2. That the monthly rent shall be @ Rs. 3,500/- (Rupees Three thousand
Five
Hundred only) payable to lessor on or be·f·.'o1·e 15 1h o f·' eac I1 ca IencIar month .

3. The lease period is commencing from : 01-12-2018 to Two (02) years.


4 . The lessees ,are paying herewith Rs . 20,000/- (Rupees Twenty thousand only) as an
advance . 1 he same will be re-paid by the lessor to the lessees at the time of
vacating the said premises.

5. That the rent will be enhanced @ 10% for every one year on succeeding monthly
rent.

6. That the possession of the said Premises has been delivered to lessee, who shall
have the right to enj oy the same during the lease period, but not to use the said
premises for any illegal or immoral purposes or any other purposes prohibited by
the local/municipal authorities.

I 7. The lessee alone shall be responsible to pay the Electricity charges, Water Charges
(if any) and Maintenance Charges (if any), and the lessors shall be responsible for
the property tax levied in the Premises leased out.

8. Thnt the lessee s hall be responsible to keep the Premises in clean and good
condition and shall be responsible to deliver possession of the Premises to the
lessor with the same condition, in which it is given to the lessee.

9. The lessee shall have no right to sub let the Premises to any person without

consulting of the lessor.

Jo. That Lessee further agrees that the rent is not paid for consecutive two months, the
lessor has got the right to evict the lessee and lock the premises.

! I. If the Landlord/lessor is desire of vacating the said Premises occupied by the lessee has
to be informed to lessee Three Months before. In case the lessee have to vacate the
Premises he/she shall give Three Months time to the Landlord and shall settle all
claims of rents on the Premises and shall give possession neat and clean condition as
acquired by him/her.

12. If any alterations or amendments in the above said terms and conditions by the both the
paiiies mutual understanding that the lease agreement will be rectified

13 . If the Lessee Vacates the Said House before the Said above (2 years) Lease Period, the
Advance will not be re-paid by the Lessor.
