CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT OF LEASE made and executed into by and between:

SHIANNY JEN GAYANILO, of legal age, married, Filipino and a resident of San Miguel,
Jordan, Guimaras, Philippines, hereinafter referred as the LESSOR.

-And-

SPS. EDWIN AND CLARITO CLARITO both f legal age, Filipinos, and also residents
of San Miguel, Jordan, Guimaras, Philippines as the LESSEE.

WITNESSETH:

WHEREAS, the LESSOR is the owner of THE LEASED PREMISES, a commercial Space
Located Brgy. San Miguel, Jordan, Guimaras;

WHEREAS, the LESSOR agrees to lease-out the property to the LESSEE and the LESSEE
is willing to lease the same;

NOW THEREFORE, for and in consideration of the foregoing premises, the LESSOR
leases unto the LESSEE and the LESSEE hereby accepts from the LESSOR the LEASED
premises, subject to the following TERMS AND CONDITION:

The LESSOR hereby leases unto the Lessee and the latter hereby accept in lease at Brgy.
San Miguel, Jordan, Guimaras, Philippines, subject to the following terms and conditions:

1. THAT the monthly rate of rental shall be at Seven Thousand Philippine Currency (
Php 7,000.00, );

2. THAT the term of the lease is for a period of three (3) years, commencing on
__________________ and terminating on __________________. The renewal of
the contract is at the option of the LESSEE;

3. THAT in the event of renewal of the CONTRACT OF LEASE, the same monthly rate
shall apply as above provided;

4. THAT the LESSEE shall pay the LESSOR of the monthly rental every ___________
of the month;

5. That in the event that the LESSOR fails to pay their monthly rental for six (6)
months, the LESSEE shall have the right to evict the LESSOR and terminate the
contract;

6. THAT the LESSEE shall make the necessary improvement or renovation of the
premises lease. Any improvement introduced by the LESSEE shall belong to the
LESSOR without need of reimbursement except those that can be removed without
causing damage to the premises leased;

7. THAT the LESSOR shall deliver the leased premises to the LESSEE who shall
peaceably hold and enjoy the same for the duration of the leased;

8. THAT the LESSEE shall install separate electrical wiring installation in the premises
at the LESSEE’S expense and for water, electric current and telephone;

9. THAT the LESSEE shall pay for his own account electric bills and other charges by
the electric company including the distribution charges thereof and also the
charges for telephone and water dues and other public services and utilities during
the duration of the lease;

10. THAT the LESSEE hereby declares that the premises leased are in good condition
and agrees to keep and maintain the same in such good and tenantable condition;

11. THAT LESSEE shall have no right to sublease the above-mentioned premises;

12. THAT LESSEE shall peaceably deliver to LESSOR the premises vacant and
unencumbered, and in good and tenantable order and condition save ordinary
wear and tear upon termination of the lease;

13. THAT in case any provision of this contract shall be declared null and void by a
competent court, such declaration of nullity shall not affect the validity of the other
provisions of this contract not otherwise affected by such order of competent
court;

14. THAT the event either party desires to terminate the contract, such party
terminating shall give notice in writing to other party at lease thirty (30) days from
the date of intended terminations;

15. THAT this contract shall be binding upon the parties, their assigns and successors
in- interest.

IN WITNESS WHEREOF, the parties therein have affixed their signature this
________________ day of _______________, 2018 in the City of Iloilo,
Philippines.

BEFORE ME, a Notary Public for and in the City and Province of Iloilo, this
