RENT AGREEMENT

THIS RENT AGREEMENT IS MADE & EXECUTED AT DELHI on this 10TH Day of
April 2019, BETWEEN SMT. ASHA DEVI W/o SH. JAI PRAKASH R/o C-99,
HARSH VIHAR-II, SAHIBABAD, GHAZIABAD, U.P., (hereinafter called the
LANDLORD).

A N D

SMT. RAM WATI W/o SH. GAJRAJ SINGH R/o F-70/7, GALI NO.4, SUBHASH
VIHAR, NORTH GHONDA, DELHI-110053, (hereinafter called the TENANT).

The expression of both the parties shall mean and include the parties, their
respective legal heirs, successors, administrators, executors and assigns.

WHEREAS the LANDLORD is fully empowered to entered into this Rent


Agreement and has agreed to let out One Room on Ground Floor without roof right,
bearing Property No. C-99, HARSH VIHAR-II, SAHIBABAD, GHAZIABAD, U.P., for
which the LANDLORD is entitled in law to execute this RENT AGREEMENT
belonging and pertaining to the said premises to the TENANT and the TENANT has
agreed to take the above said premises on rent from the LANDLORD on the following
terms and conditions:

NOW THIS RENT AGREEMENT WITNESSETH AS HEREUNDER:

1. That the Rent amount fixed for the said premises Rs.1,500/- (Rupees One
Thousand And Five Hundred Only) per month.
2. That the TENANT will pay the said fixed rent to the LANDLORD in advance
monthly and regularly on or before 7th day of each English calendar month.
3. That this Rent Agreement is commencing from 01-02-2019 to 31-12-2019 for the
period of 11 Months Only.
4. That the TENANT will use the said premises for Residential and TENANT shall
not use the same for any other purpose.
5. That the TENANT shall not have any right to make any change in
additions/alteration in the said premises without the written consent of the
LANDLORD.
6. That the TENANT shall not sub-let the above said premises in whole or part to
any other person in any case nor will he join any partner.

7. That the LANDLORD or his agent shall have rights to inspect the said premises at
any reasonable time mutually agreed upon and the TENANT will have no
objection to it.
8. That the TENANT shall also comply with Municipal bye-law and rules and
regulations and the TENANT shall not use the said premises for any illegal and
unfair purpose.
9. That if the TENANT will break any term and conditions of this Agreement and/or
fail to give the Rent of any one month regularly then the LANDLORD shall have
full right to vacate the said premises from the TENANT without notice.
10. That both parties shall be bound to give ONE MONTH prior notice to each other
regarding vacation of said rented premises.
11. That the TENANT shall not store any dangerous goods/items in the said premises
for which the TENANT shall only be responsible to the same.
12. That the LANDLORD shall be liable to pay property tax/House tax which the
MCD may impose on the said premises.
13. That charges of electricity & Water bill excluding of above said rent will paid by
the TENANT to the LANDLORD.
14. That the LANDLORD has received a sum of NIL in cash, from the TENANT as
interest free Security Money, which will be refundable after at the time of vacate
the above said premises.
15. That the rent amount will be increased 10% after expiry of eleven months, but the
LANDLORD does not want to extent this Rent Period, then the Tenant will hand
over the vacant peacefully in good condition to the LANDLORD with all its
fixtures, fittings intact

IN WITNESS WHEREOF THE LANDLORD AND TENANT HAVE SIGNED ON
