RENTAL AGREEMENT

This Rental Agreement is made and executed at Chennai on 1st November of 2018 by and
between: Mr. M.JANARTHANAN, residing at No.14 – South main 2nd street,
Balakrishnapuram, Adambakkam, Chennai – 600088. Here in after referred to as
‘OWNER’ of the one part: and Mr. SHAWN ANTHONY MICHAEL RAJ, residing at at No.14
A – South main 2nd street, Balakrishnapuram, Adambakkam, Chennai – 600088, here in
after referred as the TENANT of the other part.

Whereas the tenant has approached the owner to let out the scheduled premises bearing
at No.14 A – South main 2nd street, Balakrishnapuram, Adambakkam, Chennai – 600088,
in consideration of the rent hereinafter reserved and the conditions here in after stated.
NOW THIS AGREEMENT WITNESSES AS FOLLOWS:

1. The tenant shall pay a monthly rental of Rs. 8,500/- (Twelve Thousand Five
Hundred Rupees only) on or before 5th of every month. This amount is not
inclusive of maintenance and Water charges.

2. The tenant has paid an advance amount of Rs. 60,000/- (Rupees Fifty
thousand only) by way of intra bank transfer as an advance and security
deposit which sum the owner herby acknowledges. The said sum carry no
interest but refundable to the tenant the termination of the tenancy.
3. The agreement shall be for a period of 11(eleven) months commencing from
the 10 October 2018 with an extension of next eleven months by mutual
consent. If the tenant continuing for a further period hereby agrees to pay a
higher rent by 5% of the last month paid rent.
4. The tenant shall use the premises only for the residential purpose and not for
any offensive or objectionable purpose and shall not have any consent of the
owner hereby a sublet under lease or part the possession of the any
whomsoever or make any alterations therein.
5. The owner have the right to terminate the tenancy, the tenant fails to pay the
rents regularly for a consecutive period of two months or commits breach of any
of the terms herein mentioned and take possession of the premises. That the
tenant shall not store any hazardous, dangerous or unlawful materials in the
house.
6. It is hereby agreed that one month’s notice either side is required for the
termination of the tenancy.
7. The tenant shall not cause any damages to the fixed electrical fittings,
wardrobes, floor tiles on the above said premises. The tenant shall not damage
the premises, shall not nail on the walls or make alterations without the
permission of the owner. If so he should make it clear at his own costs,
otherwise the owner has the liberty to deduct the amount from the advance
paid and the balance shall be paid to the tenant at the time of vacating the
premises.
