SUPPLEMENTARY LEASE DEED


THIS SUPPLEMENTARY LEASE DEED (hereinafter referred to as the (“Supplementary
Deed”) is made at Lahore on this --------------- day of March, 2006 by and;

BETWEEN

MR. MUHAMMAD SIDDIQUE son of Inayat Ali Qureshi, resident of 63-A/2, Gulberg-III,
Lahore (hereinafter called the “Lessor”, which expression shall, wherever the context so permits,
mean and include his legal heirs, successors, legal representatives, administrators and assigns) OF
THE FIRST PART.

AND

M/S. BORJAN (PVT) LIMITED a Private Limited Company incorporated under the laws of
Pakistan, having its registered office at Servis House, 2-Main Gulberg, Lahore (hereinafter
referred to as the “Lessee”, which expression shall, wherever the context so permits, mean and
include its successors, legal representatives, administrators and assigns) OF THE SECOND
PART.

WHEREAS; by a Lease Deed dated 16-12-2005 (hereinafter referred to as the “Principal Lease
Deed”) between the Lessor of the first part and the Lessee of the second part, the Lessor demised
unto the Lessee a Shop having its covered areas of 1560 Sqft. (approximately) at Ground Floor
AND 1560 Sqft. (approximately) at Upper Floor, situated at 36-A/2, Gullberg-III, Lahore
(hereinafter referred to as the “Demised Premises”).

WHEREAS; the said Principal Lease Deed is only for the ground & upper floors and now the
Lessee requires additional space for its business, therefore the parties have agreed to execute this
Supplementary Lease Deed.

NOW THEREFORE the parties hereto have agreed to the terms and conditions of this
Supplementary Lease Deed.

1. That Lessor hereby authorizes the Lessee to construct a basement under the Demised
Premises maximum of ----------- Sqft., as per specifications and designs approved by the
Lessor in writing (hereinafter referred to as the “Additional Premises”).

2. That the Lessee will construct the Additional Premises and will also get approved the
construction plan if required regarding the Additional Premises from the concerned
authorities at its own expenses and risk.

3. That the Lessee will entitled to use the Additional Premises for the remaining Lease
Period as fixed under the Principal Lease Deed without payment of any additional rent and
the Lessor will not demand any additional rent on account of the said Additional Premises.
However, after the expiry of Principal Lease Deed, the rent will be fixed for the Demised
Premises and the Additional Premises by the mutual consent of the Parties.

4. That if the Principal Lease Deed is not renewed after its expiry and/or on the termination
of the relationship between the Lessor and the Lessee at any time the Additional Premises
will become property of the Lessor without payment of any amount on account of
construction.

5. That on the expiry and/or termination of the Principal Lease Deed, this Supplementary
Lease Deed will also be terminated impulsively.

6. That the Property Tax and all other taxes etc., regarding the Additional Premises will be
the Liability of the Lessee.
7. That the Lessee undertakes that no damage will be caused to the structure of the existing
building while construction of the Additional Premises and if any damage will be caused to
the existing building at the time of the construction of Additional Premises or any time
thereafter the Lessee will make the damages good by repair and/or reconstruction as per
satisfaction of the Lessor. If the Lessor fails to make the damages good within reasonable
time then this Supplementary Lease Deed and the Principal Lease Deed will stand terminated
forthwith and the Lessor himself will make the damages good on the Lessee’s account. The
security deposit and advance rent if any will be refunded after adjustment of the
repair/reconstruction cost and if the amount is insufficient for the recovery then the remaining
amount shall be recovered from the Lessee as of debt.

8. That all the terms & conditions of the Principal Lease Deed shall remain same and
binding on the parties in addition to the terms and conditions of this Supplementary Lease
Deed.

INWITNESSES WHEREOF the parties have set and subscribed their respective hands and seal
below on the day, month and year first above written.
