JOB DESCRIPTION:

1.) Reviews architectural, interior and engineering design plans


and specifications of the projects.

2.) Prepares tender documents, plans and specifications as


guidelines for bidding and construction.

3.) Prepares construction contract.

4.) Assists the OWNER in the implementation of the terms and


conditions of the construction/renovation contracts including
screening of qualified contractors or sub-contractors to supply
and furnish labor, materials, tools, equipment , and other
facilities for the faithful performance of the work necessary to
execute and complete the project as specified under plans and
specifications.

5.) Assists the OWNER in engaging the services of the qualified


furniture suppliers/manufacturers for the furnishing
requirements of the project, as described and specified under
the design requirements.

6.) Coordinates activities with contractors, suppliers and
OWNER’s Management Team in planning schedules and
meetings for the construction deadlines, operations and
objectives,

7.) Collaborates and coordinates with other entities/individuals


directly or indirectly involved in the project to ensure quality
and high standard planning of design and specifications.

8.) Performs in the highest degree of professionalism and


competence, the services required for the project in
coordination with OWNER’s Management Team.

9.) Coordinates the timetable requirements agreed upon with the


OWNER.

10.) Ensures and exerts every effort that all faces of the project and
all requirements are handled in accordance with the designer’s
specifications and the OWNER’s high standard of quality and
when necessary, represents BCC with various supplier or
contractors without any conflict-of-interest.

11.) Monitors the performance of BCC’s Management Team, to


ensure that the design processes are attended within agreed
schedules and that the deadlines and quality standards are
achieved.

12.) Attends all management team meetings.

13.) Monitors all communications and correspondences between


OWNER, designers and the contractors /sub-
contractors/suppliers etc.

14.) Assists BCC in matters relating to Pre-Construction


requirements of the Projects in close collaboration with the
management team and Designers in:

A. Selection and Pre-qualification to Contractors re: Project


Bidding.
B. Review of Bid and Contract Documents.
C. Review of Cost Estimates, as basis and reference for Bid
Evaluation.
D. Review of Bid evaluation criteria and guidelines.

15.) Coordinates with the contractors, designers, suppliers and
management team in the formulation on construction
procedures, monitoring system re: Construction works
schedule, safety programs and per-requisites, and other
regulations and rules that will ensure completion deadline and
quality work standards.

16.) Prepares regular Construction Reports that are independent


from other reports as required by the OWNER, complete with
analyses and recommendations.

17.) Acts as liaison between owner, designers, contractors/sub-


contractors, suppliers, pertaining to administrative and technical
aspect of the project.

18.) Assists OWNER in all construction decision processes, in close


coordination with the Project Architects, other consultants and
the contractors.

19.) Oversees the construction work progress in general and ensures


that coordination efforts are made in the best interest of the
OWNER.

20.) Assist OWNER in all pre- requisites re: Project Turn-over and
acceptance.

21.) Monitors renovation/construction activities with the following


objectives that:

1. Management decisions are made on time that basis


for any form of decision are complete and accurate.
2. Schedules are constantly monitored and updated;
lead-times are taken advantage of and that the
management team members are motivated to maintain
constantly an attitude of finishing and completing
task ahead of schedules.
3. Problem areas as anticipated rather than remedied
and or provided immediate solution and attention.
4. Interest, needs, requirements and general welfare of
OWNER are given highest standards, proper
safeguards and professional consideration during the
life of each projects.
