AND WHEREAS due to some unavoidable circumstances proper Sale Deed of the
SAID PROPERTY is not yet possible therefore to secure the interest of VENDEES;

1. To attend, appear and represent us before all the Courts and Offices of _________
Co-operative Housing Society Ltd., Karachi, Karachi Cooperative Housing
Societies Union Limited, Ministry of Housing & Works, Karachi/Islamabad, City
District Government Karachi, Karachi Development Authority, Karachi
Metropolitan Corporation, Office of the D.C.O. Offices, Union & Town Council
Offices, Mukhtiarkar of Karachi, City Survey Department, Board of Revenue,
Sindh Building Control Authority, Town Planning Authority, Water and Sewerage
Management Board, Karachi Electric Supply Company, Sui-Gas Company,
Telephone Departments, Excise and Taxation Departments, Income Tax
Departments, Government or Semi-Government Departments, Civil or Criminal
Courts of Law, Revenue and Registration and all other relevant and competent
authorities, departments, bodies, builders, banks, tribunals, corporations, including
House Building Finance Corporation etc., whenever required for the performance
of entire affairs of management, possession, registration and disposal of the SAID
PROPERTY in our names and on our behalf.

3. To apply for change of names in all the utility bills of Karachi Electric Supply
Company, Sui Southern Gas Company, Pakistan Telecommunication Company
Limited, Karachi Water & Sewerage Board and all the other concerned
departments.
4. To appear and represent us before all authorities and bodies concerned in respect
of our above SAID PROPERTY and to take physical peaceful possession thereof
together with Allotment Order, Possession Order, Acknowledgement of
Possession, Site Plan, Transfer Order, Lease Deed, Sub-Lease Deed or Duplicates
thereof.
6. To apply for the approval of the building to all the relevant authorities and bodies
authorized to sanction approval of the building plan for construction, Demolition
Permission, addition, alterations, modifications, Sub-Division, Amalgamation and
obtain Approved Building Plan, Completion Plan / Occupancy Certificate from
KBCA/SBCA, KDA, CDGK and other relevant authorities for our above said
property.
7. To sign and verify all plaints, written statements, petitions, applications, appeals,
reviews, objections, and to file, institute or defend all cases, proceedings, suits and
to pursue such matters, to compromise, compound, withdraw or refer to arbitration
such legal proceedings as our Attorneys may deem fit and proper at their own
discretion.

8. To make payment of all dues, premiums, occupancy value, ground rents, taxes,
outstanding, liabilities etc., directly to the authorities concerned and obtain valid
receipt thereof.
9. To file and institute cases and proceedings of whatsoever nature against any
person or party in proper Court of Law and obtain valid decree and get the same
executed according to law.
10. To look-after, manage, control, supervise and use the SAID PROPERTY
personally or to let out the same as a whole or any portion thereof to the Tenant or
Tenants and collect rents advance or otherwise or any other amounts to issue valid
and proper receipts, and to eject the Tenants from the property, to apply for and
obtain No-objection Certificate, Clearance Certificates etc., whenever required in
connection with the entire affairs of our SAID PROPERTY, to apply for and
obtain loan from House Building Finance Corporation, any scheduled Bank or
loan giving Agencies, and repay the loan amount and redeem the property from
Mortgage, to grant 99 Years Lease Deed / Sub-License / Sub-Lease of the SAID
PROPERTY and to Register the same before the concerned Sub-Registrar.
11. To SELL, gift, charge, exchange, grant, convey, assign, encumber, transfer or
dispose off the SAID PROPERTY being the portion or entire under any terms
and conditions to any person or persons and to receive the sale consideration
thereof, issue valid and proper receipt and submit or present the sale transaction
before the Sub-Registrar concerned and admit execution thereof and to collect
Registered documents from the authorities, to execute and sign Sale Agreement,
Lease, Sub-Lease, Sale Deed, Conveyance Deed, Partition Deed, Release Deed,
Relinquishment Deed, Gift Deed, Revocation Deed, Redemption Deed, Deed of
Rectification, Surrender Deed and Deed of Addenda etc., in our names and on our
behalf.
12. To let out the SAID PROPERTY to such person or persons on rent and upon such
terms and to execute all agreement in this respect.

13. To clear and satisfy all the rents, demands, interest, charges, premium, loans,
installments, arrears, levies, taxes, rates, fees, fines and outgoing of the
Government, corporate bodies or statutory organizations more particularly those
which may become payable or lawfully be asked for by the Excise & Taxation
Department, Government of Pakistan and for that purpose to give property
guarantee, affidavits, securities, sureties and/or indemnities in respect of and
concerning the SAID PROPERTY.
14. To execute Sale Deed in their own favour in respect of the above SAID
PROPERTY.
15. To purchase any stamp papers and if necessary to apply and obtain refund thereof.
16. To inspect any documents of any case, obtain certified copy thereof in respect of
and concerning the SAID PROPERTY.
17. To appoint or remove at pleasure any SUB-ATTORNEY or Agent for our above
SAID PROPERTY and for such purpose to delegate all or any of the powers and
rights vested by us on them. To engage, appoint or remove at pleasure any
Advocates, Pleaders, Agents, Substitutes, Practitioners for our SAID PROPERTY
and to sign such Vakalatnamas or such other documents enumerated hereinabove.
18. This Power of Attorney is IRREVOCABLE and cannot be revoked without the
written consent of Said Attorneys as the same being coupled with interest under
Section 202 of the Contract Act and all the previous powers given before this in
respect of the SAID PROPERTY / Plot to any other person(s) whether registered
or attested, be treated as cancelled.
For the purpose of affixing stamp duty the AFORESAID PROPERTY, fully described
in the schedule hereof, has been assessed & valuated at Rs.____________/- (Rupees
____________________________ only) and its 2% i.e. Rs._____________/- (Rupees

AND GENERALLY to act as our Attorneys, or agent in relation to the matters aforesaid
an all other matters incidental thereto and on our behalf, to sign for our names and to
execute and deliver any assignment, endorsement and any other documents, conveyance,
transfer, mutation or any deed or deeds for and on my behalf or in our names and do all
acts and things as fully and effectually in all respects as we could do if personally present.
