1 of the project is expected to be completed in 2022.

A sustainable mixed-use development featuring green industries that leverage on the local trade
and environmentally-sensitive approaches. This is a 288–hectare parcel of the New Clark City that will be
developed through a joint venture between BCDA and Filinvest Land, Inc.
