REAL ESTATE MORTGAGE

KNOW ALL MEN BY THESE PRESENTS:

This REAL ESTATE MORTGAGE executed on ______________, by


and between:

____________________________ of legal age, Filipino, widow and

hereinafter referred and known to as the MORTGAGOR;

WITNESSETH:

That MORTGAGOR is the registered owner of a parcel of land


covered by TCT No. 146-2015002095 situated in

That the MORTGAGOR does hereby convey by way of real estate


mortgage unto the MORTGAGEE the said real property and all its
improvement;

That this mortgage is given as security for the loan of the


MORTGAGOR to the MORTGAGEE as embodied in that certain promissory
note executed on ___________ by the MORTGAGOR in favor of the
MORTGAGEE, for the sum of TWO MILLION PESOS (PHP 2,000,000.00) PESOS,
which sum the MORTGAGOR acknowledges to be her indebtedness to the
MORTGAGEE. The said promissory note is herein incorporated as Annex “A”
by reference and made a part hereof.

That the condition of this REAL ESTATE MORTGAGE is such that if the
said MORTGAGOR, her heirs, executors, or administrators shall and will truly
perform the full obligation above stated according to the terms thereof,
then this REAL ESTATE MORTGAGE shall be null and void; otherwise, I hereby
agree that herein MORTGAGEE shall proceed to extrajudicially foreclose
upon the real properties above described and is hereby appointed as the
Attorney-in-Fact of the MORTGAGOR with irrevocable powers, among
other things, to take possession of the mortgaged properties, to collect the
fruits, rents and income therefrom, and to sell the mortgaged properties at
a public auction in accordance with the procedure prescribed in Act 3315,
as amended by Act 4118, for the satisfaction of all the obligations secured
by this mortgage. Including a reasonable attorney’s fees for the
enforcement thereof, and liquidated in the sum equivalent to 25% of all
such obligations as may be then due and outstanding, apart from costs
and legal expenses prescribed by the Rules of Court on the matter.
