Question
Design a two-bedroom flat of two (2) wings on a floor to cos N50 million and if
similar past design of two-bedroom cost N80,000/m2 on a site provided in a
residential area in ikeja. The design to be achieved within 90 days and construction
in 6 months.
Using system design approach, provide;
1. Goals, objectives & constraints of the system.
2. Synthesis, optimization and appraisal of the system.
3. Model the design by providing the floor plan, elevation and section.
SYSTEM DESIGN APPROACH
Goal:
To design a two-bedroom flat of two wings on a site provided in a residential area
in Ikeja.

Constraints:
 Two-bedroom semi-detached flat
 Design duration:90 days
 Cost ceiling: N50 million
 Cost of similar project: N80,000/m2

Objective:
The two-bedroom semi detached flat has the following spaces;

Area of the building = 162.08m2
Unit cost of similar building = ₦ 80,000/m2
Cost = Area x Unit cost

C = 162.08m2 x ₦80,000/m2 = ₦ 12,966,400
The cost of the design model is N 12,966,400 which is less than the cost ceiling of N 50,000,000,
thus the design is economical and can proceed.
The cost of designing a two-bedroom semi-detached building flat is;
₦ 12,966,400.

FEEDBACK
The difference between the cost ceiling and the cost of the project is relatively high and also
within the client’s budget. The design is okay
