DEED OF ABSOLUTE SALE

THIS DEED OF ABSOLUTE SALE made and entered into this __________ in

(hereinafter referred to collectively as the BUYER)

WITNESSETH:

WHEREAS, the SELLER is the absolute owner of a residential house and lot

XXXXXXXXX XXXXXXXXXX, covered by Transfer Certificate of Title No. S-68836, of
the Register of Deeds for Metro Manila District IV [Parañaque City], and more

WHEREAS, the SELLER has offered to sell the PROPERTY to the BUYER, and the
BUYER has agreed to purchase the PROPERTY from the SELLER, under mutually
acceptable terms and conditions;

NOW, THEREFORE, for and in consideration of the foregoing premises and more
particularly for the price of XXXXXXXXXXXXXXXX MILLION PESOS
(PHP2,000,000.00), Philippine Currency, the receipt whereof is hereby acknowledged
from the BUYER to the entire satisfaction of the SELLER, the said SELLER does hereby
sell, transfer and convey in a manner absolute and irrevocable unto the said BUYER,
their heirs and assigns, the said PROPERTY, together with the buildings and
improvements existing thereon, subject to all the terms and conditions hereinafter
specified;
 1. The SELLER warrants full title and ownership over the aforementioned
PROPERTY described above, free from any liens and encumbrances of
whatever nature;
2. The payment of the capital gains tax due on the sale of the Property shall
be for the sole account of the SELLER.
3. The documentary stamp taxes on the sale of the Property from the SELLER
to the BUYER, transfer tax, and the expenses for registration of the
Property in the name of the BUYER shall be for the sole account of the
BUYER.
