PROPERTY RENTAL AGREEMENT

This agreement is between Mark Vicson M. Villadares, henceforth known


as the “Landlord,” and ________________________, henceforth known as the
“Tenant,” and is executed this ____________( Date of agreement).

Both parties agree that Tenant will rent the property at 630 Rizal Street,
Poblacion, Muntinlupa City, henceforth known as “Property,” for the period
beginning the date listed above, and ending )____________________ (Date of
End contract; 12 months of contract)

Both parties further agree to the following provisions:

SECTION 1
DEPOSIT

Tenant agrees to pay Landlord a security deposit of Php. 7,000.00, due


upon the signing of this Agreement. Deposit is non-refundable.

Tenant also agrees to pay One Month Advance of Php. 7,000.00 if short
comings occured. Once contract expires the one month advance may be used as
the last payment of the rent

SECTION 2
RENT

Tenant agrees to pay Landlord rent in the amount of Php. 7,000.00 every
month, until this Agreement expires. Payment method must be cash only.
Payments made more than 15 days late are subject to a 500 pesos late fee. If
tenant is more than 30 days late {twice}, Landlord has the right to find Tenant in
default of this Agreement and may retain any deposit in full.

The Landlord reserves the right to get the utilities/appliances/etc as


liquidation of monthly due if the tenant is not able to pay the rent. (If it is equal to
the value of monthly due)
SECTION 3
ALTERATIONS AND IMPROVEMENTS

Tenant will be allowed to make alterations and improvements to the


Property upon the signing of this Agreement, provided that Landlord has
approved the alterations and improvements. All alterations and improvements will
be done at Tenant’s expense, and Tenant is required to procure any insurance
necessary for the alteration process, as well as for any personal property
involved in or created by the process. Tenant shall be required to return Property
to its original condition upon the expiration of this Agreement.

SECTION 4
SUBLETTING

Tenant will be permitted to sublet the Property. Terms and regulation


should be observed by the Sublette. Landlord should be informed when
Tenant sublet the rental space.

SECTION 5
ILLEGAL ACTIVITY

Tenant agrees to abide by the laws, and refrain from conducting any illegal
business and/or activity at the Property. Should illegal activity be discovered,
Landlord reserves the right to terminate this Agreement and retain any deposit in
full.

SECTION 6
TERMINATION OF AGREEMENT

Landlord may terminate this Agreement early for reasons other than those
listed in Section 2 and Section 5 if {reasons why Landlord may end the
Agreement}. Tenant may terminate this Agreement if {reasons, if any, why
Renter may end the Agreement}.

Tenant may also not renew his contract. Upon leaving the premises the
Tenant is required to pay for the damages such as windows, door, gate, comfort
room and etc. within his contract.
SECTION 7
AGREEMENT RENEWAL

Tenant may renew this Agreement {yearly, every two years, etc.} by
providing a request, in writing, to the Landlord at least {30 days, 60 days, 90
days, etc.} prior to the expiration of the current Agreement. Landlord reserves
the right to refuse a renewal, provided he gives Tenant {60 days, 90 days, etc.}
notice.
