CONTRACT OF LEASE

KNOW ALL MEN BY THES PRESENTS:

This contract is made and executed by and between:

WILFREDO J. LEMQUE JR., of legal age, Filipino Citizen, Resident of Pultamayor,


Zone V, Iba, Zambales, attorney-in-fact of Spouses Wilfredo A. Lemque and Adelinda J.
Lemque, herein after referred to as the LESSORS; and

HANS CRISTIAN E. CAPIÑA, of legal age, Filipino Citizen, resident of Sto. Rosario,
Iba, Zambales, hereinafter referred to as the LESSEE;

WITNESSETH, That:

The LESSORS are the owners of the residential house and lot with unfinished propose store
located at Pultamayor, Zone V, Iba, Zambales and that the LESSEE is interested to lease the
unfinished propose store;
That the parties herein have come into agreement for the propose subject to the following
terms and conditions:

1. The LESSEE will lease the subject store and agree to pay a monthly rental of THREE
THOUSAND FIVE HUNDRED PESOS (Php3,500.00) two (2) months deposit and ten
(10) months advance to be paid by the LESSEE upon the execution of this contract.

2. The term of this lease is three (3) years commencing on May 10, 2018 and will end
on May 09, 2021; renewable and subject to the agreement of both parties. That the
last two (2) years od lease the monthly rental shall be Four Thousand Pesos
(Php4,000.00). Should the LESSEE vacate the premises sooner than the termination
date, the said deposit of SEVEN THOUSAND Pesos (Php7,00.00) shall be forfeited as
liquidated damage. Should the LESSEE fulfill the terms this lease contract and upon
surrender of the premises with no liquidated damage, the deposit shall be returned
to the LESSEE;

3. The LESSEE shall first assume for the repair of the refilling station, which expenses
shall be refunded but covered by Official Receipts and shall be deducted on the
monthly rental. Deduction for the repair expenses shall start after one (1) year
contract.

4. The LESSEE shall not sublease, assign, or transfer his/her right under this contract
to a third party or parties.

5. The LESSEE undertake not to store dangerous and hazardous drugs and chemicals
in the leased premises;

6. The LESSEE shall lease the premises exclusively for her refilling business only;

7. The LESSOR has the right to inspect the leased premises at a reasonable time

8. The LESSEE shall upon termination of the lease contract, peacefully surrender unto
the LESSOR the possession of the premises in the same condition at which she
received the same on the date of this agreement, ordinary wear and tear excepted;

9. The LESSEE shall not make or suffer any alternations or changes without the
written consent of the LESSOR; and

10. In case of non-payment of the rental herein stipulated or violation of any condition
of this contract, the lease shall be considered rescinded and the LESSOR shall have
the right to demand the LESSEE to vacate the premises;

IN WITNESS WHEREOF, parties have hereunto set their hands this 30th day
of April, 2018 at Iba, Zambales.

ACKNOWLEDGMENT

BEFORE ME a Notary Public, this 30th day of April, 2018 at Iba, Zambales,
personally appeared the above-named persons, both known to me to be the same
persons who executed the foregoing statements and acknowledged to me that the
same is their free act and voluntary deed.

This instrument is made up to two (2) pages including the page where this
acknowledgment is written, signed by both parties and their witnesses.
