DEED OF ADJUDICATION AND ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

We, CONRADO S. NORADA, JR., legal age, married to Elizabeth T. Norada,


Filipino and a resident of Villa Las Palmas Subdivision, Quintin Salas, Jaro, Iloilo City.

SONYA NORADA SIM of legal age, married to Ferdinand Sim, Filipino and a
resident of Benedicto, Jaro, Iloilo City.

MA. RENITA F. NORADA, single and TYRRAH N. LUMABAN, married,


both of legal age, Filipinos and a resident of Benedicto, Jaro, Iloilo City, heirs of Tyrone
S. Norada

ROMMEL N. TAN, single and CHARRIE T. CHAN, married, both of legal


age, Filipinos and a resident of Molo, Iloilo City, heirs of Freya Norada-Tan;

MIMYA NORADA-FAELDONEA, of legal age, married to Noel Faeldonea,


Filipino and a resident of Benedicto, Jaro, Iloilo City;

MARIO S. NORADA, of legal age, married to Sonia Norada, Filipino and a


resident of Dumalag, Capiz:

MARIA VERONICA NORADA-LOPEZ, of legal age, married to Jose Lopez,


Filipino and a resident of Benedicto, Jaro, Iloilo City;

ARIEL S. NORADA, of legal age, married to Betty Norada, Filipino and a


resident of Benedicto, Jaro, Iloilo City by these presents;

We are the children of the late CONRADO J. NORADA, who died intestate last
1997 in Iloilo City.

During the lifetime of CONRADO J. NORADA, he was the declared and


absolute owner of land known as Cadastral Lot No. 17277 of Miagao Cadastre located at
Brgy. Naulid, Miagao, Iloilo and more particularly described as follows, to wit:

“A parcel of land located at Brgy. Naulid, Miagao, Iloilo, with


Property Index No. 041-27-0084-003-17, with Cadastral Lot
No.17277 Miagao Cadastre, Bounded on the North by Lot No. 17289,
on the South by Lot No. 17262, on the East by Lot Nos. 17284, 17289
and 17287 and on the West by Lot Nos. 17265 and 17265 PT; with an
Area of THREE THOUSAND FOUR HUNDRED TWENTY FOUR
( 3, 424) SQUARE METERS.”

To the best of our knowledge CONRADO J. NORADA left no known debts.


Being the intestate heirs of the late CONRADO J. NORADA, by these presents, we do
hereby adjudicate unto ourselves the above- described parcel of land pursuant to the
provisions of Section 1, Rule 74 of the New Rules of Court subject to whatever claims
provided for in Section 4 of the said Rule 74.

For and in consideration of the sum of NINE HUNDRED TWENTY SEVEN


THOUSAND PESOS (₱927,000.00), Philippine Currency, receipt of which is hereby
acknowledged, we do hereby SELL, CEDE, TRANSFER and CONVEY, unto TITO
HERNANDEZ of legal age, married to NELITA S. HERNANDEZ, Filipino and
resident of Brgy. Naulid, Miagao, Iloilo, Philippines, his heirs, assigns and successors-
in-interest, over the above – described parcel of land free from all liens and
encumbrances, whatsoever;

That the above- described parcel of land is not registered under Act 496 as
amended nor under Spanish Mortgaged Law and the parties do hereby agree to have this
documents registered under Act 2837 as amended by Act 3344.

IN WITNESS WHEREOF, we have hereunto set our hands this ___________ at,

acknowledgement is written has been signed by the affiant and his witnesses in each and
every page hereof and sealed by my notarial seal.
