CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This Contract of Lease made and entered into by and between:


I JENILYN S. GRADOS of legal age, Filipino Citizen, with residence address at
Blk. 41B Lot 25 P3E2 Kaunlaran Village, Longos Malabon city Republic of the
Philippines and do hereby the following acts and deeds; and referred to herein as the
LESSOR;
-and-
AGATONA TCRUZ CORNELIO of legal age, Filipino Citizens, with residence
address at Pulong Gubat Balagtas, Bulacan Republic of the Philippines and hereinafter
referred to as the LESSEE.

WITNESSETH:

WHEREAS, the LESSOR is the owner of a townhouse unit located at Estrella


Homes Marilao Bulacan more particularly described as Block 17 Lot 7 Phase 4 with a
floor area of 46 square meters.

WHEREAS the LESSEE desires to occupy the above named townhouse unit and
the LESSOR is willing to lease the same unto the LESSEE, subject to the terms and
conditions;

NOW THEREFORE, for and in consideration of the foregoing premises and the
covenants hereinafter stipulated the parties hereby agree as follows;
1. Term: The LEASE shall be for a duration of _______ commencing from
June __, 2019 and to end on December ___, 2019 renewable at the option
of the LESSEE at such new terms and conditions as may agreed upon by
the parties.
2. Rental: The LESSEE agrees to pay the LESSOR the monthly rental fee of
Pesos amounting to Four Thousand Five Hundred only P 4,500.00. Upon
signing of this contract of LEASE, the LESSEE shall pay the LESSOR a one
month in advance to be applied on the last month of the term of the LEASE.
3. Deposit: The LESSEE shall also pay the LESSOR the sum of P9, 000.00 as
security deposits, as guarantee the payment of any damage to the leased
premises, unpaid utilities and other obligations to third parties by the
LESSEE during the term of the agreement which deposit shall bear no
interest. Unless applied to said damages, unpaid utilities and other obligation
to third parties. Said deposit shall be returned to the LESSEE within 30 days
after the termination of this agreement. Provided, however that the deposit
cannot be applied to unpaid back rentals owed by the LESSEE prior to the
expiration of this agreement. Furthermore, if the LESSEE vacates the
premises before the expiration of the period of lease, the total amount of the
security deposit and advance rentals shall be forfeited in favor of the
LESSOR.
4. Association Dues & Realty Tax. Association dues per month of Pesos
amounting to P100.00 or as may be determined by the Association from the
time to time including interest or penalties that may be imposed for late
payment, shall be for the account of the LESSEE. The Realty tax shall be in
the account of the LESSOR.
5. Rate and monthly payment; The LESSOR can increase the rate of lease
after the stipulated period of contract. The LESSEE will pay the monthly
rental every 5th date of the month and not subject to a grace period.
6. House Rules and add on; The lease property shall be occupied by the
contracting LESSEE and 2 colleagues. Lease property cannot be replace,
install additional locks, screws, hooks etc. without the LESSOR’s consent,
and cannot be used for another purpose other than residential.
7. Furniture & Fixture. LESSOR will include the furniture and fixture under
LESSEE’s extra care and due diligence to use the following items;
- Queen size bed, sofa and dining set.

IN WITNESS WHEREOF, the parties herein have hereunto set their hands on the

the foregoing instrument and acknowledged to me that same is their true and voluntary
act and deed as well as that of the entity herein presented. The foregoing instrument
consist of two (3) pages refers to a CONTRACT OF LEASE over

and their instrumental witness.
