Project Method Statement

Project Basic Information:


Project: Execution, Completion, Handing over and Maintenance of
Commercial Offices Tower - PLOT NO - District
Project Owner (Client): Owner for Trading & Real Estate Co.
Project Consultant: Dar Consultant for Consultation
Project main contractor: __________ Contracting Group

General:
The Project execution is divided into Packages as under mentioned:

Bid Package 1 Complete Civil, Architectural, Mechanical (Plumbing &


Fire Fighting) and Electrical works (_______
Contracting Group)

Bid Package 2 Mechanical (HVAC) works (_________)

Bid Package 3 Elevators + Car lift Works (_______)

1. General Work of BP1:


The Scope of work under Bid Package 1, which is the Main Contract, as follows:
1. Taking - over the project site from _______ Municipality by declaring the site
situation free from all obstacles by making all the required permits from all
Governmental Authorities but after having all the required assistant and papers
from the client and consultant for achieving the same.
2. After declaring the site, start mobilization including all requirements as:
a. Temporary Fence with required gates & gate keeper Keoseque.
b. Temporary Site Offices including all services.
c. Sign Boards.
3. While preparing all the mentioned above HS is to prepare the required shop
drawing for Excavation, Shoring & Dewatering System including all the
required calculations and submit it for approval with making all the required
co-ordination with all other Bid Packages 2 & 3.
4. Prepare all the required Sources & Suppliers with submitting them for
approval with all its adequate & required information.
5. Arrange to submit all the data required, certificate and previous work required
for the sub-contractors approval before any of them start his task as per
contract.

6. Preparation and Submission of Shop Drawings, Details and Catalogues of all


systems to be used at the project.
7. Preparation and submission for the detailed schedule for the project with taking all
the required information and method statements of the other Bid Packages.
By having their CPM schedules & merge all their detailed activities into the
General Detailed CPM for the project that was prepared by HS as a Main
Contractor.

2. Execution:

2.1 Sub-Structure Works:


The way of execution that stage of the building was agreed to be as follows:
1. Excavation with shoring in sequence as provided in excavation & Shoring
Method statements and as shown in the preliminary schedule of the project
HS suggested to divide (the excavation, Shoring, Plain Concrete, water
proofing with screed protection and plaster work for shoring with water
proofing system on it) in to 2 zones A & B where Zone (A) is the Excavation
up to -9.35mt level while Zone (B) is the completion of excavation up to
-11.05 & -12.05mt level.

2. Finishing Excavation up to Zone A level then Start plain concrete then start
plaster work on shoring walls after pouring plain concrete then start making
the Water proofing under raft foundation for Zone A and make the
continuation with the water proofing on shoring walls up to 2.00mt height then
pour the protection screed over the water proofing.

3. At the same time complete excavation up to Zone B level then complete plain
concrete with the same sequencing as per Zone A in item No.2

4. After finishing all the Plain Concrete & water proofing systems under raft
foundations the HS divided Raft form work, Steel reinforcement, services
openings & concrete casting into another 2 zones C & D where Zone (C) is the
raft concrete work up to level -5.10, -6.50 & -9.30mt Levels to be steel
reinforced and supported to be casted all at the same time with considering all
trenches in raft for Generator, Transformers room & LT room.
While Zone (D) is to complete concrete work for raft Zone D up to -6.50 & -
5.10mt level & Retaining walls of Water tank & Lower Retaining walls of
Zone C as per approved shop drawings.

5. After pouring Concrete of raft stages then complete the 2nd basement ceiling of
the water tank & Pump room at -5.10mt Level & Stair ST-01.

6. Starting the retaining walls for the higher levels (Zone A) with columns &
Shear walls with complete set of columns & Shear walls formwork up to 1st
basement ceiling slab at ± 0.00 Level.

7. While completing the work for shear walls, retaining walls & 1st basement
columns Hs will use the same period to start making the form work of 1st

basement ceiling slab at ± 0.00 Level, preparing the formwork then openings
for different services as per approved shop drawings.

8. Sub-Structure is planned to be finished as concrete work as of 25-05-2013


considering all required material & and shop drawing approvals as per
required specifications.

9. Sub structure concrete work is planned to be done in 17% of the project over
all duration.

2.1 Super-Structure Works:


The way of execution for this stage of the building was planned to be as follows:

1. with considering having at least 2 full set of flat slab formwork & 1 full set of
shear walls & columns for each floor with maximum duration of 17 working
days for each floor including (columns, Shear walls &flat slab with services
openings, Etc…

2. With that arrangement super structure work planned to be done within 52.3%
of the project over all duration which leaving enough time for the finishing &
all other trades to be done on time as per planned.

3. The above dates can only be achieved under a condition of dismantling the
formwork of each slab after 14 days only.

4. So each floor will take 31 days to release its formwork.

5. All detailed work will be shown on the detailed schedule as CPM (6days for
columns & Shear walls and 11 days for the flat slab formwork, services, Steel
Reinforcement and Casting).

6. Finishing Slab to start the stairs formwork between the upper and lower slab.

7. To get 2 sets of formwork for stairs to finish the ST-01 & ST-2A at the same
time then ST-02 & ST-03 at the same time after pouring the 1st two stairs

8. Finish all building skeleton on by 6-05-2014.

9. The dates mentioned above can only be achieved when the total duration for
each for work will take 17 working days with 14 calendar days for
dismantling.

10. All other trades (including BP2 & BP3) to submit their related shop drawing
in proper timing before starting the formwork of a certain floor and as stated at
the Preliminary time schedule.

3.0 Internal Finishing Work Including Block Work:

The way of execution for this stage of the building was planned to be as follows:

1. Block Work Will Start after dismantling the concrete Slab Formwork with
considering all setting out lines and considering 14 days for dismantles & 2
days sequential for removing shutters, cleaning and curing.

2. Starting from the 2nd basement considering all the other services having
approved shop drawing for builders work & blocking out in Block Work. So
all of the approved Sub-contractors can start their own system openings &
conduiting (if any).

3. Prepare doors opening and start applying plaster for CMU walls and Fair face
paint for concrete surfaces with all required steps as described in the CPM
schedule for finishing.

4. Pouring the concrete foundation for the pumps in pump room.

5. Apply the tank insulation Paint for tank walls & Floor.

6. Putty for all plastered walls

7. Paint for walls & ceiling for the 2nd basement.

8. For 1st basement repeat the same stages from No. 1 to No. 7 with excluding
No. 5

9. Install of ceramic wall tiles.

10. Install GRG False ceiling in lift lobby.

11. Install Aluminum & Glass work for 1st basement.

12. Casting generator foundation in Generator room.

13. Install roll up doors for the generator room.

14. Install stone finishing for stairs & landings

15. Install steel & galvanized steel handrails.

16. Finish Epoxy coating for Parking floor & Corridor.

17. Install & Fix precast Wheel stopper.

18. Install corner & protection Guard.

19. Install all trenches Grating covers for transformer rooms & LT room.

20. For ground floor repeat all the items above except for 12, 16, 17, 18 & 19 and
add the following:
1. Applying water proofing treatment for toilets and wet areas after
fair face for ceiling and plaster work for walls.
2. Install sanitary fixtures and accessories in toilets.

21. For 1st mezzanine & 2nd mezzanine repeat all mentioned in item No. 20 with
considering all the NIC area will be left as concrete & block Work finish.

22. For all typical floors starting from 1st floor up to 6th floor to repeat all
mentioned in item No. 20 except for the prayer room finishes as the walls will
be plastered then applying putty for walls then false ceiling hanging system to
be installed then install Gypsum Board & paint it then paint wall then install
all system in ceiling.

23. For typical floor from 7th to 12th repeat all sequence as item No. 21.

24. For 13th floor all items to be repeated as item No. 21 Except for the roof deck
that walls will be fair faced to be ready for painting with emulsion then floor
to apply water proofing system with protection then install ceramic tiles as
mentioned in schedule of finishing and architectural drawing.

25. For Lower Roof :

a. After dismantle the formwork roof layers of water proofing to be


applied with considering all mechanical foundations above roof with
making the required slope for rain water roof drainage as per drawings.

b. Applying concrete topping finishes with wire mesh reinforcement for


the machine room.

c. Machine room walls (CMU only) to receive plaster then putty then
paint as per finishing schedule.

d. Fair face the Machine room ceiling and the concrete walls to be ready
for painting.

e. Install steel ladders for mechanical deck in machine room.

f. Metal checkered plate decks to be installed for mechanical equipments


support.

g. Install metal sheds for different equipment

26. For Upper Roof


a. Only containing the roof slab for stair (ST-01), stair (ST-2A) and roof
slab for the machine room.
b. roof layers of water proofing to be applied for the roof of the two stairs
with making the required slope for rain water roof drainage as per
drawings.

c. roof layers of water proofing to be applied with considering all


mechanical foundations above roof of the machine room with making
the required slope for rain water roof drainage as per drawings.

27. All the above is done with considering all other trades as follows:

4.0 Electrical Works:


Prior any work should the contractor submit all the required shop
drawing & Material for approval & procure all the required before start
installation with proper timing.

4.1.1 To start work after the BW started with 20 days.


4.1.2 Installing conduits in walls & fixing the DB's, all switches
for power and low current systems back boxes in walls &
before plaster work.
4.1.3 Draw all wiring after finishing the plaster work.
4.1.4 Fixing switches and wiring accessories on walls after
completing painting.
4.1.5 Fixing the DB's, Bus Bars after drawing & terminating the
wires.
4.1.6 Install cable trays in electrical shafts after plaster finish.
4.1.7 Install cable trays in corridors after fair face above the false
ceiling & before installing the hanging system for false
ceilings.
4.1.8 Install MSB, SMSB, LT panels in electrical room after
trenches & painting are completed.
4.1.9 Termination for cables inside main Panels.
4.1.10 Installing all appliances (lighting fixtures, fire detectors,
heat detectors, sockets, ETC…..
4.1.11 Any interface with any other trade to be co-ordinated.
4.1.12 Testing for installations.
4.1.13 Prepare and submit As-built Drawing.
4.1.14 Submit the as built for MEW for approval.
4.1.15 Making all the required arrangement with MEW for
launching Power Supply.
4.1.16 Testing & commissioning for all systems.

5.0 Plumbing & Fire Fighting Works:


Prior any work should the contractor submit all the required shop
drawing & Material for approval & procure all the required before start
installation with proper timing.

5.1 Fire Fighting Works:


5.1.1 To start work after the BW started with 10 days.
5.1.2 Installing all the required piping black steel or galvanized
after fair face and painting for ceiling is done & before
installing the hanging system of false ceiling if any.
5.1.3 Installing the pumps after the readiness of the pumps
foundations
5.1.4 Installing foam extinguishing system at generator room as
follows:

5.1.4.1 Install piping & fittings after fair face, plaster work
and painting for all surfaces (ceiling & walls).
5.1.4.2 Install foam nozzles.
5.1.4.3 Install sprinklers & foam indicators after finishing
all finishing of the area.
5.1.4.4 Install foam tank after installing the piping & fitting
and making all connection required to ease
operating the system.
5.1.5 Install fire hose real cabinets, landing valve cabinets & fire
extinguisher cabinets after walls painting and floor finish.
5.1.6 Install Halon alternative fire suppression system for IT
room, electrical meter room, LT room, HT room and
transformer room.
5.1.7 For General:
5.1.7.1 KFD fire fighting as- built approval after approval
by consultant.
5.1.7.2 KFD fire fighting check for installation after all fire
fighting system is finished.
5.1.7.3 Start testing & commissioning after launching
Power Supply.
5.1.8 Any interface with any other trade to be co-ordinated.
5.1.9 Testing for installations.
5.1.10 Prepare and submit As-built Drawing.
5.1.11 Submit the as built for MEW for approval.
5.1.12 Making all the required arrangement with MEW for
launching Power Supply.
5.1.13 Testing & commissioning for the system.

5.2 Plumbing Works:


Water Supply Works:
5.2.1 Install water supply piping & fittings after block work
installation with 10 days.
5.2.2 Install tank filling line & tank piping starting with
installing water supply piping for basement.
5.2.3 Install for water supply riser inside shafts after
plastering and fair face with painting for these shafts.
5.2.4 Install water heaters before installing the hanging
system of false ceiling.
5.2.5 Install hot water circulating pumps after installing the
water heater.
5.2.6 Install GRP tanks in lower roof after completing its
foundations and roofing floor tiles.
5.2.7 Install connection to city main line after completing
water supply system & elevation.
5.2.8 Any interface with any other trade to be co-ordinated.
5.2.9 Testing for installations.
5.2.10 Prepare and submit As-built Drawing.
5.2.11 Submit the as built for MEW for approval.
5.2.12 Making all the required arrangement with MEW for
launching Power Supply.

5.2.13 Testing & commissioning for the system.

5.3 Drainage System Works:

5.3.1 Install all piping types and fittings after finishing fair
face of ceilings if it is exposed as the parking or
installing it before the hanging systems of false ceiling
if it was above false ceilings.
5.3.2 Install drainage riser inside shafts after plastering and
fair face with painting for these shafts.
5.3.3 Install high pressure pipes & fittings from waste sump
pumps inside waste water sump pit and make the
connection and termination with building storm water
manhole.
5.3.4 Install pressure pipes & fittings for portable vacuum
pump from sump inside elevator pits before installing
elevators carriage.
5.3.5 Connection to be done between building soil/waste line
to MEW sanitary manhole
5.3.6 Connection to be done between building storm water
line to the nearest manhole of MPW.
5.3.7 Installing for all floor traps, floor cleanouts before
making the water proofing systems in toilets and wet
areas.
5.3.8 Install rain water drain or outlet before applying the
roofing system and after screed.
5.3.9 Installing all sanitary fixture and its accessories (in
contract) after finishing all internal walls, floors &
ceiling finishes and installing the door of each unit.
5.3.10 Any interface with any other trade to be co-ordinated.
5.3.11 Testing for installations.
5.3.12 Prepare and submit As-built Drawing.
5.3.13 Submit the as built for MEW for approval.
5.3.14 Making all the required arrangement with MEW for
launching Power Supply.
5.3.15 Testing & commissioning for the system.

6.0 Elevations Works:


Elevations work will start after the submittals and approvals for related
shop drawings, Materials and Mock-ups then the erection of the elevations
will start with the start of dismantling the formwork for the 7th floor and
having the sequence as follows:
6.1 Start scaffolding work with all precautions needed for this kind of
work.
6.2 Apply required insulation (if any) for the external walls that will
receive the cladding.
6.3 Install supporting system for the cladding & curtain walls.
6.4 Make the external plaster work for the sigma paint finish facades.
6.5 Install the steel supporting system for the canopies and preparing for
the required cladding of it.

6.6 Complete the remaining of the elevations after dismantling the high
level parapet at level +68.35mt.
6.7 Complete all scaffolding work for the remaining of elevation.
6.8 Complete all eh required alignment for the supporting system for the
walls that will receive cladding.
6.9 Repeat the steps from 6.4 to 6.5.
6.10 Finish the installation of cladding, installation of aluminum windows,
applying the sigma paint for the elevations
6.11 Installing window cleaning system rail as per contract.
6.12 Prepare for cleaning and removing scaffolding from the elevations.

7.0 Close Out Works:


Close out phase will start after finishing all main work for the required
systems with submitting the following:
a. As-built drawing for all the finished work phase by phase to be
reviewed and approved.
b. Prepare the letter for consultant for substantial completion.
c. Make all the comments on snag list to finish up all systems as per
contract.
d. Prepare the required approved as–built drawing and submit it to
different authorities as (Fire Brigade), (MEW), (Municipality)
ETC….for approval and permissions to get the electrical current
launching.
After getting the approvals and launching the current all systems can start
making their testing and commissioning procedures as per contract.
