RENT AGREEMENT

This Rental Agreement is made and agreed to be effective since 1st


day of July, 2019 between

………………………………………………………………hereinafter called as
the landlord.

And

………………………………………………………………, hereinafter called


as Tenant / Lessees.

Whereas the landlord is the absolute owner and in peaceful


possession and enjoyment of the Property bearing
“………………………………………... Above mentioned property
hereinafter referred to as scheduled property. The tenant has
approached to take on rent of the said scheduled property for its
Business to which the landlord has agreed.

NOW THIS RENT AGREEMENT WITNESSETH AS UNDER:-

1. That the landlord agrees to let out and the tenant agree to
take on rent the schedule Property on a monthly advance rent
of Rs. 10,000/- (Rupees Ten Thousand only) to be payable
by the tenant to the landlord before 11thof every month
according to the English Calendar Month.
2. That the rent in respect of the schedule property shall be paid
by the tenant regularly and punctually without any delay of
default.

3. That the period of tenancy is 36 Months from the date of


agreement of tenancy; however the tenancy period can be
extended further by both the parties with their mutual consent
on the basis of prevailing rental value in the market.

4. That the tenant will pay electricity charges; Water Charge and
Maintenance Charges as per the bill to the concerned
department every month without fail and provide the receipts
of deposit to the Landlord regularly.

5. That the Lessee shall use the above said premises for Official
Purpose only.

6. That the Tenant / Lessee shall abide by all the bye -


laws , rules and regulation, of the local authorities in respect
of the scheduled premises and shall not do any illegal
activities in the said scheduled premises.

7. That the tenant can show the schedule property as his


Registered Office till the termination of tenancy.

8. That this Agreement may be terminated before the expiry


of this tenancy period by serving One month prior notice by
either party for this intention.

9. That the tenants shall not sub-let or assign or part with the
possession for the schedule Property, without the written
consent of the landlord.

10. That, whereas the tenant hereby agreed to keep the


premises in good and tenantable conditions without damages,
if any damages caused by the tenants, the same will be
replaced by the tenants.

11. That the tenant shall allow to enter landlord or his


agents into the schedule property at all reasonable hours and
to inspect the same with advance notice.

12. That the Tenant/Lessee shall not be entitled to make


structure in the rented premises except the installation of
temporary decoration, wooden partition/ cabin, air –
conditioners etc. without the prior consent of the owner.
13. That the Tenant/Lessee shall keep the said premises in clean
& hygienic condition and shall not do or causes to be done any
act which may be a nuisance to other.
14. That the Lessee/Tenant shall not store/keep any
offensive, dangerous, explosive or highly Inflammable
articles in the said premises and shall not use the same for
any unlawful activities.

15. That the Tenant shall pay the painting charges at the
time of vacating the premises.

16. IN WITNESS WHEREOF the party is here to have signed


the Rental Agreement on the day, month and year first above
written in front of the following witness.
