Thesis Title: An Integrated Traveler-Leisure Hub


Site Location: Brgy. Marfrancisco, Pinamalayan

Background of the study

Pinamalayan is located at the east of Oriental Mindoro. It is about 108 kilometers away
from Puerto Galera, the northernmost town of the province; 71 kilometers from Calapan City,
the provincial capital and major entry point connecting to mainland Luzon; approximately 69
kilometers from the town of Roxas; and around 110 kilometers from Bulalacao, the gateway to
the Visayas Region. The town of Pinamalayan is bounded in the north by the municipalities of
Socorro and Pola, in the west by the province of Occidental Mindoro, in the south by the town of
Gloria, and in the east by Tablas Strait. The Tablas Strait separates Pinamalayan from the
island province of Marinduque and the island-towns of Concepcion and Banton in Romblon.

By geographic location, Pinamalayan is only 4 hours away from San Jose, the premier
town of Occidental Mindoro, and only 1 hour away from Calapan City. It is also connected to
Marinduque and Romblon via sea transport and to Western Visayas via sea and land transport
thru the SRNH. Direct linkage to Puerto Princesa, Palawan is always possible because of the
existing airport facility. The existing inter-regional transport facilities brought advantage to the
municipality. Accessibility is a catalyst to economic development especially to business
community. Travel time, safety, and convenient transport system plays important role in the
economic interchange and mobility of the people. Establishing alternate route for light vehicles
and construction of centralized transport terminal improved the traffic situation in many urban
and urbanizing municipalities. The same is expected in the locality specifically transport system
connecting the existing airport to the central business district and adjacent municipality.

The municipality has a combined 289.09 km length of road networks. As to type of


pavement, 61% of combined road networks are already concreted. On road conditions, 24.35
km is excellent, 92.43 km is in good condition, 167.32 km is fair, and 5.00 km is un-passable.
These un-passable roads are barangay roads located in Bangbang, Maningcol, and Rosario.
Currently, various modes of transportation ply throughout Pinamalayan. These PUVs are in the
form of tricycles, vans, and multicabs, among others and serve both internal and external
linkages. Accordingly, there has been an increase in the number of registered tricycles that can
be attributed to an increase in demand of passengers for mobility.
There are six transport terminals that are all privately owned and utilized by public utility
van operators. Meanwhile, terminals for tricycles and multicabs are found within the Public
Market. However, an intermodal or centralized transport terminal for public use is not yet
available in Pinamalayan. Since the nautical highway traverses the municipality, the absence of
a centralized terminal currently seems inconvenient. Disorganized modes of passenger loading
and unloading may worsen traffic flow in the future, particularly within the Poblacion. The locality
can also gain potential income that may be generated from the transport sector thru a ticketing
system if a centralized and well-developed intermodal terminal is established.

Significance of the project

The purpose of this study is to provide an integrated transit hub that will ease traffic
congestion by utilizing the PUVs to enter within the poblacion.
This facility can also increase local income due to return of investments from dispatched
vehicles as well as business establishments to be located within and in the periphery of the
terminal. It helps to promote local products and delicacies and also increase the tourism of the
municipality of Pinamalyan.
It strengthens the claim of Pinamalayan of being a central trading hub.

The scope of the project

The project will focus on the design and development of a transportation terminal, parks,
open spaces and other facilities/amenities within the site constraint. Covering a total land area
of 5 hectares, the said project is a Centralized Transportation Terminal of Pinamalayan.

Objectives of the project


1. To provide an integrated terminal that will help the people of Pinamalayan and
neighboring municipalities to can easily travel within Mindoro and through Metro
Manila.
2. To explore architectural solutions to provide efficient transportation.
3. To provide convenient and comfortable facilities and amenities.
4. To design a lively sustainable public space to benefit the neighborhood.
5. Socially and environmentally active complex.

Assumption of the study

The proposal assumes to be the central gateway of the people in Pinamalayan and
neighboring municipalities. A development which provide safe and healthy environment with
personal and safety considerations integral to planning and design of circulation, elements,
buildings and open spaces, providing efficient site circulation pedestrian movements and
vehicular access.

It will boost the economy of the province.

Existing Projects Related to Thesis Proposal

Parañaque Integrated Terminal Exchange (PITx),

The Parañaque Integrated Terminal


Exchange (PITx), formerly called Southwest
Integrated Transport System (SWITS), is a public
transport terminal in Parañaque, Metro Manila,
Philippines that opened on November 5, 2018. PITx
is built and operated by Megawide Construction
Corporation and the Department of Transportation
(DOTr) under the Philippine government's Public-
Private Partnership program. It will replace the older
Southwest Integrated Transport Terminal (SITT)
initially located at the derelict Uniwide Coastal Mall,
which was transferred to HK Plaza in Bay City,
Pasay as the Southwest Interim Provincial Terminal (SWIPTS).

PITx serves as a hub for buses, jeepneys, and other public utility vehicles headed for
areas south of Metro Manila, including the provinces of Cavite and Batangas, and vice versa. It
is projected to accommodate around 200,000 passengers. The terminal is also planned to
connect with the Asia World station of the proposed Line 1 Cavite extension. Commuting will be
made easy, safe, and convenient. The departure area will boast of 36 bus bays leaving at 15
minute intervals, while the arrival area will hold 23 bus bays. SWITS is expected to service over
34 million passengers per annum.
This modern and sophisticated transport infrastructure will also be a home to BPO
offices, and will offer various retail, dining and shopping options.

Relevance

It features other spaces providing conveniences for the passengers not just the whole
transport hub itself e.g. restaurants, sopping places and other recreational spaces. The designer
chose to adopt its goal in uplifting the economy which can help the city and the country.
A pave way for the people to be encourages taking public transportation instead of bringing
their respective private vehicles.
South Integrated Transport System (ITS) Project (Taguig Integrated Terminal Exchange)

The Taguig Integrated Terminal


Exchange Project (ITX) (formerly South
Terminal of the Integrated Transport System)
project will be constructed within a site area of
4.7 hectares.

It will connect passengers coming from the


Laguna/Batangas side to other transport
systems such as the future North-South
Commuter Railway project (currently the
Philippine National Railways), city bus, taxi, and
other public utility vehicles that are serving
inner Metro Manila. The project will include
passenger terminal buildings, arrival and
departure bays, public information systems,
ticketing and baggage handling facilities, and park-ride facilities. The private partner will
undertake the design, construction, and financing of the ITS South Terminal as well as the
operation and maintenance of the whole facility. The concessionaire can also undertake
commercial development and collect revenues generated from the same.

Legazpi Grand Central Terminal

The Legazpi Grand Central Terminal


is the first state-of-the-art transport terminal
in Bicol Region of the Philippines, and covers
an area of about 3.9 hectares. It is located at
Legazpi Port District, Legazpi, Albay. The
terminal facility is developed and operated by
the LKY Group, a land developer based in
Bicol Region along with the City Government
of Legazpi through a Public-Private
Partnership (PPP).

Relevance

Its first-rate terminal services that are equipped with a well mapped-out system. The
terminal operation includes high-end monitors hooked up to the system and a computerized
entrance and exit for maximum security. It also manages the operation and interface of various
land–based transport services such as buses, jeepneys, filcabs and tricycles thus ensuring fast
and efficient terminal operations and making travel easier.

Shinsegae Mixed-Use Retail Transit Hub Development in South Korea

signature community spaces
incorporate a large outdoor public
park and entry plaza at street level,
terracing café decks along the upper
levels, and a rooftop Sky Park garden.

Relevance

A modern design that blends with multiple open spaces to enhance connections to the
local landscape and culture. The multi-level retail center’s clean, contemporary architecture is
sculpted to provide distinct visibility along the main highway.
GREEN CANOPY SHADES TRANSPORT HUB

Plans for a new transportation hub to be


constructed in Kaohsiung, Taiwan, include a green
canopy that shades a subterranean public plaza and
offers a variety of programmes for the surrounding
community.

Designs for an organically shaped, multi-level


transportation hub to be constructed in Taiwan’s second
largest city, Kaohsiung have been released by Dutch
architecture firm Mecanoo. The large green space
features a landscaped canopy rising above a variety of
public spaces that will serve not only as a transport
interchange but also offer a host of public setup that will
unify the area.

Designed as part of the Kaohsiung underground


railway project, the new hub will integrate train, metro and
bus services, together with taxis and bicycle infrastructure.
The station itself will cover an area of 21 acres and
support a 35, 000sqm green canopy. The entire railway
project will include a total of seven underground stations,
including Kaohsiung, and stretch from Zuoying to
Fengshan along a 9.75km tunnel.

A blending of traditional elements and new


features in the design is an important part of shaping
Kaohsiung’s identity and representing its desire to be
viewed as a sustainable city. The existing station building
on the site will be reinstated to its original location and
incorporated into the new construction in a blending of the old and new.

Relevance

A green space development that will offer attractive open public space that can be
utilized by the local community and includes features such as a cycle path that will run across
the top of the canopy. The overarching canopy not only provides ground level opportunities, it
also serves to shade the subterranean setup from the country’s high temperatures and humidity.

Research focus

A modern design that blends with multiple open spaces to enhance connections to the
local landscape and culture.
Financing Schemes

The Proposed Pinamalayan Centralized Terminal has an estimated cost of Php.


606,000,000.00 which is funded by the LGU/PPP.

Thesis Title: A Proposed Regional Agro-Industrial Extensive Complex


A Proposed Regional Agro-Industrial Exchange
Site Location: Bonifacio St. Pinamalayan

Background of the study

Pinamalayan is a first-class municipality located in the eastern part of the province of


Oriental Mindoro, Mindoro Island. It is approximately 71 kilometers away from the provincial
capital of Calapan City and has an estimated total land area of 28,226 hectares, as certified by
the Department of Environment and Natural Resources (DENR). This is comprised by 37
barangays, wherein eight are classified as urban and 29 are categorized as rural. Furthermore,
there are ten coastal barangays. Among the barangays, Sabang has the largest land area at
8,799.20 hectares while Zone IV has the smallest land area at 10.65 hectares.

Pinamalayan is the only municipality in Oriental Mindoro with direct linkage to the
province of Marinduque, Romblon, Coron, Busuanga, and Manila. It is also easily accessible to
the urban centers in Mindoro namely Calapan City, Puerto Galera, Roxas, and San Jose. The
possibility of connecting Pinamalayan airport to Puerto Princesa is always open. Because of its
strategic location, the municipality also evolves as a commercial and educational center of the
province’s central district

Compared with other municipalities within the province, Pinamalayan has vibrant and
diverse economic structure. A record from Business Process Outsourcing (BPO) shows that the
municipality is not largely dependent in agriculture. Secondary and tertiary services prosper in
the locality contributing 11-15 million pesos to locally regenerated revenue growing
approximately 4 percent per year. Data also shows increase in employment in wholesale and
retail trading activities

Oriental Mindoro including Pinamalayan is holding a steady position as a supplier of


agricultural products. Because of high suitability to diverse agricultural products, Pinamalayan is
producing about 1,182MT/year of coconut, 12,064 MT/year of banana, 38,876 MT/year of
premium quality rice as of 2015 data.

Generally, trainings intended for local farmers focused on productivity enhancement and
management. However, looking at the agricultural processes, key areas of concerns are
practically attached to production, harvesting, and marketing. In the situation analysis,
marketing system of farm products is significantly influenced by the middlemen. More often they
took advantage of the financial incapacity of the local farmers. To break the ties between the
farmers and the middlemen, the LGU will reinforce farmer-retailer/wholesaler direct marketing
system thru extension and promotion of local food terminal. The development target is not only
to upgrade the existing facility but to connect the same to other operating food terminals in the
region or even in the whole country if possible. This also intends to increase net profit of
individual farmers, hence, increase financial capacity.

Significance of the project


The purpose of this study is to provide a centralized trading hub within the region that
will help the farmers to improve the production of their products by giving them a training
program on updated and doable farm technologies.
The community will benefit with a lot of jobs opportunities on the proposal and it can
teach them on how to market, trade, and improve their products and also provide a one stop
shop for agricultural products.
The proposal will control the price of the products that are going to transport in other
places around the country.
It strengthens the claim of Pinamalayan of being a central trading hub.

The scope of the project


The project will focus on the design and development of Regional Agro-Industrial
Extensive Complex. This study covers only to the agricultural products that are abundant in the
region. It will serves as storage facility for raw materials, food processing and product
marketing.

Objectives of the project


1. To provide the most approachable solution for trading center.
2. To provide a facility that will help the users/traders to improve their products.
3. To create s concept that is related to the proposal.
4. To provide a circulation that avoids traffic congestion within the project.

Assumption of the study

The proposal assumes to become the center of trade in terms of agriculture in Region 4-
B MIMAROPA that serves the mainland Luzon.

It will boost the economy of the province.

Existing Projects Related to Thesis Proposal


China Yiwu International Trade City District 1

Yiwu International Trade City is the


primary wholesale market complex in Yiwu,
Zhejiang, China. There are a number of
other large wholesale markets in Yiwu
including the Huangyuan Market for
clothing, several furniture markets, a capital
goods market, and others. According to a
CNN report, it is the world's largest wholesale market for items that are "relatively inexpensive,
non-technical, mass-market", serving as the major conduit for many types of such goods.

Relevance

The proposal adopt the idea of separating spaces by floor, in the proposal the spaces
will be separated by its use, like wholesale, small quantities of goods, fertilizers, insecticides,
offices and other services related to agriculture.

Camerines Norte Agri-Pinoy Trading Center

The Department of Agriculture has


launched the first Agri-Pinoy Trading Center
(APTC) in Vinzons, Camarines Norte to provide
small farmers and fisherfolk an alternative
marketing system where they can directly sell
their products at reasonable wholesale prices.

Agriculture Secretary Proceso Alcala said


that the P44.2-million facility in Sitio Mat-i in
Barangay Sto. Domingo was partnered after the
Sentrong Pamilihan in Sariaya, Quezon.

The facility, constructed inside a 1,200 hectares lot owned by the provincial government
of Camarines Norte, will also serve as a government common-service complex.

The APTC includes a 675-square meters building equipped with food storage, cold
storage, an office, and a trading floor. Another building has a farmers’ lounge with space for a
canteen, powerhouse, and guardhouse.

Relevance
The Camerines Norte Agri-Pinoy trading center is a good example to make improve the
productivity of Camarines Norte and also to generate employment within the locality and to
increase income of farmers within the province.

Benguet Agri-Pinoy Trading Center

THE country’s biggest agricultural


trading center is set to open in La Trinidad,
Benguet, in the first quarter of 2015, the
Department of Agriculture (DA) said on
Monday.

Built at a cost of P655 million, the DA


said in a statement that the Benguet Agri-
Pinoy Trading Complex (BAPTC) is a
“model of value-chain approach for the
agribusiness sector in the Philippines.”

Situated on a 4-hectare land owned by the Benguet State University (BSU), BAPTC has
three buildings housing trading spaces and processing facilities for highland vegetables such as
carrots, lettuce and broccoli.

It also has dry and cold storage facilities and a dormitory for farmers and traders who
come from other provinces.

Relevance

The Benguet APTCs is seen to be the pilot model of value chain approach developing
and strengthening the agri-business sector in the Philippines. To assist processing value adding

Davao Agri-Pinoy Trading Center

The center will occupy five

GAP as defined, are practices that address environmental, economic and social
sustainability for on-farm processes and result in safe and quality food and non-food
agricultural products. Farmers can avail free GAP certification with the help of Bureau of
Agri-Fishery Standards. It is the bureau that will certify the farmers,

The APTC is expected to eliminate the intervention by middlemen in marketing


farmers’ produce and it will source out and sell products directly from the farmers and
agri–processors within the locality or in target catchment areas, hence reducing or
eliminating the intervention by middlemen, adding that this will help increase the profits
of farmers.

Small farmers, according to some reports, are exploited by middlemen who pay
them very little compared to the ‘real’ price of the products and keep all the profits.

With the establishment of the center, consumers can access to cheaper


commodities.

Relevance
The proposal adopts the aim of APTC-Davao to increase the bargaining power of
farmers in the absence of middleman, so they helping this farmer to sell their product easily and
by eliminating the middleman so that the consumer can access to cheaper commodities/price of
products.

Financing Schemes

The Proposed Regional Food Terminal has an estimated cost of Php 200,000,000.00
which is funded by the FFS (Department of Agriculture)

Thesis Title: Redevelopment of Mulle De Binondo Esplanade


Site Location: Mulle de Binindo St, Manila

Background of the study


Significance of the project

The purpose of this study is to redevelop the mulle de binondo esplanade to bring back
the socially Active Street that promotes healthy lifestyle through recreation and greener
environment.
It presents new design and additional features in parks, facilities and amenities that is
needed by the city, this study also implements effective security and proper maintenance of the
project in order to help the people to be more aware of their natural environment and serves the
a new development that anyone can be proud.

The scope of the project

The project will focus on the design and redevelopment of mulle de binondo esplanade,
facilities, amenities and other features needed in the project.

It also focus on the landscaping elements and other applicable materials for parks and
open space, and development of an effective security and proper maintenance of mulle de
binondo esplanade.

Objectives
 To redevelop mulle de binindo in order to enhance its present existing condition
and helps the city to design a new parks and leisure.
 To be an example among the esteros in manila by revitalizing the present
condition of the environment.
 To identify the different facilities and amenities needed for the redevelopment of
mulle de binondo.
 To introduce additional features in parks for aesthetics and function to catch the
attention of foreign and local tourist.
 To provide parking space reduces traffic circulation in the street of mulle de
binondo.
 To implement effective security and proper maintenance program to sustain the
project and achieve its quality design.
