CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

That this instrument is made and executed this ________________ day of

________________, 2016 at CAtbalogan City, Samar, Philippines, by and between:
PATRIA O. ARAGON, of legal age, Filipino, widow, and a resident of 216 San
Francisco Street, Catbalogan City, Samar, hereinafter called the LESSOR,
AND
LESTER P. LIM, of legal age, Filipino, owner of STRAIGHT FROM THE HEART
FASHION and a resident of Yu Sing Kai Building 59 Bayan Bayanan, Marikina Heghts,
Marikina City, hereinafter called the LESSEE.

WITNESSETH:

That the LESSOR is the lawful owner of a commercial building located along San
Francisco St., Catbalogn City, Samar;
WHEREAS, the LESSEE is willing to lease a portion of the same building and
LESSOR is likewise willing to let the same to the former;
NOW THEREFORE, in the light of the foregoing, the LSSO thus hereby agrees
to and conditions as:
1. That the monthly rental is Thirty Five Thousand Pesos (PhP 35,000.00)
payable on the first (1st) week of the month;

2. That the LESSEE shall pay one (1) month advance and one (1) depost;

3. That the contract shall commence on July 15, 2016 and ends on July 14, 2016
and renewable upon the agreement of both parties;

4. That the lessee shall pay all telephone, water, electric billing or consumptions
during the existence of this LEASE OF CONTRACT or until the time the
LESSEE is using and/or occupying the premises;

5. That the LESSEE shall notify in writing, thirty (30) days’ notice prior to
termination of this LEASE OF CONTRACT;

6. That the LESSEE shall peaceably deliver the eased premises to the LESSOR
upon the termination of this contract or the cancellation thereof, free from
occupancy or encumbrances and in good condition; and

7. That the LESSEE does hereby agree that the leased premises shall not be
subleased to another person or individual.

who too acknowledged as their free act and voluntary deed.

This instrument consisting of two (2) pages including this page whereon
acknowledgement is written, has been signed by the parties and their instrumental
witness on each and every page thereof, and relates to the rental of the commercial space
as embodied in this CONTRACT OF LEASE.
