I, CARMEN ESPERAT CANSECO, of legal age, widow, Filipino and a


resident of Gov., Camins Avenue, Zamboanga City, Philippines,

have NAMED, CONSTITUTED and APPOINTED :

ELIZABETH C. ABARABAR, of legal age, married, Filipino and a


resident of Gov., Camins Avenue, Zamboanga City,

as my true and lawful ATTORNEY-IN-FACT, for me and in my name, place and stead to do
the following acts:

To sign, execute all documents of sale, conditional sale, or other deeds of


conveyance in favor of the buyer or transferee as well as all documents and papers
that it may be needed by government agencies and by the buyer or transferee, and
be bound by it, pertaining to the Lot No. 27 and 28 Transfer Certificate of Title
Nos. T-101,878 and 101,879 of the Registry of Deeds of Zamboanga City;

To receive the payments, either by cash or by personal checks, of the


purchase price in the manner stated in the documents of sale, conditional sale or
other deed of conveyance and to act for and on my behalf with regard to any
matter affecting the property above described.

HEREBY GIVING AND GRANTING unto my said Attorney-in-Fact, full power and
authority to do and perform all and every act and thing whatsoever proper and necessary to be
done in and about the premises, as fully to all intents and purposes as we might or could do if
personally present and acting and HEREBY RATIFYING AND CONFIRMING all that my said
Attorney shall lawfully do or cause to be done by virtue of these presents;

1. To negotiate with any interested party/ies or any business entity, domestic and
foreign, corporation or banking institution registered in Zamboanga City under the
laws of Republic of the Philippines, who are willing to lease the commercial building
for residential or office space located at Ayala, this City, covered by TCT No. T-146,
200, identified as Lot No. 223-A-1-B-1; TCT No. T-146,201, identified as Lot 223-A-
1-B-3 and TCT No.t-146,202, identified as Lot No. 223-A-1-B-4 ;

2. To enter into agreement in behalf of the principal owner of the said commercial
building and to sign any documents, lease agreement with prior consent of the
grantors;

3. To sign legal contract in relation to the said commercial building constructed in said
lots mentioned in Item No. 1;

4. To pay all kinds of taxes, local and national, and to perform any or all acts for the
benefit of the grantors, provided, the same is with the conformity of the grantors;

5. To file the complaint against any person/s affecting the said commercial building,
including trespasser and to sign the complaint, appear in Court and testify before any
Court or offices.
