Red Berry Redevelopment

Fact Sheet

The RK Group and NRP Group in partnership with the San Antonio Housing Trust Public Facility
Corporation (PFC) are currently redeveloping the 84.59 acre Red Berry Estate and Mansion property on
the City’s Eastside. There are four phases of the $61.8 million redevelopment underway. All
improvements are scheduled to come online in early 2020.

Salado Creek Hike and Bike Trail Extension


The Public Facility Corporation has hired Casey Development to manage the construction of a half-mile
extension of the Salado Creek Hike and Bike Trail System, a pedestrian bridge over the Salado Creek,
public parking for the trail system, and restoration of the lake. Lake is a viewing lake only. Fishing and
wading is not allowed.

Mansion Renovation – 5 acres


The RK Group has hired Joeris General Contractors to renovate the 10k SF mansion allow the RK Group
to re-open the Red Berry Mansion as a world class event venue. The lake side venue will be the only one
of its kind in San Antonio and will provide access to the public for weddings, parties, and other events.
The City will have use of the space 10 times per year for City and Community functions.

Multi‐Family Housing – 14 Acres


The NRP Group in partnership with the San Antonio Housing Trust Public Facility Corporation is
constructing a new 330 unit residential multi‐family mixed‐income housing development reserving half
of the units for households at or below 80% AMI. Clubhouse and many of the units will have great views
of the lake and downtown San Antonio.

Corporate Headquarters – 12 acres


The 158,000 SF Corporate Headquarters and warehouse will allow the RK Group to grow by 50,000
square feet consolidating several business entities under one roof. The relocation will headquarter 300
jobs with the capacity to add an additional 100 jobs.

Additional Information
 City funded Redevelopment through a combination of CDBG, TIRZ funds, Impact Fee Waivers, 10
Year Tax Reimbursement, ICIF Fund, water rights, and land contribution
 City SBEDA goals are applied to the Redevelopment
 Redevelopment will have LID and water quality features installed in the lake
 Redevelopment will be maintained in perpetuity by a Property Owners Association funded through a
.12 cent/$100 valuation
 Development will have no flooding related impact on the Salado Creek
 27 Acre Pecan Orchard is owned by RK Group for a future use appropriate for the site
