CONDITIONAL CONTRACT TO SELL

KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT made and executed into in Dumaguete City, Philippines,


this 13th day of September, 2018 by and between:

ROLANDO LANGYON, as represented by his Attorney-In-Fact, LETECIA A.


LANGYON, of legal age, Filipino, married, with residence and postal address at
Brgy. Balahan, Banilad, Dumaguete City, Philippines, hereinafter referred to as the
SELLER/VENDOR;

-and-

ELRICO MARINO F. DE GUZMAN and AIME LOU S. DE GUZMAN, both of legal


age, Filipino, married, with residence and postal address at Tetuan, Zamboanga
City, Philippines, hereinafter referred to as the BUYER/VENDEE;

WITNESSETH

WHEREAS, the SELLER/VENDOR is the absolute and registered owner of a


parcel of land situated in Brgy. Tetuan, Zamboanga City, Philippines, with an area
of 200 square meters, more or less, covered by TCT No. 129-2015004632, issued by
the Registry of Deeds, Zamboanga City;

WHEREAS, the BUYER/VENDEE would like to avail the said property through
PAG-IBIG;

WHEREAS, the SELLER/VENDOR is willing to grant the BUYER/VENDEE this


request;

NOW THEREFORE, for and in consideration of the foregoing premises, the


SELLER/VENDOR agrees to sell and the BUYER/VENDEE agrees to buy the above-
described parcel of land under the following terms and conditions:

1. The BUYER/VENDEE shall apply for a loan with PAG-IBIG in the amount
EIGHT HUNDRED THOUSAND (PhP800,000.00) PESOS, in Philippine
currency, to pay the SELLER/VENDOR for the parcel of land. The
proceeds/check of the PAG-IBIG shall be paid to and in the name of
herein VENDOR/SELLER’s Attorney-In-Fact, LETECIA A. LANGYON;

2. In the event that the total proceeds of the loan from PAG-IBIG does not
amount to EIGHT HUNDRED THOUSAND (PhP800,000.00) PESOS, in
Philippine currency, the difference between the selling price and the
total proceeds of the loan shall be paid by the BUYER/VENDEE;

3. For purposes of the loan and of this CONTRACT, the SELLER/VENDOR shall
allow the transfer of the title in the name of the BUYER/VENDEE, but only
after the issuance of a letter of guarantee from PAG-IBIG and/or after
the total amount of the purchase price has been paid.
