BIDDING PROCESS

1. Register yourself after giving, EOI, Name, Email, Phone, Budget and selecting
typology.
2. Relevant project having inventory availability as per your budget shall be
shortlisted for you.
3. You may choose to do site visit to shortlisted projects and submit Rs. 51000/-
Earnest Money deposit either online or pay at Site.
4. After paying EMD, you may submit preference of different units. However, you
will be able to participate in Bid on other units and lots as well. The preference
can be submitted online or at site and can also be revised 48 hours before the
next bid, should you fail to be unsuccessful in your preference(s).
5. You may request for Bid Assistance guidance and tutorials till you are fully trained
and satisfied on how to participate in an online e-bid. Service Assistance No. 011-

6. After paying EMD, you will have to deposit (“Part-Booking Amount”) of Rs.
2,00,000/- (Rupees Two Lacs only) on or before the date of Bidding (“Bidding
Day”) in to the Escrow Bank Account.
7. You shall be informed through email & telephonically about Bid dates & times for
the Auction.
8. Bid shall be opened in lots and you may bid for as many upto as you like,
however on being declared H1 for any unit, you will be required to complete
upto 10% of bid price of unit won through auction immediately to the company,
which is treated as Booking Amount. In order to Bid for more units, you will have
to submit Rs. 51000/- EMD one more time online.

Digital Payments:

1. (a) All payments related to bid are to be made in the Debit Freeze Escrow
Account “AXIS BANK LIMITED – Raheja Developers Limited E-Bidding” A/c
No. 919020016850971 Payable at New Delhi.

(b) The above Debit free escrow account is managed by “AXIS SECURITIES
LIMITED”, who are security trustees for the above account.

(c) The Registration/Earnest money/Booking amount of successful bidders will


be released to the Seller/developer and unsuccessful bidders will be
returned to the bidders/customers from the Escrow account. The
developer/seller is not authorized to use the Registration/earnest money
amount, unless a bidder is declared successful in the online auction by
magicbricks.com as duly certified by the auditors.

2. Banking Cards: Bidders/Customers can use Debit and/ or Credit Cards to


make payment of registration fees and additional payment by swapping
their Cards (Visa, MasterCard, Rupay etc.) in the Point of Sale (POS)/ M-POS
machines provided at site/ office

3. Internet Banking: The bidders/ customers can also make payment through
Internet banking (e-banking) by making online fund transfers via NEFT, RTGS or
IMPS to the beneficiary in to above stated Escrow Account

4. Mobile Banking: One can also process payment through Mobile banking
through a Smartphone on app based banking transaction.

5. Internet Payment Gateway (IPG): The payment can also be made through
Internet Payment Gateway in the above-stated bank account.

6. A customer can also make payment of Registration Fees, Earnest Money
and Booking Amount for E-bidding by a Demand Draft/ Pay

FAQs

Who can participate in this bid?

Any Indian /NRI/POI, who has paid an EMD of Rs. 51000/- is eligible to participate in

various bid lots for any of plots, flats, commercial properties, school sites etc. till he is

successful to be the highest bidder.

How do I participate in the bid and what is the participation process?

1. Register yourself at raheja.magibricks.com after giving Expression of Interest,

Name, Email, Phone, budget and typology selection (i.e. apartments, plots, favored

projects etc. on locations as per the budget).

2. Relevant projects having inventory availability as per your budget shall be

shortlisted for you.

3. You may choose to do site visit to shortlisted projects and submit Rs. 51000/-

Earnest Money deposit either online or pay at Site by Credit Card, Cheque or Tender, E-

payment in the “Debit Freeze Escrow Account for E-Bid”

4. After paying EMD, you may submit preference of up to 5 different units. However,

you will be able to participate in Bid on other units as well until you turn up winner. This

preference can be submitted online or at site.

5. The bid dates will commence in lots within 15 days of tender of EMD. You will be

invited/assisted on tutorials on “How to operate e-bidding platform” on your computer /


device through a tutorial session either by a relationship manager or in hall at Raheja

Mall, Sohna Road, Gurgaon as per batches.

6. After paying EMD, you will have to deposit 9.9% towards “part booking”,

commitment amount either online into escrow account or submit a PDC of 9.9% of

reserve price of preferred unit of highest value.

7. You shall be informed through email & telephonically about Bid dates & times for

the Auction.

When will be the Bid held?

You shall be informed through email & telephonically about Bid dates & times for the

Auction within 15 days of registration and tender of Rs. 51000/- in Escrow Account.

What if I want to participate or bid for multiple properties? What if I want to purchase

more than 1 units?

Bid shall be opened in lots and you may bid for as many up to as you like, however on

being declare H1 for any unit, you will be required to submit 9.9% of bid price of unit

won through e-auction immediately either online or at company office. In order to Bid

for more units, you will have to submit Rs. 51000/- EMD one more time online.

Can my representative bid on my behalf?


Yes, he can bid on your behalf, provided he knows the user name and the password

provided to you for bidding and due prior intimation to this respect is approved by

magicbricks.com.

Is my registration money of 51000 refundable? When will I get the refund?

Yes, it is refundable, as the money is being deposited in “Debit Freeze Escrow Account

for E-Bid” of Axis Bank Ltd. and the same is monitored and controlled by Escrow Agent

M/s. Axis Securities Ltd. In case you won, the same will be adjusted in the cost of the

property. The refund will be given after 60 days from the date of the last bid closure to

unsuccessful bidders.

What is the legal status of all these properties? When can I take possession?

These are possession ready properties, where you can take possession after making full

payment.

Can I build on the plots if I buy? What is difference between Aranya , Ayana and DDJY

plots?

Yes, you can build as per sanctioned building plans. Aranya and DDJAY plots are

located in Sohna Development Plan 2031. DDJAY plots fall under Deen Dayal Jan Awas

Yojna (FAR of 2.0 is available on which stilt + 4 floors can be built and each unit can be

registered separately) and Ayana plots are located at Sector 79B, Gurugram, you can

build them as per approved sanctioned building plans.

What are the maintenance or CAM charges in the ready to move in flat societies like

Atharva, Vedaanta, Navodaya and Shilas ? What are CAM charges in The Shops?
The maintenance or CAM charges in the apartment societies of Atharva, Vedanta and

Navodaya will be as paid by other residents and approved by RWAs. Currently it is

approximately Rs. 2.20 per sq.ft. and for shops it starts from Rs. 12 per sq.ft. onwards.

Can I open my own shop in the Retail projects?

Yes, you can immediately open your own shop, after completing your payments and

other charges.

What will be the payment plan if I win a particular unit in the bid? When will registry/

conveyance deed happen?

You will be required to complete 9.9% of the total cost of the unit immediately on

becoming H1 or winning the bid. Rest of the 85% payment should be deposited within

15 days as you are given offer of possession and execute papers for maintenance RWA

charges, stamp papers etc. for registry which will happen within 30 days from the date

of possession as you present yourself at sub-registrar office.

How can I get Bank Finance?

Bankers are readily available at our sites, which are almost ready to disbursed loans in 7

days depending upon your eligibility.
