DEED OF DONATION INTER VIVOS

Know All Men By These Presents:

That I, TEODORA B. CAMARILLO (Donor), of legal age, Filipino, single and a resident of
Brgy. San Juan, Santa Cruz, Laguna, by reason of my love, care and affection to my son,
SUNSHINE C. CONSIGNADO (Donee), likewise of legal age, Filipino, single and a resident of
Brgy. San Juan, Santa Cruz, Laguna, hereby BEQUEATH, TRANSFER, CONVEY and ASSIGN in
a manner that is absolutely GRATUITOUS and FREE to my said son, SUNSHINE C. Consignado,
that certain real property covered by Transfer Certificate of Title (TCT) No. T-238009, and
hereunder more specifically described as follows –

“A parcel of land (Lot 3562-H-2-E of the subdivision plan, Psd-04-152024, being a portion of Lot
3562-H-2, Psd-04-151271, LRC.Rec No.), situated in the Brgy.of San Juan, Mun. of Sta. Cruz, Prov. of
Laguna. Bounded on the SW., along line 1-2 by Lot 3562-E-2-D, of the subdivision plan; on the NW., along
line 2-3 by Lot 3563 Cad-278, Sta. Cruz Cad.; on the NE., along line 3-4 by Lot 3562-H-1, Psd-04-151271;
and on the SE., along line 4-1 by Lot 3562-H-2-J (Right of Way) of the subd. plan. Beginning at a point
marked 1 on plan, being N. 53 deg. 39’W., 61.83 m. from BBM No. 40, Cad-278, Sta. Cruz, Cadastre; thence
N. 20 deg. 22’W., 15.00 m. to point 2; N. 69 deg. 38’E., 10.00 m. to point 3; thence S. 20 deg. 22’E., 15.00 m.
to point 4; S. 69 deg. 38’W., 10.00 m. to the point of beginning; containing an area of ONE HUNDRED
FIFTY (150) SQUARE METERS.”

I warrant that the above-described property is free from any lien or encumbrance; and that I
am the absolute and registered owner thereof at the time of execution of this deed. I further
undertake to defend the donee, Sunshine C. Consignado, against any and all claims from third
parties whatsoever.
