DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE is made, executed and entered into by:

SELLER, of legal age, married to spouse, Filipino, and with residence and postal
address at Park Avenue St., Pasay City, Manila hereinafter referred to as the
SELLER

-AND-

BUYER., Filipino, of legal age, single and with residence and postal address at
Silang, Cavite, hereinafter referred to as the BUYER.

WITNESSETH;

WHEREAS, the SELLER is the registered owner of a parcel of land with

improvements located at Tiaong, Quezon Province and covered by Transfer
Certificate of Title No. 12C226 containing a total area of SEVEN THOUSAND
FIVE HUNDRED NINETY SIX (7596) SQUARE METERS, more or less, and
more particularly described as follows:

TRANSFER CERTIFICATE OF TITLE NO. 12c226

" A PARCEL OF LAND Lot No. 2, CCS-04-004641-D,

Case 1 being S. 6-59., 6431.22 m. from B.L.L.M No. 1,
Cad 432-D, Tiaong Cadastre, thence; N.77-32 E., 27.06
m. to point 2; S. 7-11 E., 70.35 m. to point 3; N88-13 E.,
48.08 m. to point 4; S. 7-20 E., 78.46 m. to point 5; S.
81-55 W., 69.23 m. to point 6; N. 7-49 W., 86.71 m. to
point 7; S. 87-01 W., 2.49 m. to point 8; N. 1-27 W., 19-
56 m. to point 9; S. 86-59 W., 9.33 m. to point 10; N.0-
50 W., 45.18 m. to point of beginning. Containing an
area of seven thousand five hundred ninety six (7596)
square meters, more or less ….”

WHEREAS, the BUYER has offered to buy and the SELLER has agreed
to sell the above mentioned property for the amount of one million (P
1,000,000.00) Philippine Currency;

NOW THEREFORE, for and in consideration of the sum of one million (P

1,000,000.00) Philippine Currency, VAT INCLUSIVE, hand paid by the vendee to
the vendor, the SELLER DO HEREBY SELL, CEDES, TRANSFER, and
CONVEY, by way of Absolute Sale, unto the said BUYER, his heirs and assigns,
in a manner absolute and irrevocable, the above-described parcel of land with
house and all the improvements found thereon, free from all liens and
encumbrances of whatever nature including real estate taxes as of the date of
this sale.

The SELLER hereby undertakes that their heirs, successors, and assigns
shall warrant and defend the title to the real property subject of this DEED OF
ABSOLUTE SALE against all claims of all persons or entities. The SELLER
already relinquished possession of the property subject of this agreement to the
BUYER and will defend the latter against all judicial or administrative actions for
whatever kind or nature from third persons.
