I. Preliminary
The following is a proposal for submitting an offer and sale of land on behalf
of Joko Prakoso as the holder of land ownership rights. Plots of land for sale are
relatively large, in addition there are several buildings in the form of housing and
factories around the land that we offer. The land that we offer has an area of + -
150,000 m2 / + - 15 Ha.

II. Land Data


Below is an overview of the data from the land:
A. Land Description :
1. Has an area of + -150,000 square meters / + - 15 hectares,
2. There are 3 houses that have been built and will be built around the
land,
3. Strategic land position which is near the Provincial road + - 1 Km from
the location and directly intersects the district road.
4. The land is included in the Spatial Planning of Jepara Regency as an
industrial area.

III. Land Prospect


A. Large-scale Production Plant
Large land area and access roads that are on provincial roads and city
roads can make it easier for investors who want to establish a large-scale
production plant because access roads are located in easy locations. If
investors need labor for factory operations, they can also recruit people
around the land, because the land is also relatively close to the homes of
residents.

B. Storage Warehouse
The place is near the main road, this land is also suitable to be used as a
storage warehouse or inventory for companies that need large inventory
to store goods in a wide and strategic place.

Entrance into location is Rp. 1,500,000 / meter2 (Square).
The above price includes the cost of casting and asphalting.

TERM OF PAYMENT

1. Down Payment (1)


a. Delivery of Collaboration Bonds 10% of the total price agreed.
b. Payment of 10% of the total price in the form of agreed cooperation will
become the property of PT Garda Mitra Jepara if the buyer cancels the
purchase confirmation.
c. PT Garda Mitra Jepara will submit the documents covering:
o Land Tax Sheet /Leter C
o Copy of Land Ownership Identity Card
o Land Owner Family Card
o Land Field Map
o Spatial Permit from related agencies
2. Down Payment (2)
a. The first stage payment is 60% of the agreed total price.
b. PT Garda Mitra Jepara will implement:
o Tree Felling
o Land Clearing
o Grounding
o Entrance Casting
o Asphalting the road
3. Balance Payment
a. Third Stage Payment of 30% of the Total Price.
b. Payment is paid after the Notary has examined the documents and stated
that the land document is valid and can be continued for the HGB process
on behalf of PT. TBZ INDUSTRIAL INDONESIA.
c. Payment can be paid to the account number as follows:
