RENTAL AGREEMENT

THIS DEED OF RENTAL AGREEMENT made at Cheyyar on the 25th day of


january 2014 by and between XXXXXX,S/O.XXXXXX, aged about 00 Years, residing
at No.3.XXXXXXX Street ,XXXXX Village XXXXr Tk.604407,hereinafter called the
LANDLORD and M/S SRI GANAPATHI AGRO AGENCIES hereinafter called the
TENANT WITNESSETH:

WHEREAS the LANDLORD by an agreement dated 25-06-2019 had let out a


residential portion measuring approx.590 Sq. Ft in the Ground Floor of the property
bearing No.X.XXXXXXX Street ,XXXXXXX Village XXX Tk.600007,morefully
described in the Schedule Hereunder and hereinafter referred to as schedule
mentioned property, to the TENANT for as a period of 05 years.

AND WHEREAS the TENANT has requested the LANDLORD to execute the tenancy
and the LANDLORD has agreed for the same and the parties hereto have agreed to
reduce their terms of their agreement in writing as follows:

Now this Rental Agreement Witness tha as follows:

1. The tenancy commences from the 1st day of January 2019 and will be
computed in terms of the English Calendar month only.

2. The TENANT has undertaken to pay as Rental sum of Rs.2,000/-(Rupees


Two thousand only)

3. The TENANT has paid a sum of Rs.25,000/- (Rupees Twenty Five Thousand
only) as refundable securities deposit at the time of entering this Rental
Agreement and the same shall be retained by the LANDLORD has interest free
security deposit for the occupation of the schedule Property. The said amount
of Rs.25,000/- (Rupees Twenty Five Thousand only) shall not carry any
interest and shall be refunded by the LANDLORD to the TENANT at he time of
the Tenant vacating and handing over vacate possession of the schedule
mention property to the landlord. The LANDLORD shall be entitled to deduct
such sums of Money as may be outstanding form the TENANT towards unpaid
Rent, Damage or Loss caused to the premises or any dues outstanding under
any of the covenants herein contained.
4. The TENANT shall pay the Rent on or before 5Th Day of the succeeding
English Calendar Month for which the Rent is payable.

5. The tenancy is for a duration of 05 years commencing from the day of 1 St day
January 2014 and ending on the 31St day of December 2018 when the tenancy
expires the portion will be vacated by the tenant and vacate portion will be
delivered to the LANDLORD.

6. That the demised portion has been let out to the TENANT exclusively for the
Residential purpose. The Tenant shall not use the schedule mention portion for
illegal or immoral activities or in a manner to cause nuisance, annoyance or
inconvenience to others in the neighborhood.

7. The Tenancy on such terms and conditions as may then may be agreed upon.

8. That TENANT promises to pay the landlord the increased fair rent has fixed by
the LANDLORD if the landlord is willing to renew the tenancy and keep the
TENANT for a further period of 11 month.

9. The TENANT shall not make any additions or alterations to the schedule
mention property without the prior written permission of the LANDLORD.

10. The TENANT shall regularly pay the electricity charges has billed for the
demised portion in the separate meter reading to the LAND;ORD.

11. The TENANT shall not assign, sublet or part with the possession of the
schedule mention property or any part thereof under any circumstances.

12. That the TENANT covenants to keep the portion in good condition and hereby
agrees to indemnify the LANDLORD against any damage caused to the portion
under his use during the period of tenancy.

13. That the TENANT hereby covenants with the LANDLORD to give in writing a
three month’s notice if the TENANT wishes to vacate the portion during the
period of tenancy and vice-versa.

SCHEDULE

Residential Portion approx.590 sq.ft situated in the ground floor at the Eastern
side of the premises at No. 450/1.pallakaniyur main road, (near Indian bank) Attanavur
yelagiri hill tiruppattur Tk. Vellor Dt -635853 .
IN WITNESS WHEREOF the landlord and tenant have agreed to the above
condition and signed the day, month and year above mentioned in the presence of
witnesses.
