I. INTRODUCTION

Name of Business

History
Plaza Verdes Residence is a private subdivision in which it provides residents’ basic needs
within the neighbourhood. At first, Brian, Patricia, Joanna, Jenivi and Reigina Sy, the grandson and
granddaughters of Multi-Billionaire Businessman Henry Sy, were alumni in the University of the
Philippines Diliman. In year 1980, they graduated as civil engineering, architect, accountant, lawyer and
business administrator, respectively. The grandson and granddaughters also took Masteral and Doctoral
Degrees in Harvard University in Cambridge, Massachusetts. After 38 years of preparation, they
planned to become partners in business and started to build a subdivision named “Plaza Verdes
Residence” which means green urban square with over 100 employees with different expertises in
business. Now Plaza Verdes Residence with 50 hectare property development is located in Paradise
Farms, City of San Jose del Monte, Bulacan.

Vision

To have a high quality housing residence and to make the City of San Jose del Monte known
across the nation.

Mission

Plaza Verdes Residence gives hope in every home of San Joseños through providing high
quality house projects with Korean-Filipino architecture and by uplifting the pride and dignity of the
city.

Goals

Plaza Verdes Residence aims to produce high quality houses, and to give safe and healthy
community for San Joseños. Its prospect clients are first, those who wants to feel or see a fresh
environment when they go home for which the company is offering for. Secondly, those who desires to
have a house with Korean and Filipino aesthetics and architecture. Plaza Verdes also aims to expand
and continue the involvement in the sustainable development of City of San Jose del Monte, Bulacan.

3. Every employee must set aside and avoid conflicts of interest that could affect the name of

4. Each members of the company should be responsible in time management for him/her to be
able to do the work on time. It is in accordance with the efficiency and effectiveness of the company.

5. All the requirements and process for any house application must follow. Any act of falsifying
documents is strictly prohibited.

6. Every employee must treat all clients equally and respectfully.

7. The monthly financial statement of Plaza Verdes must always post in the bulletin of the
company for the sake of truth and transparency.

8. Observe honesty in the workplace or even in public places.

9. Any kind of drugs, alcohol, and tobacco products (or illegal drugs) is not allowed inside the
working place.

10. Each employee must have self-discipline, the most important attitude of an individual, in
order to preserve and sustain the friendly and peaceful environment in the workplace.

II. EXECUTIVE SUMMARY
2.1 Business Model
Plaza Verdes Residence is a private subdivision located in Paradise Farms of San Jose del
Monte, Bulacan, 3023. Plaza Verdes Residence is a part of a master and planned community that will
provide basic needs within the neighbourhood. Parks and playground provide places for informal
gatherings with friends and family. Plaza Verdes Residence has a total land area of 50 hectares, country
club land area of 2 hectares and average lot size of 150 sq. m.

Shop, workplaces and civic buildings are in close proximity to the residential area. A
leisurely stroll or drive along the three lined streets will take you to the establishments of your choice in
a short time.

2.2 Wealth Improvement Approach


The theoretical strategies of the Plaza Verdes Residence Management are based from the
Innovation Theory of Joseph Scumpeter and Risk-Uncertainty-Bearing Theory of Frank Hyneman
Knight. Plaza Verdes Residence is a subdivision which offers housing unit that has Korean and Filipino
architecture. PVR gives emphasis the innovation on its housing units. It is a marketing strategy that
could help the company to become known and competitive in City of San Jose del Monte, and to pursue
more clients. Due to the innovation on its housing units, Plaza Verdes Residence is facing the risk of
uncertainty in the process of connecting the supplier and the buyer. It is a great opportunity for PVR to
earn bigger income in the future. But then, Plaza Verdes Residence is strongly monitoring the
possibilities of inconsistency so that its risk taking strategy will work in the future.

Aside from this theories adapted by Plaza Verdes Residence, the company also bears certain
strategies. First is that PVR studied its competitors. There are so many private subdivisions in San Jose
del Monte like Camella, Alteraza, Residencia, Sarmiento, and so on. Because of studying this certain
competitors, Plaza Verdes Residence is able to compete with them by providing better services and high
standard materials in house units, and being a customer-oriented subdivision.

Plaza Verdes Residence is a partnership business owned by Bria Kenneth, Patricia, Joanna,
Jenivi and Reigina Sy. Each of them contributes money, property, labor or skill, and expects to share in
the profits and losses of the business.

3.2 Products about to offer


In Plaza Verdes Residence there are four kinds of house structures. First is the Carmela
Extended. It has a lot of 150 sq. m. and 168 sq. m. for its floor area. It is the best selling house unit of
Plaza Verdes Residence. Second is the Claudia Extreme with150 sq. m. lot and 180 sq. m. floor area.
Carmela Extended and Claudia Extreme have both Complete House Design, Landscaping, and Building
Permit Processing. Lastly, the Lyzytte Pollo and Brigytte Prime that have both lot and floor area of 90
sq. m. lot and 140 sq. m., respectively.
