CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This contract made and executed by and between:

__________________________, of legal age, Filipino and a resident of Purok___,

Barangay Sampaloc, Sorsogon City, hereinafter referred to as the LESSOR;

-and-

THE HEIRS OF EUFRACIO S. FOJAS, as represented by ROY C. FOJAS,

Attorney-In-Fact with residence at #1033 SPPVS, Bibincahan, Sorsogon City, Sorsogon City,
hereinafter referred to as the LESSEE;

WITNESSETH:

That the parties have hereto agreed as follows:

1. That the LESSOR hereby lets and leases unto the LESSEE a portion of their real
property covered by TCT No T-27094, known as the FOJAS SAMPALOC ESTATE,
which is presently occupied by herein LESSEE as their residential house through
acquiescence of the Lessor ;
2. That the monthly rental shall be in the amount of ONE THOUSAND (Php1,
000.00) PESO, per month, payable at the end of each and every month, provided the
LESSEE shall make a down payment of Five Hundred [Php500.00] as processing fee,
upon conformity to lease;
3. That the term of this contract shall be six (6) months commencing upon conclusion
of this contract. Starting September 18, 2019 and March 19, 2020 and shall be
automatically renewed on the same tenor unless sooner terminated by a notice of at
least thirty (30) days before such termination;
4. The LESSEE may not sublease the real property to any other person without the
written consent of the LESSOR;
5. That any improvements made by the LESSEE in the above subject real property
and existing at the termination of the lease shall remain the property of the LESSOR,
without right of reimbursement to the LESSEE of the cost or value thereof;
