QUOTATION

NAME OF WORK: Construction of Residential Building of Ground Floor + First Floor (G+1) at JSS
Layout (Lalithadripura), Mysuru.

SCOPE OF WORK:

 Earth work excavation for ‘Foundation Trenches’ in all soils including dressing of sides, disposing of
surplus excavated material as per specifications. All the footings should be dressed properly before
foundation as per drawings.

Note: In case of any rock and hard soil will be appeared during excavation means them client has to
be bare the actual rock removing cost.

 PCC BELOW COLOUM FOUNDATION: Plain cement concrete 1:4:8 using 40mm and
downdraded aggregates as per standard and specification.

 ANTI- TERMITE TREATMENT: Site will be treated from the anti-termite treatment to avoid
insects and other bites to damage interior parts of the house.

 PLINTH BEAM: Plinth beam all-round the building and internal partition walls as per drawings
given by designer Plinth level will be +/- 2 Feet from the existing Road Level (or) Natural Ground
Level.

 RCC COLUMNS FOOTINGS: Providing and Laying Reinforced Cement Concrete M25/M20 as
per Structural drawings by using aggregates of 20mm nominal size, 53/43 grade available cement,
including mechanical mixing vibrating, compaction finishing.,Curing, including cost of steel
Reinforcement , This RCC mixture includes Footings, Columns, Plinth Beams, Lintels Beams, Roof
Slabs, Loft & Chejjas, Stair case. The Grade of concrete is M20/M25 as per site conditions. All
Footings and slabs will be RMC/Manual Mix of M25 grade concrete. RMC will be M25 grade and
site mix will be M20 grade.

 BRICK WORK: 9” Red Brick and 4” Red Brick or 8” Concrete Block and 4” Concrete Block
masonry for outer inner walls using in 1:6 proportion and partition walls 4” single red bricks/block
masonry in CM 1:4 respectively proportion, wall construction by using ACC /Ultratech/Zuari cement
with water washed M Sand. Wall plastering by using 43 Grade / PPC cement “Water Washed”.

 PLASTERING M SAND: All the columns and Lintel concrete should be site mix. Internal Kitchen,
Room Chejjas will be extended by suing M20 grade concrete.
 Plastering Works: Plastering up to 20mm thick with cement mortar 1:6 finished. Including
scaffolding curing etc., complete all surface of walls bath rooms, outside, beams, sills, jambs, etc. as
per specifications. By using water wash plastering sand of CM 1:3 or CM 1:4 is generally applicable
for Ceilings and RCC surfaces unless otherwise specified.

 Compound Walls: Will be made 4” normal solid block masonry in CM 1:4 respectively proportion,
to a height of 4 as per elevation & main entrance manual/vehicle movement gates of same height and
as per elevation designs. Entrance side drains will be covered by Sadharahalli plain stone and
followed by slop concrete for vehicle movement. Parapet walls will be constructed 4 courses height
and 3 concrete by using normal blocks or as per design.

 Steel Reinforcement: For all RCC items ISI approved, Fe500, TMT bars should be used. Make of
material should be as per as per table attached.

 Weather Proof Course: For terrace floor slab we will provide with water proofing as per standard
method i.e. Providing and Laying CC 1:2:4 with water proofing agent along with integral water
proofing compound and finishing with CM 1:4 top screed with a slop of I in 70 with 2 X 2 thread
mark. All bath rooms will be applied water proof course before running plumbing lines.

 Main Door: Main door Frame of Size 3.6 (W) x7’’0’’(H), section 5’’x4’’ pinged, shutter thickness
30mm’’ S.S hinges of 5’’ size of 4 No’ s, 2 Europa lock sets basic model, 2 no’s of SS 6’’ tower
bolts, 2 no’s handles SS handles, 1 no door holder magnet. Door frame will be ‘’Teak Wood’’ and
same material shutter followed by two coats of enamel paint i.e manual/spray on both sides of vascal
frames (As specified in drawing), Shutters by Mutually agreed door shutter design selection. Any
Corning works in the main door will be charged extra as per Mutual agreed valve.

 Pooja Room: Pooja room will be Teak Wood frame and same simple shutter design followed by
manual polishing.

 Bed Room Door: Frame of size 3(W) X 7(H) without bottom section of section ‘5X3’ ‘’Hone
Wood’’ shutter thickness 30mm with both side laminated machine pressing hard wood, mortis
lock with key, 2 no’s of powder coated tower bolt, powder coated hinges of 4 size of 3 No’s and 1
No’s of magnet lock to hold the door. Mutually agreed door shutter design, this will be applicable
for all room in entire building.

 For both rooms Frames & Door Shutter will be of Fiber Reinforced Water Proofing Flush Door.
(FRP)

 Windows & Ventilators: Frame will be of “Hone Wood” and MS Grill as per design with, each
window and ventilator size will be as per design drawings.
 Vetrified Flooring: Our basic price will be Rs.65 Sq. ft (Incl.Taxes) and the size of flooring tiles
will be 2 X 2 or 800 X 800mm double charged for all carpet areas excluding both rooms (Make
and Color can be choosing by client. If the client will select more than our fixed price means the
difference cost will be barred by client). Lying by using M-sand and 43 grade/PCC Cement.

Note: The price will be very either higher side or it may come down as per make and color
selection of vitrified/bath room tiles but the price will be fixed, If the selection of material will be
less than our fixed rate then the difference amount should be adjusted or not paid back.

 Bath Rooms/ Kitchen/ Balconies: Providing and Laying wall tiles for cladding/ Dadooing in
cement mortar 1:3 and cement slurry or using tiles adhesive available in market as per
manufactures specifications up to 12mm thick including curing etc. Up to 7 height from flooring
in all both rooms, kitchen slab to chejja bottom height in kitchen and building elevation as per
design, i.e our basic price will be Rs.50/- Per.Sq.ft (Incl. Tax) Tiles make and color can be
chosen by client, Bath room wall cladding will be 1’ / 1.5’ size and flooring will be 1 x 1 size
Antiskid/nonslip tiled flooring, if the client will select more than our fixed price means the
different cost will be barred by client.

Balconies/main passages/parking area: anti-squid ceramic tiles flooring of 1/1 size with
standard size skirting for all balconies and parking area of 20tonnes load bearing capacity /sq ft,
SS railing as per building elevation shown. our basic price for tiles is Rs.60/sq ft.

Bathroom fixtures: ESS/Parryware/hindware/Jaguar make, 1 nos of sinlge flow over head


shower, 1 nos concealed stopcock, 1nos of 2 way bibscock wall mixture 2 in1 1 no’s crust health
faucet with hose and hook 1 no’s European water closets elite model of followed by 1 set of
western type W/C of white color – 1nos, 1nos of slim line flush tank of single press, SS towel
rod, Corner stand, Parryware, corner wash basin with tap and stopcock. For all bathrooms’
shutters will be light weight wpc doors with factory finished colours design / FRPVC doors with
PVC vascal comes from the factory and door handle with towel bolts, 3 nos of powder coated
hinges of 4 size. Provision for geyser 16A socket, 6A socket for exhaust fan with ceiling light
point, we are not providing any geyser and exhaust fans.

Internal staircase as per plan and railing will be SS tube as per model shown in elevation of
building. Each step will be granite on the top of step and front should be half round/edge
chamfering nosing with 20mm appearance.

ELECTRICAL: Internal wiring and all required switch and sockets will be provided as per ISI
approved make. We will not provide any light fixtures and fans etc, we will provide wiring
provision for lighting point, exhaust fan point and bathroom heating point.

Metering Panel: Sealable single phase energy meter compartment of size 350x350mm with
sealable hinged door having a clear Perspex sheet covered windows for meter reading (suitable
for 3KW) or as per design.
Project Start Up: Starting temp power supply is contractor scope and water for project will be
in “contractor scope”. Bore well digging and pump for same will be client scope.

Two-cylinder storage gas banks will be provided in common area stair case below with control
valve, storage area will be made by using 10Sqmm square rods with the combination of mess
work.

Paint Internal: Two coats of J K wall Putty//Birla wall putty and followed by one coat of
interior wall primer then Tractor emulsion paint two coats for internal walls. Tractor paint for
ceiling and Exterior weather shield paint 2 coasts of APEX for external walls followed by first
coat of white cement wash for complete external walls. Painting pattern will be single colour
then opposite wall will be in contrast color as per client selection in all internal walls. Painting
steel works with 2 coats of synthetic enamel paint of first quality and approved color to give an
even shade over a coat of red oxide.

Water Tank: Underground SUMP will be minimum 7KL capacity, built with red bricks,
covered with RCC slab and MS cover, water proof liquid will be used for walls and cement
smooth finishing, 1no mono block 1HP pump and OHT will be 2KL. MS ladder for accessing
overhead tank area in included.

Providing and Fabricating and fixing MS T angles with necessary support of required size and
height angles of 40x40x60mm angles at terrace to hand the cloths including finished with enamel
paint of approved color.

Providing and construction of parapet walls of 3.5” BBM with openings in the wall As per
designs with molding work of plaster at the top. Providing and laying of cement concrete in car
parking and utility ramps.

Kitchen: 1 No’s CARYSIL sink of size 2’/ 2’, L shape granite slab of 20mm thickness,
green/black spots I e green slab considered. Kitchen wall will be covered with wall cladding tiles
I e up to 4’ height from granite slab level. We are not covered wood door work in the kitchen
area i.e., chejja doors, platform doors not any modular kitchen.

We will provide electrical conduit, wiring and switch socket fixing including 4” LED tube light
fixing in

a) Hall – 1 No’s
b) Bed Room – 1 No’s each of normal LED 15W bulb.
c) CFL Lamps in Kitchen/Bath Rooms.
d) Dining Hall – 1 No’s

We will provide wiring from flat DB to metering panel. Then metering panel to pole for main
supply source. It includes metering panel and cable and 1 No’s Pipe Earth pit with copper wire.
All CHESCOM official charges will be barred by client as per estimation given by CHESCOM
and un-official charges will be barred by contractor.

PVC pipes for bath room out going/Rain lines and incoming all water lines will be CPVC/UPVC
of ISI approved makes.

Estimated Budget: Ground Floor + First Floor (G+1) of Residential house with attached toilets.
As per layout plan all floors slab area Aprx = 1,800 sq ft. Aprox.

Rate Per Square Feet = 1,900.00

(The above rate is negotiable)

Note: Actual measurement will be taken during Final Structural completion. Based on final
measurement the difference cost has to pay by Employee to the contractor as per mutual
discussion.
