Dear City Planner Juliana Lucchesi,
 
As a long time resident of Mount Shasta on Ski Village Drive, I ask that the City Planners deny
the mitigated negative declaration for the proposed Freeze Carwash and Storage Project at Ski Village
Drive and North Mount Shasta Blvd. Although I live on the County end of Ski Village Drive, I live within the
City sphere of influence, and I am very familiar with the subject property.
 
Here again is another choice for city planners to make a wise decision to do the right thing for the long
term benefit of the City of Mount Shasta. This is not an appropriate place for such a project. Although the
property holds a C-2 zoning, much of the heavy commercial activity that influenced this zoning, such as
the cedar mill and the old Ski Bowl, have been gone for decades. The neighborhood has now taken on a
residential character, which seems appropriate for this location.
 
Please consider what kind of impact that the City would like to provide on the Northernmost entrance to
town. Here residents and visitors exit the freeway and immediately see the beauty of Spring Hill and City
Park, and that is the Northern gateway to the City. A carwash and storage yard would provide the same
unsightly blight of a typical strip town that has plagued forward thinking planners all over the West. The
visitation of this immediate area is significant, as it is the doorway to City Park, as well as the Spring Hill
Trail.
 
This type of use is also incompatible with nearby residential use. Noise, lighting, security, and traffic, are
all negative impacts of this project. Please consider the appropriateness of our other storage yards, such
as Truck Village Drive, behind Cross Petroleum, and also far South Mount Shasta Blvd. The existing
Carwash in town is surrounded by commercial enterprises.
 
Traffic flows will certainly be problematic. Any entrance form North Mount Shasta Blvd will be hazardous,
as this is a thoroughfare with a long curve and freeway exit ramp. Nobody will expect to encounter a
struggling Uhaul truck practically stopped trying to make a turn into the storage yard. Entrance from Ski
Village Drive will also create confusion and congestion due to the awkward nature of the
existing intersection.
 
Lighting, needed for storage security and a 24 hour carwash, will certainly be a blight in what is now a
very natural area. This is a deep contrast to the quiet nature of the City Park and the neighboring
residents. Please consider what kind of image we are trying to project.
 
Also, please consider potential water pollution impacts from the carwash, which will be directly uphill of
the Big Springs (which our town is famous for). Oils, grease, and toxic engine degreasers, such as
"Gunk" products, will be in the waste and storm water. Any of this would be disastrous to the health of Big
Springs.
 
In conclusion, please consider the long term goals of Mount Shasta City. As we transition from a
commerce based on extraction industries such as lumber mills, to a destination known for it's superior
quality of life, please consider what would be the first thing that you would want to see if you were a visitor
coming into town for the first time on North Mount Shasta Blvd.
