RENEWAL RENTAL AGREEMENT

This Agreement is made on this by and between

Mr. Babu Krishna.N (Mobile:91-8879268131) son of (Late) N.Veerabhadraiah,


aged about 39 years, reiding at 3-6-66 Ravindranagar,Mahabunagar, Telangana-
509001, hereinafter referred to as the “OWNER” (which expression shall, unless it
is repugnant to the context, mean and include his heirs, legal represntatives,
executors, administrators, permitted assigns)of the ONE PART.

Miss.T.Shanmuga Priya (Mobile:91-7598328438) D/o.K.Thangavel aged about


23, residing at No:3-9, Erisinampatti, Kodingiyam P.o, Udumalaipet-642207,
hereinafter referred to as the “TENANT”, (which expression shall, unless it is
repugnant to the context, mean and include his heirs, legal representatives,
executors, administrators, permitted assigns) of the OTHER PART:

WHEREAS the OWNER is the absolute owner of the DEMISED PREMISES


more fully described in the Schedule hereunder;

WHEREAS the TENANT being in requirement of a spacious flat for as residential


accommodation approached the OWNER to let on Agreement the DEMISED
PREMISES.
The OWNER, who had accordingly agreed to let on rental basis the DEMISED
PREMISES to the TENANT on mutually agreed terms as described below:

1. The duration of the Rental Agreement is Eleven months with effect from
November 18, 2017 the day on which the Owner will put the Tenant in the
possession of the premises.
2. The Tenancy commences on 1st of every month and ends on the 30th/31st of the
same month: that is the tenancy is calendar month.
3. The Tenant had paid a sum of Rs.50, 000/- (Rupees Fifty Thousand Only) to
the Owner as Security Deposit. The total amount of Rs.50, 000/- paid by the
Tenant at the time of the Tenant vacates the premises after deducting the
damages, if any to the fittings, electrical and sanitary fittings at the market
value and other outstanding if any.
4. The Security Deposit of Rs.50, 000/- given by the Tenant to the Owner shall
not carry any interest in the hands of the Owner. It is interest free.
5. The Tenant will have the opinion to vacate the Premises and to terminate the
Rental Agreement before the expiry of the Rental Agreement period by giving
One Month prior written notice to the Owner. Similarly Owner also has the
option to terminate the Rental Agreement before the expiry of the Rental
Agreement period by giving One Month prior written notice to the Tenant.
6. The Tenant shall pay every month a sum of Rs.10, 500/- (Rupees Ten
Thousand Five Hundred Only) toward rent including all amenity charges but
excluding electricity consumption charges, water consumption charges and
Society (Maintenance) charges on or before the 10th day of every English
Calendar months to the Owner.
7. The Tenant shall not make any alteration and addition to the Premises under
the Rental Agreement without the prior written permission of the Owners.
8. All minor repairs to the sanitary, electrical, plumbing shall be carried out by
the Tenant at his cost during the subsistence of the Rental Agreement.
9. The Owners are permitted to inspect the property as and when required after
giving prior notice to the Tenant.
10.The Tenant shall abide by the following conditions and shall not contravene
them failing wherein the Owner shall be entitled to terminate the tenancy and
seek possession from the Tenant of the property let.
11.The Tenant shall occupy the building let, only for residential purpose,
specifically for his and his family stay only.
i. The Tenant shall not carry on any manufacturing or
production work in the Premises.
ii. The Tenant shall not sublet the premises to any other person.
iii. The Tenant shall use the Premises with due care and shall not
damage any part of the Property let.
iv. No act of nuisance shall be committed by the Tenant on the
Property.
v. The Tenant shall not remove any fixtures [Electrical fittings
like fans, lights, and water motor in apartment] or do any act
so as to change to damage the utility of any fixture in the
building or any part of the building.

viii. Tubelight-4
ix. Water motor-1

12. After the expiry of the period of Rental Agreement under this agreement, the
period of Rental Agreement may be extended with the option of the Owners,
on such terms and conditions that may be mutually agreed upon between
Owner and Tenant.

IN WITNESS THEREOF, the parties hereinto have set their respective hands,
with full conscience and without any compulsion, on the day, month and year first
above written
