DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale made and executed on _____________________ by and


between:

DANILO OCOMA, of legal age, Filipino, married to MILDRED BUMANTAY and


resident of ___________________________________________________________, hereinafter referred
to as the VENDOR;

- in favor of –

ERIC Y. CHAVEZ , of legal age, Filipino, married to LIEZEL E. CHAVEZ and


resident of No. 9 Monserrat Street, Morning Breeze Subdivision, Caloocan City
hereinafter referred to as the VENDEE.

WITNESSETH:

WHEREAS, the VENDOR is the lawful and registered owner of a parcel of land
together with all the improvements erected thereon, situated in Caloocan City and
which real (“property’) is duly covered and described under Transfer Certificate of
Title No. 222932 of the Office of the Registry of Deeds for Caloocan City and with an
area of seventy (70) square meters and which is hereby more particularly described
and bounded as follows:

A parcel of land (Lot 3597-E of the subdivision plan PSD-13-003457, being a


portion of Lot 3597, Caloocan Cadastre LRC Rec. No. 4429), situated in the Bo. Of
Balintawak, Caloocan City, Metro Manila. Bounded on the E., along line 1-2 by Lot
3597-C (right of way); on the S., along line 2-3 by Lot 3597-F, both of the subdivision
plan; on the W., along line 3-4 by Lot 3594 Caloocan Cadastre; on the N., along line 4-1
by Lot 3597-D of the subdivision plan. x x x containing SEVENTY (70) square meters
more or less.

WHEREAS, the VENDEE has offered to buy and the VENDOR has agreed to sell the
above-described parcel of land together with the improvements thereon , for the price and
under the terms and conditions set forth herein below:

NOW THEREFORE, for and in consideration of the premises, and more specifically of
the sum of _________________________________________________(P________________________) Philippine
currency, the receipt whereof is hereby acknowledged from the VENDEE to the entire
satisfaction of the VENDOR, the said VENDOR do hereby sell, transfer and convey in a
manner absolute and irrevocable, in favor of the BUYER, his heirs and assigns the above
described parcel of land together with the improvements thereon.

That the VENDOR hereby warrant valid title to, and peaceful possession of the
property herein sold and conveyed, and further declare that the same is free and clear of all
liens and encumbrances of any kind whatsoever.

IN WITNESS WHEREOF, the parties have hereunto set their hands and affixed
their signatures on this __________________________ at Valenzuela City.
