WITNESSETH; That
I- PURPOSE: That the leased property shall be used by the LESSEE for
whatever purpose it may serve her best at her own discretion.
II- TERM: That the term of lease is for TWO (2) YEARS effective after the
signing of the contract by all parties and renewable thereafter for another
TWO (2) YEARS continuously.
III- RENTAL RATE: That the monthly rental rate for the leased property
shall be FIFTEEN THOUSAND FIVE HUNDRED PESOS (15,000.00)
Philippine Currency. The LESSEE may pay the rental rate either in
Philippine Currency or any negotiable instrument. A TEN(10) PERCENT
increase of the monthly rental rate may be imposed every 2 years
thereafter. All rental payments shall be collected by the authorized person
designated by the LESSORS every 3oth of every month.
IV- DEPOSIT: That the LESSEE shall deposit to the LESSOR upon
signing of this contract an amount equivalent to the rent for TWO (2)
MONTHS or the sum of THIRTY ONE THOUSAND PESOS (P 31,000.00),
Philippine Currency wherein the two (2) months deposit shall be applied as
rent for the 11th and 12th months consecutively and ADVANCE RENTAL
PAYMENT equivalent to ONE (1) MONTH RENT or the sum of FIFTEEN
THOUSAND FIVE HUNDRED PESOS.
V- SUB-LEASE: That the LESSEE may sublease any part of the leased
property at her own discretion and shall collect rental payments thereof to
any person, person or corporation. That the LESSEE shall supervised and
managed exclusively the subleasing of the leased property and may dictate
its own terms and conditions of the sublease contract.
VI- IMPROVEMENTS: That the LESSEE may improve and develop the
leased property at her own expense or designate, authorize, person or
persons to do the same. That any permanent structures built as
improvements of the leased property shall be owned by the LESSOR after
the expiration of the term and will never be demolish or modified unless
such structure or structures are not permanent.
VII- OTHER CONDITONS: Should the LESSORS decide to sell or
donate the leased property or any portions thereof, the LESSEE holds the
RIGHT OF FIRST REFUSAL and will therefore exclude any third
party/parties from pursuing any such offers. Any breach to this specific
agreement may allow the LESSEE to seek damages amounting to three
times the value of the property at the prevailing rate of any adjacent
property within the same zone.
