The Design Challenge

Owing to a thriving national economy and its strategic location at the periphery of Metro
Manila, Silang is now realizing its potential in becoming a catalyst for economic growth
for agricultural and eco-tourism. Its vast land area is suitable for agriculture and real
estate to high-end leisure development and private farming enclaves, making Silang
ripe for new development.

Alongside Anthology Architecture and Design Festival, Lotus Central Mall Inc. invites
you to design an Events Pavilion to host your life milestones within a ten-hectare prop-
erty. The Events Pavilion aims to attract a pool of guests seeking a venue to hold events
and conferences or celebrate weddings and corporate parties at a site conveniently
situated a stone throw away from the urban densities of the metro. The pavilion must
hold the basic requirements outlined in the annex below.

As the pavilion will occupy only a portion of the site, participants are invited to create
a site development proposal for other potential land uses that complement the events
pavilion. The master plan of the property may include the likes of overnight stay villas
or vacation rooms for rent, a chapel, a farm-to-table restaurant, a lake for recreational
activities, a wellness spa and a souvenir shop are only some examples – these will be
determined based on the design direction put forward by the participants.

Lotus Malls Inc.

In 1997, Lotus Central Mall, Inc. (LCMI) was established as a “Community Development”
company, and these are the two words that define their purpose and passion. LCMI
developments are rooted in the community; they aim to enrich lives of those within
a surrounding area by providing prioritized opportunities for local entrepreneurs and
hosting community-oriented gatherings.

With this, LCMI has expanded within the commercial industry by building community

Eligibility

• This competition is open to students and professionals alike.

• Each team shall be composed of at least 3 members with at least one registered
professional; students may seek the guidance of a professor.

• All team members must hold Anthology Architecture and Design Festival tickets.

• Each individual can only join one team. Team members must be unique to the
team and are not allowed to join/form other teams.

Project Objectives

• Design an iconic, but economically feasible events pavilion and chapel to accom-
modate the requirements outlined below.

• Identify possible land uses on the subject property, considering the suitability
and compatibility of the proposed development with the surrounding environs.

• Propose an implementable master plan for the 10-hectare development that inte-
grates the identity of Cavite and provides economic opportunity for its surround-
ing neighborhood.

Space Requirements:

1. Events Pavilion

• Must accommodate a main hall to host 500 people in an indoor and enclosed
banquet-seating format that may be extended outdoors to hold up to 1000
people.

• The main hall must have the ability to be sectioned off into subdivided rooms
to accommodate 100 pax, 150 pax, 250pax and 350 pax for smaller banquets.

2. Common Areas

• There must be a receiving hall and breakout space, a reception desk, common
toilets, control rooms, holding areas with adequate circulation

• Material Recovery Facilities

Judging Design Criteria

1. Ingenuity of Design Concept (30%}


Does the concept exhibit originality, innovation and appropriateness in solving
the design problem? Does the concept exhibit Lotus Central Mall Inc.’s ideals with
a new desirable quality?

2. Feasibility (20%)
Does the design proposal have a reasonable chance to be developed as a built
structure, from a technological and economical point of view?

3. Functionality (20%)
Is the design solution presented in a comprehensive and easily understandable
manner? Does the concept fulfill the minimum requirements of handling, usabili-
ty, safety, and maintenance? Does it fulfill the competition objectives?

4. Impact (15%)
Does the design proposal deliver a substantial or significant benefit to the greater
community for current users and future generations?

5. Innovation and Sustainability (15%}


Does the design propose technical solutions that area both innovative yet still
sensitive to the project’s economical context?

Submission Requirements

A digital Design Report following the design requirements shall be laid out in A4 sheets
in landscape orientation

• Executive Summary of up to 300 words

• Design Concept with at least 2 diagrams/drawings that best explain the concept

• Allot 1 page each to discuss up to 250 words for each judging criteria: Ingenuity of
design concept, feasibility, functionality, impact and innovation and sustainability

• Site Development Plan with scale and labels (limit to 1 page)

• Floor Plans for the Events Pavilion

• Interior Perspectives

• Exterior Perspectives

• Aerial Perspective

• Completed Application Form

• Deadline of submission is on the 15th of January 5:00 PM only; entries received


thereafter will be disqualified.

• Entries shall be submitted in a compiled PDF format; maximum file size 20MB

Prizes

Prizes will be awarded at the Gala Night of Anthology Architecture and Design Festival
on Sunday, the 17th of February 2019.

At least one team member must be present at the Gala Night to receive the cash prizes
or these will otherwise be forfeited.

their proposal for the project.

Judging Panel

Dennis and Dexter Lee

Brothers Dexter and Dennis Lee are a powerhouse tandem looking to change the
Philippine landscape through multiple projects in construction and land development.
Dennis is Managing Director at Lotus Central Mall, Inc. (LCMI), where he leads the man-
agement of their various commercial projects from conceptualization to operation. The
development company, which is into sustainable green communities, is responsible
for numerous current and upcoming commercial space projects in Cavite such as Lo-
tus Mall, Portal Mall, the upcoming Stadium Shopping Strip, Harvest Market Place,
Brique Plaza, Terminus Plaza, The Urbann Grove Plaza, two Harvest Market Place at
Carsadang Bago and Molino Blvd., Link Market Street, Lumina Point, Hue Hotel and
StationX Boracay. Dexter, on the other hand, handles Paseo Verde, the residential and
hospitality industry spectrum of their companies. He acts as Managing Director of Lu-
ana Lifestyle and Leisure Hotel, who has been responsible for various developments
such as the Paseo Verde at Real project in Las Piñas and the Hue Hotel brand in Bora-
cay and Palawan.

Tezuka Takaharu

Takaharu Tezuka is the principal of Tokyo-based Tezuka Takaharu Architects. He stud-


ied architecture at Musashi Institute of Technology and at the University of Pennsyl-
vania. He then went to London where spent four years with the Richard Rogers Part-
nership. In 1994, together with his wife, Yui Tezuka, he established Tezuka Architects in
Tokyo. The couple’s work emphasizes human activity and connectivity as can be seen
in their schools, office buildings and hospitals. Projects by Tezuka Architects include the
Roof House, Echigo-Matsunoyama Museum of Natural Science, Fuji Kindergarten and
Woods of Net. Their recent awards include Japan Institute of Architects Prize(2009),
Association for Children’s Environment Design Award (2011) and OECD/CELE 4th Com-
pendium of Exemplary Educational Facilities (2011).

Heinz Richardson

Heinz is the managing director of Jestico + Whiles and has particular expertise in sus-
tainable design, education, housing and historic buildings and has been responsible
for many award-winning urban regeneration schemes. He believes passionately in the
considered use of the earth’s natural resources to create architecture which is enduring,
delightful and socially responsible. He is ultimately responsible along with fellow board
directors for leading the practice in all aspects of client service, design excellence and
business resilience. Heinz has lectured widely, both here and abroad and been a Civic
Trust Awards assessor and an advisor to the Homes and Community Agencies Design
and Sustainability Panel. He was invited to become a Fellow of the Royal Society of the
Arts in 2010 and is a judge at the World Architecture News Awards for 2018.

V.L. Varudh Varavarn

Varudh was born in Bangkok Thailand in 1973. He received his Bachelor in Interior Archi-
tecture from KMITL, Thailand, and received his AA Diploma/ RIBA from the Architectural
Association School of Architecture (AA), London. After graduated, VARUDH VARAVARN
worked in London for several years before returning to Bangkok and established his
own practice ‘Vin Varavarn Architects (VVA)’ in 2005. Varudh believes in the simplicity of
architecture and the value of inexpensive local materials. He also believed that architect
should allocate their time to take parts in some non-profit projects for society whenever
possible. His recent project, Baan Huay Sarn Yaw – Post Disaster School, was awarded
the winner of 8th International Biennial Barbara Cappochin Prize of Architecture, and
was also nominated for the RIBA International List 2018 by The Royal Institute of British
Architects. Last year, Varudh was appointed by Association of Siamese Architects under
Royal Patronage, as the Chief Curator for Thailand Pavilion of 16th Venice Architecture
Biennale.

Philippine copyright law shall apply, including Republic Act (R.A.) No. 8293 (Intellectual
Property Code of The Philippines).

Competition materials submitted by all entrants will become the property of Lotus Malls
Inc. This includes all economic rights such as the right to display, publish, reproduce the
works and the right to control the erection of any building which reproduced the whole
or a substantial part of the entrants works. Lotus Malls Inc. shall have the right to make
modifications in the designs, without distorting them in a way prejudicial to the entrants
reputation.

Lotus Central Mall Inc. is under no obligation to implement any of the entrants works.

The foregoing shall be part of an undertaking that will be signed by all the entrants as
a pre-requisite to their participation in this competition.
